30th Aug 2024 (5 weeks ago)Rude. Incompetent. Lazy. Unreliable. Terrible property management. You have to contact them several times to get a response, and then they'll send a handyman out to take a picture and never return. The only part of managing a property you can trust them with is taking the rent - they don't expect to actually have to do any work for it.

4th Oct 2024 (3 days ago)The staff at Up Estates were very friendly and communications were good. Unfortunately due to planned building works by the local council, many people were put off viewing the property and we subsequently took it off the market. We will try again next year and we will probably be using Up Estates again.
18th Dec 2021 (2 years ago)INTERNATIONAL STUDENTS BEWARE! This agency is atrocious towards tenants, especially international students because they know they can get away with it. They'll bug you when they want your money but will ghost you and keep you guessing until you pester them when you need their help. They're unnecessarily strict to the point of troubling everyone, even themselves. My landlord wanted to charge us £400+ just for overgrown grass and they blindly sided with the landlord, despite market price of grass cutting being around £100 - £200 max. Had to go through so many hoops and many months of dispute just to get our deposit back. Would give them a lower rating if I could.

13th Dec 2023 (9 mo. ago)I rented a flat through them in the Coventry city centre for nearly 3 years. I was very satisfied with their transparency and overall professionalism. I used to mostly liaise with Annette and Carla and both were very prompt in responding to queries and addressing issues. Would definitely recommend. Thank you for making my stay pleasant and comfortable!

I can't recommend them highly enough. Catherine is super friendly and communication is great. Charlotte is 100% proactive and always on the end of the phone regardless of the time of day. I would have no hesitation recommending them!

However these guys came out on top with contact, knowing what I was looking for and showing me amazing properties to my tastes. Definitely would recommend Carolyn and Carter as they were the best in what they did and I was registered with a few but these guys ave you the personal touch, that you mattered. Loved and would highly recommend.
7th Oct 2022 (1 year ago)I would say they arent your typical estate agents but a team with a aim of helping each individual achieve what they want the best of both worlds. From the typical residential or a commercial they will do their best to sell but also facilitate the process than pass it straight to solicitors and close the case.Zeba is passionate for her business and that can be shown by her commitment and work ethics. Highly recommend to have a talk with and see if it goes further. Look forward to using them again.

5th Jul 2024 (13 weeks ago)BE VERY CAREFUL!!! Once these lot have your deposit they ignore you. We agreed to buy a buy to let from these and went through the mortgage application with our own agent. We then found out they had overvalued thr property by a fair amount, not allowing us to get a mortgage. We were then told we had to use their mortgage person, which cost us another £300 but we had no option. They also could not get us a mortgage because the value was less than 50k. Upon telling these lot, they are now ignoring our calls, you can't speak to the refund team as only on email, no managers have phones and they won't give us our deposit back even though it states we are entitled to it back for following their stipulations. I'm no being ignored by the salesman Jack and no one will return emails etc. I will be taking this to the Ombudsman too, to highlight this appalling service and blatant overvalued to gain mortgage applicants. They had the same listing on their site for £52,500 and £46,000. We found this after we had agreed a price. So be very careful not to deal with these people. They are rude and have total lack of customer service once they have your deposit. Zero stars from me!!!
6th Feb 2024 (8 mo. ago)What a brilliant caring and compassionate team. I was selling my Dad's home and nothing was too much trouble for the team at Walmsley's. I had valuations from 3 estate agents and Walmsley's just felt like the right fit. Mark explained about the valuation, the market conditions, their approach to selling and how the sale would progress through their dedicated sales progressor, all of which meant I had very little to do, which was a welcome change by comparison to other homes I have sold. The acid tests are: 1. Would I use them again - absolutely 2. Would I recommend them - without hesitation
