23rd May 2026 (5 weeks ago)The fabulous service from Richard Harding, from start to finish, was the best experience we have had in many property sales/exchanges. Peter Walker came to visit us and was both professional and extremely knowledgeable on price point, area and buyers. Peter managed to the whole process with his skill and experience. We felt that, as sellers in a tricky market place and with a larger property to sell, we were in safe, capable hands. Many thanks for guiding through this emotionally difficult period and for managing the bidding process together with keeping us informed through the various surveys and enquiries raised. This is my first experience renting with a guarantor, and I must say the process was quite rigorous, but I should mention that the staff were very helpful. At no point did they make me feel that I would not be successful in my application.<br><br>Despite the long wait, I am finally ready to move in as I anticipated. I was warmly welcomed at the offices when I needed more clarification, and I felt truly listened to.<br><br>Above all, I would like to give a special thank you to Katy Mwayi for being very responsive and keeping me updated at every stage of my tenancy application. Keep up the good service!

27th May 2026 (4 weeks ago)I wasn’t even going to bother leaving such a weak establishment a review but further communication with this company has led me to believe I should warn anyone who tries to get involved with this company. Do NOT ever get involved with these incompetent fools, especially the so called ‘property manager’ Riley who is constantly ‘on leave’ and never in the office no matter what time of day you call. When we did receive a reply, we were met with useless responses. One being advising us to put slug pellets on the floor despite us having a young child of whom slug pellets can be fatal to. This company is a disgrace, they choose to represent dishonest landlords who have no problem renting out a flat with a damp and slug infestation problem. We had no hot water for two weeks, a faulty rotting front door that couldn’t be opened on multiple occasions, insufficient waste disposal systems where the landlord didn’t want to pay £25 for a new bin despite rubbish consistently being cast out onto the pavement. We had to threaten to take legal action against the landlord and the estate agents, we were lucky to be able to get out of the tenancy but had to pay £950 for relisting fees! The property was then relet within the week still having the slug and damp problem and they decided to up the rent even higher despite Allen & Harris having all of this information. They are failing their duty of care and obligations. A total shambles of a company with employees lacking brain cells and MORALS. Nearly a year after I have moved out of this property, I have received an email stating how they have received complaints about bin storage and waste being on the street. The same problem we told Allen and Harris about a year ago, that surprise is happening to another tenant. She states in the email how our tenancy will be reviewed etc despite us no longer living there, what a joke of a company who don’t even know who is living where. They represent stingey landlords and are a completely useless agency. Pictures attached to show what a travesty this company are and the reality behind the listings. For a company that is operating within an expensive area, you would expect the service to be on par, perhaps you need to move your base to Easton. Last photo is of the same waste issue happening to a different tenant.

They made the process straightforward especially having to deal with the new legislation that came into force on 1 May . Leigh detailed the entire process, including market trends, helping us understand the best time to buy. For example, they accurately predicted a price drop in our preferred neighborhood, allowing us to make a timely purchase.

Only issue was that sometimes I explained to one agent about repairs happening on the home but this did not seem to be communicated to other agents who were showing the home, so prospective buyers did not know this (I was asked questions by an agent after a viewing for something I already communicated)

5th Jun 2026 (22 days ago)If I could sum up Hobbs Property Agents in a sentence, it would be 'Michael Hobbs literally turned the 'Impossible' into the 'Possible'. After a disastrous experience with previous estate agents and having buyers pulling, out leaving me in a very stressful and traumatic situation, I came very near giving up and taking my property off the market. Following a discussion with Michael, he convinced me to not give up hope and assured me with the most confidence that he could rescue this 'disaster' and sell my property. I always had every confidence in his professionalism and care, and was swiftly proven right as within a few weeks he found a buyer and then within the next few months it was sold and completed! He literally turned the impossible disaster into a huge success. Nothing was ever too much trouble for him - he would always answer any calls within the hour if he was unavailable at the time. He always kept me updated with any progress and personally looked after every aspect of the sale from start to finish. If anyone is thinking of selling their property i would highly recommend Michael at Hobbs Property Agents, you won't be disappointed :)
