23rd Jan 2026 (15 weeks ago)I agreed a purchase on 5 Whitburn Avenue which was marketed and confirmed in the memorandum of sale as freehold. After instructing solicitors and incurring costs and a level 2 survey, it later emerged during conveyancing that the property was subject to a short lease of around 12 years, fundamentally affecting value and mortgageability. I withdrew immediately once this came to light. Despite requesting written confirmation that the sale was no longer proceeding, my emails were not responded to. This experience caused unnecessary stress and wasted legal costs. Buyers should independently verify tenure before proceeding.

Their recommended solicitors Juno were very good with automated workflow to keep things moving. Their guidance on pricing was accurate and realistic. Highly recommend using them.

The team were very supportive and were happy to answer any questions. They marketed the property well, kept us informed of the sale progress and communicated with the other Estate Agents in the chain. We would highly recommend them.

A special mention must go to Hayley and Hope, who were absolutely fantastic from start to finish. They went above and beyond by allowing us to carry out several viewings at no extra cost, which was incredibly helpful and very much appreciated. They were also brilliant at constantly chasing all parties involved, keeping everything moving and ensuring the purchase was completed as smoothly as possible. They were always friendly, professional, and quick to respond, keeping us informed at every stage and helping to reduce what can be a very stressful experience. We’re genuinely grateful for their support and wouldn’t hesitate to recommend this estate agent to anyone buying or selling a property.

Heather was very kind and patient with me, answered all my questions (there were lots) and helped me with both selling my house and purchasing my next home. We have moved several times and have not experienced such a professional, comprehensive yet personal service delivered by Sarah-Jayne. We were kept informed every step of the way and received responses to our queries without every having to chase them up. We would highly recommend Harts Homes and Sarah-Jayne, a lovely person to deal with.
