27th Apr 2026 (24 days ago)Be very fearful of this agency. When we moved in, their agent Laura confirmed that du to our daughter suffering from pneumonia and having a serious of respiratory issues, the landlord could deal with the mould in property before we moved in. After we moved in they did not deal with it, and they ignored all of our messages relating it. Upon moving out, at the end of the one year term, they assisted the landlord in ensuring there was enough of a grey area where they could claim that we did not give notice for the end of our tenancy properly. As a result, they took an extra months rent, amounting to £5000, and stayed silent through the process whilst we attempted to take this back. At the end of adjudication the landlord ended up taking it, as they’re clear knew what they were doing and ensuring that they could take this money from a young family, despite us having moved out of the property in time, liaising with them to hand over the keys, and the landlord actually staying in the property and making used to the property after we moved out. I have never dealt with such an agency in my life - they knew the landlord would do this and never found it appropriate that once we moved out, the landlord intended to keep our entire deposit sum.

They kept both my father and me informed every step of the way and made what could have been a stressful experience feel smooth and manageable. Their excellent communication, guidance, and dedication were truly appreciated. I couldn’t recommend Reeds Rains highly enough for anyone looking to buy a property.
9th Apr 2026 (6 weeks ago)I have just called this company to get a rough idea of how much a 2 bedroom property would cost in the West Norwood area to buy. I was told that they could not give me anything without a valuation. I said that it was only a rough idea that I required and asked why. The person who answered the phone stated that he did not know who I was. I was only asking a general question and nothing specific. I was really taken back with his answer and attitude. I called a couple of other agents, their answer was much more helpful. I have 2 properties in that area that I am thinking of selling and I will definitely not use Northwood West Norwood. I do not even want to give 1 star.
5th Mar 2026 (11 weeks ago)Recently bought a house through David Evans & Co and dealt mainly with Mark. He was brilliant from start to end! Such great communication and a pleasure to deal with. So much better than the estate agent I was selling with, which was one of the big London agents and really didn't care. You could tell that Mark's clients matter to him. If I sell this house in future, I will 100% be using David Evans & Co to sell it.
11th May 2026 (10 days ago)Should have looked at the negative reviews about the return of Deposits. Susan dealt with our rental and shes blunt and doesn't really care. Happy to rent us a house that covered in marks, scuffs, cracks, broken blinds and mysterious dirt around the toilet but as soon as it comes to check out, shes happy to put forward an extortionate amount to be deducted from the deposit. Do yourself a favour, if you're going to rent through Stanfords...Don't. UPDATE: Got £190 back from a £210 dispute between stanfords/landlord. They tried about 4 times to tell me that its going to take months and just pay a reduced price (tried charging around £500 for betterment of the property) and said they would do £450. Either way, we ended up paying less than half of that, dont let them bully you into thinking youre wasting your time and NEVER just pay the random prices they pull out of their ( ( ) Luckily TDS listen to tenants and listed out that Stanfords/Landlord was trying to get money for betterment.

They were quick to respond to questions, arranged viewing at short notice, and made the referencing process clear. The property was as described, and any issues raised during move-in were sorted quickly. Would recommend if you want a hassle-free experience.

12th May 2026 (9 days ago)The team at TMS are wonderful. The helped us go from renting our dream home to owning it. Whilst we were renting they were always super respectful and quick to respond. During the buying process they were super helpful and kept everything moving at an excellent pace for both us and the seller. Highly recommend :)

8th Apr 2026 (6 weeks ago)I chose Black & Blanc to sell my mother's house ahead of a move to Oxfordshire. Everything from start to finish was managed fantastically well and given my mother is an elderly woman with dementia, handled her sensitively and brilliantly. This was a difficult chain with late complications and a tight timeframe but the whole move was done in under 3 months. That it got done at all was down to the tenacity, professionalism and proactivity of the team there - our negotiator Rhianna in particular, supported by the co-founder Kapil at the business end - in particular in pushing solicitors all across the chain and leaving nothing to chance. Yes, this agent is a little more expensive than some agents but they are so worth it - you don't want to cut corners on something as stressful as a house move. Highly recommended!
20th May 2026 (1 day ago)Firstly, their 4.5 star review is heavily forged. I will categorically say to STAY AS FAR AWAY from them as you possibly can. This isn't just from one negative experience.. it is from multiple years of failed ability to act in the proper manner or even CARE that they do not do their job properly. I speak for the lettings side.. for the sales side I will not say I know how well or not well they operate. But I ASSURE you if you are looking to let your property with them, they will disappoint you, whether it's late rental payments, not getting to repairs in time and then charging you because 'it became urgent', not responding to emails without multiple chasing.. and more.

The whole team went above and beyond to explain things and sort any problems that arose, in what was a complicated long distance sale. Always helpful and professional. I would definitely recommend them as the estate agents to use.

Our house sale and purchase with them went very smoothly and was even enjoyable. There is a very family-like atmosphere in the office, and it truly felt like we were dealing with good friends who were always on our side. Their support and communication throughout the process were excellent. We can’t recommend them highly enough. Thank you for all your help, Richard, Paul, Sophie, and the entire Folklands team. You are the best!
18th Apr 2026 (5 weeks ago)Had my property up for sale with them for nearly a year and only a couple of offers, one of which was accepted and fell through. Getting viewings is a rarity and the ones we have had booked don’t go through, don’t know what the team actually do but the whole experience has been so disheartening should of used a different estate agent.

He was incredibly well-prepared and guided us through the viewing in a way that felt relaxed and unhurried. What really stood out was how easy he was to talk to. He has a naturally warm and personable manner that made the whole experience feel far more attentive than property viewings can sometimes be. He answered every question we had and never made us feel rushed or pressured. For someone early in their career, he carries himself with a professionalism and enthusiasm that you don't always see. We'd have no hesitation in recommending him and look forward to working with him to find our home!

Andy was professional, responsive, and incredibly helpful throughout. His knowledge of the local market was clear, and he provided honest, practical advice that made a real difference. Due to his hard work and determination, we managed to sell our house in a very unstable market, which we are extremely grateful for. Even though the buyers were difficult at times, Andy put real effort into dealing with them and guided both them and us through the process, which helped keep everything moving smoothly.
