Eva has always been professional, kind, patient, and approachable. She really took the time to understand what I was looking for and showed me a variety of suitable properties while always being honest and supportive. She has been responsive, knowledgeable, and willing to answer all my questions, which made the experience much easier and less stressful. Although I haven’t found the property with them, I truly appreciate all the time, effort, and dedication Eva has given during my search. I would highly recommend her to anyone looking for a supportive and professional estate agent.

From selecting and introducing us to excellent tenants to ensuring the property was well maintained the service we received was outstanding. I would have no hesitation in recommending greenfields to family and friends and if necessary would definitely use them again. With special thanks to Azam who went of his way to help when I really needed it.

Good communication all the way through and explained each step of the process clearly. Dan was quick to chase up others in the chain and ensure he always knew what the latest information was to keep us in the loop. Thoroughly recommend if you're after a personal touch for selling/buying from someone who knows what they're doing and will keep in touch with you throughout.

Reiss was professional, kind and patient with us throughout the whole viewing process and helped accommodate quick viewings at very short notice.<br>We also did viewings with Nick who also was very knowledgeable and helped guide us through the whole process. After having some bad experiences with other estate agents, the team has helped us regain confidence that there are actually still some lovely people out there.<br>From day one, they were professional, proactive, and incredibly supportive throughout the entire process. Their communication was excellent—they kept me updated every step of the way and always took the time to answer my questions clearly. They made what can be a very stressful process feel smooth and manageable.<br>We truly felt supported, and we cannot recommend their service enough!

23rd Jun 2026 (13 weeks ago)Very disappointing experience with Mark David. After eight weeks on the market, we had just one viewing and very little communication or proactive marketing. When we asked why our property wasn’t selling, we were told it was because of Donald Trump and the current wars in the world, rather than being given any meaningful advice or strategy. We are now back to square one and have to find a new estate agent, yet we’re tied into our agreement until the end of July despite many of the things we were promised not being delivered. Unfortunately, based on our experience, I would not recommend Mark David.

24th Mar 2026 (5 mo. ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!
