Made appointment to value mums property, took day off work and travelled from Bolton. Called them when they were 30 minutes late to be told Agent was off sick and nobody had checked her diary. Glad I didn't have them to sell house if that is how professional they work. Waste of a day

I bought a house in 2018 and sold mine with the help of Ashton Padgate Lane and they were brilliant from beginning to end and they helped me over and over again. They went above and beyond to give 110 per cent customer satisfaction. Leanne was fantastic but also the other staff aswell. DEFINITELY RECOMMEND XXX
Ashtons manage a flat rental above my property that leaked into the property on Sat 11th Jan with water coming through the light fitting in the bathroom area. This meant for safety reasons the electricity was turned off in the property, the issue was reported to Ashtons on the Monday 13th January to sort out but they did nothing until sending an electrician on Thursday to switch on the power and check that it was safe. After their rented property above being the source of the leak. However, the leak has caused extensive damage to my property causing mould to appear and the wood flooring to come away from the walls due to the continual leak that was started on Sat 11th Jan but only stopped 3 days later by their maintenance team. I've been calling them every day to request that Ashtons Lettings who manage the property above pay for the damage and bill their client 'landlord' or ask the 'landlord' to pay. They don't do anything and after 10 days of continually contacting them via email and calling them, Ashtons have declined to fix saying they are unable to contact the Landlord? If they manage the property surely they can pay for the damage and then bill the 'landlord' their client. That's why landlords seek the service of a letting agent like 'Ashtons' to manage their property. I now have to claim on my own insurance and pay the £250 excess. Even when I asked Ashtons to pay the £250 excess or ask the owner of the apartment above a private landlord they represent to pay the excess they have declined. Please see the images above. Also I forgot to mention a leak also occurred from the flat above on the 17th December causing damage to my property (lounge area / kitchen) below they have also declined to fix or repair this as well. I would recommend avoiding this property letting company and using another provide in the Warrington area. They are also clueless with their property manager saying the mould had not been caused by the leak so I resent them the images from the 11th January originally emailed across and pictures taken a week later displaying mould! I wouldn't want this company managing and looking after my property. Every time you call them they can never get hold of the owner 'landlord' for a decision - yet has the landlord empowered them by using their management services to 'manage' the property on their behalf and make decisions. Also, if the landlord can't be contacted how do they deal with emergencies if they can't take decisions?
This is NOT a professional they are NOT a responsible letting agent - avoid at all costs - 1 star is too much had to click so I could post they deserve ZERO Stars - POOR SERVICE!
Arranged a rental valuation on my property recently and the team were brilliant. They gave me up to date market information and were honest and upfront with all the details on how they manage properties. Once my property is ready to come to the market, I will definitely be using Leaders Warrington for their market knowledge and will recommend to any friends that may look to rent out in the future.
If i could give less i would. I had about 6 viewing on the same property cancelled a hour before due to "inconvenience for the tenant" after telling me it had already been confirmed with the tenant. I also got told by Danielle that someone had already viewed the property on a day that my viewing got cancelled! I then rebooked and stated if the viewing doesn't go ahead this time, that will be the last time i'll be making a attempt to view. To which i got told "i've stressed to the tenant and my colleagues that this viewing has to go ahead and if it cancels you'll be given notice". I emailed this morning (day of the newly booked viewing) confirming the viewing was still taking place and got no response. I rang 3 times and got a answer the 3rd time, i was told no one is available to ask about it and i'd get a call back right away. I never received a call back! Absolute waste of time and money! I'd recommend that everyone AVOIDS dealing with these time wasters!
We have just recently exchanged on our house bought through Gascoigne Halman in Stockton Heath. All the staff have been very helpful and have communicated along the way. Our solicitor was really inefficient but the agents have compensated for this and ensured things progressed smoothly. Particular thanks to Lee and Karen who have been brilliant. I would recommend this agent.

We approached this estate agent to let out our property. After a couple of viewings we found a tenant who was selling her property through Gascoigne Halman, obviously they were making a lot more commission with her sale than they were getting from us.
They asked us to take our property off the market as their other client most definitely wanted it and the sale of her house was almost complete. We agreed to their request. A few weeks later we heard nothing so contacted the agents who advised their other clients sale had fell through.
They failed to advise us or put our property back up on the market. They said their other client was having more viewings and could we keep ours off the market for their other client. Almost 6 weeks had gone by with the promise that their client would pay half the rent in order for us to keep our house off the market and keep itfor her.
However the estate agent failed to get any agreement signed and the last minute their other client decided she wanted to live elsewhere and pulled out.
We acted in goodwill on the advise of this estate agent. We have lost nearly 2 months marketing and rent because of this company as their priority was to look after their more valuable customers.
The compensation they offered was a reduction of £40 in their fees. Absolute insult.
Would never recommend this company to anyone.
My apartment was only the market for just over 4 weeks when it sold and Gregg and the team at 222 estates gave an amazing service throughout what proved to be a tricky sale process (thru no fault of 222 estates), they were always on hand when needed which was reassuring. I would highly recommend using 222 estates top class service all around ?

Take every 5-star review of this agency with a pinch of salt. The "Liam Gundry" that talks so highly of their services is one of their employees (I have reported this to google already).
Not only that but he is also the person that, after we put an offer to see if the landlord agreed to our terms, he went on holiday without telling anyone in the agency to chase this for us (I honestly doubt he even contacted the landlord). This resulted on another couple putting a deposit down before we did.
It is not just a case of one bad state agent, who didn't bother to show up to any of the viewings and instead had the existing tenants show us around. My boyfriend called to complain about this situation and was just received with rudeness by the person that picked up the phone.
