Thank you to Nick. We asked for a valuation and Nick was able to do it straight away. Within hours he called us with the valuation explaining exactly why it was that price and then explained the process / options and gave us time to work through the the best route to take. I strongly advise against doing business with this estate agency.<br><br>They currently manage my mum’s property and have withheld tenant funds without any clear or lawful justification, which is deeply concerning. Additionally, they introduced a tenant who is now using the property for a rent-to-rent arrangement, despite being under an AST agreement.<br><br>The situation has escalated further, as the tenant has set up what appears to be an HMO which goes against the clauses of the AST and is now attempting to pressure my mum into covering costs (such as installing a fire door) to make the property compliant.<br><br>Communication has also been highly unprofessional and slow. Afsheen has been consistently disrespectful on the phone and has ended calls abruptly when I have tried to resolve these issues. Nyala is slow and doesn’t answer requests in a timely manner. Furthermore, there has been a refusal to provide tenant details required for us to proceed with an eviction notice, causing unnecessary delays.<br><br>Overall, my experience has been extremely negative. I would strongly caution others to think carefully before engaging with this agency.

Have been in process of buying a property in their estate agents in Sudbury since October last year 2025 we are now in march 2026 they are dragging their heels every excuse under the sun to get it to completion and we are no further forward it seems to me they don’t want this sale completed yet most estate agents work on commission we have been in every day or phoned them to try to get this sorted out we are losing the will and are stressed out to the max and my patience with them has run out it’s just one delay after another I’ve never known an estate agent which drags a sale out for this long Every week they say completion is not far away but it’s been like this for over a month We are totally fed up!!!!!

After letting my South Croydon flat through Bairstow Eves and Countrywide for 40 years, it is now time to sell.
For the last year and a half Leon De Freitas has been the property manager for the flat, and I wanted to use this platform to recognize, publicly, his formidable service in this role.
He wrote to me to introduce himself upon taking up his appointment, and from that moment on he has been the most wonderful supporter and colleague imaginable. Proactive, enthusiastic, and utterly reliable, he has the patience of Job, and my property could not have been in better hands.
