Tara, Emmie and layah were fantastic, they went above and beyond to help us and were extremely helpful. Everything was dealt with quickly and Tara, Emmie and Layah were great at communicating with us. Overall a great experience

6th Mar 2026 (29 days ago)Advertised a property on Camden Street and after viewing, we discussed taking it further and this is where it began to go downhill.. Applied undue pressure to pay £276 to move within 2-weeks, yet after making the payment it was complete silence. When reaching out for an update 2-days prior to the move in date, the rep was unhelpful, unprofessional and lambasted over the phone. The entire move has collapsed with a lot of expense gone down the drain, including the £276 which they refuse to refund. Will be looking into escalating with The Property Ombudsman. DISGUSTING!

2nd Mar 2026 (5 weeks ago)We are trying to buy a property and put an offer in over a week ago. We had no contact from the estate agent after sending e-mails, making calls and leave messages. We can see that e-mails were read, but was not replied to. Very very poor!
24th Feb 2026 (6 weeks ago)The team at Oulsnam have been great throughout the buying process. Kat initially took us on some viewings which resulted in us making an offer. She was friendly, welcoming, and informative. Debbie was also very helpful during negotiations and later down the line to help get the purchase to completion.
15th Jan 2026 (11 weeks ago)I had a very disappointing experience with this letting agency. Throughout my tenancy, they showed a complete lack of responsibility and professionalism. I reported a serious leakage issue multiple times, but they failed to respond or take any meaningful action. The overall maintenance was extremely poor, and communication from the agency was slow or non-existent. Issues were ignored rather than resolved, which made living in the property very stressful. After the end of my tenancy, the agency has also been unfairly holding my deposit based on wrong and unproven allegations. This feels unjust and highly unprofessional, especially considering the poor condition of the property and their lack of maintenance during the tenancy. I would not recommend this agency to anyone. Tenants deserve timely responses, proper maintenance, and fair treatment — unfortunately, this agency failed on all counts.

From the start, they were great at communicating, helping to give us guidance on what we needed to do and when. They were also a massive help throughout the process in ensuring that all parties and solicitors were making progress. We had difficulties with solicitors on both sides, and Sara and Sami were brilliant in pushing them along and in keeping us informed on the whole chain, and keeping us calm in what felt like a storm! Thanks for all of your help Sara and Sami, we’re extremely grateful for all of your help and would definitely recommend MECS to any new buyers.
24th Nov 2025 (19 weeks ago)Moved into a house managed by James Laurence a few years ago. Was told it would be fully refurbished and moved in to discover the house was a bomb site. Live wires hanging from the ceiling, destroyed carpets. Previous tenants used toilet brush just sat in the front room! They never moved an inch to resolve this for us. Upon moving out they tried to charge us for EVERYTHING that was wrong with the place when we moved out of it. Including £84 to tighten a toilet seat. Absolute grifters, stay away.

18th Mar 2026 (17 days ago)I had a very poor experience with this company. The woman in the office, who said she was the manager, was extremely rude. They kept harassing me for documents, even though I had already lived at their previous location. After I finally provided all the required documents, I ended up moving out because the property simply wasn’t worth it. During my 7-month tenancy, there was a leak in my room caused by the upstairs toilet, and it was never fixed. On top of that, the electrical system was unreliable—the plug sockets would trip frequently. Overall, I would not recommend this place to anyone looking for a safe and comfortable living environment.

I lived in their property for 2 years and I can say that they are experts in maintenance. I recommend them highly to any homeowner or tenant. Jennifer and Justyn were such a source of support, strength and advice throughout all the highs and lows of the sale and I cannot recommend Horton & Senate enough. I must thank Jennifer especially for being so supportive, understanding and patient especially during the times I struggled. Thank you ??
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
24th Jun 2021 (4 years ago)Raman and his team are very quick and efficient and great sub contractors as well in and out they get the job as soon as possible as well never let you down As per my review above, Raman and Jade went above and beyond to fix an issue for me and my family even Raman called and spoke to us on a weekend to update us on what’s happening and how soon it will be resolved, top top people to deal with and all round great service

27th Feb 2026 (5 weeks ago)Avocado have been a pleasure to deal with throughout. Their marketing was superb and customer service has been exceptional throughout. I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
24th Mar 2026 (11 days ago)I have bought several properties through OPA over the last 5-6 years. Mainly investments, leased to housing providers with guaranteed rents. very happy with service. Great investments. I get paid ontime, no headache. OPA have always been great. helped with purchase all the way, helped facilitate the transaction and on hand with any issues, even after completion. This is why I go back and buy more. I have also recommended to others who have purchased and sold through OPA. Thanks to Zara & Ramsha for help.
21st Mar 2026 (14 days ago)We have just sold our house with Oakmans and can recommend them entirely. Tom was great to deal with during our initial valuation visit and was the main reason we decided to go with Oakmans in the end. During viewings there was a couple of times where miscommunications meant that we had buyers turning up to our house before the agents got there, or turning up after agents had left, however overall the quality of show around was good. Particular shout out to Paul here who was great. Once we had accepted an offer, Sue was great at ensuring the transaction remained on track, particularly as we got closer to exchange and completion and communication between certain parties was becoming challenging. Overall, great service and marketing and would recommend if you were selling a house.
