11th Apr 2024 (15 days ago)Greedy!! Cheap!! Unprofessional!! Unethical!! The Agency is very cheap and greedy. They don't give the property in clean and maintained way and expect tenant to manage and keep it maintained. An example is attached. This is how they have handed over the garden at the time I moved-in to property. I have raised concerned before tenancy process, over the phone, Justine has agreed that the owner will do the needful before I move in. At the time of key handover, I again raised the concern. She said, she will speak with the owner and do the needful. And after a month, when I am following up about the status, the property manager Duncan is straight away rejecting it and saying it in not in there record and since I agreed with the tenancy, it is my responsibility to clean it and maintain it. The previous tenant is also working with me. They have charged £600 for carpet cleaning and mowing the garden. When I have moved in, all the kitchen cabinets, oven, bathroom floors were full of stains and marks. And garden state is quite visible in the photo attached. Then why the seven hells they have charged such a big amount from the previous tenant if they did nothing. I don't recommend this agency and ask to avoid unless you have not any other option. They can only give you pain and stress and nothing else. It was my big mistake to choose this property and agency. Greedy!! Cheap!! Unprofessional!! Unethical!!

15th Feb 2024 (10 weeks ago)We have rented a house from Hawkesford for the last two years and they have been really helpful. They were also really fair when it came to the deposit at the end of the tenancy and understood that there is general wear and tear when living there (unlike some estate agents that charge for unnecessary things). Thank you!
21st Mar 2024 (5 weeks ago)Suttons has a fatastic team for the letting services. I am really appreiated with their team, especially Miss. Meg, Miss. Melissa and Mr. Luke. They helped us much. Mr. Luke will help you on valuation to match the market, Miss. Melissa will help you on marketing & viewing arrangement and Miss. Meg will help you on applicant reference and agreement. I am luckly to met the great team in center of the Coventry. They are definitly a professional team working in the letting services market.
18th Mar 2024 (6 weeks ago)Myself and my husband viewed a property to rent on the 9th March, as we're relocating from another part of the country. Ben was very professional and incredibly friendly. He answered all our questions and most importantly he let us take our time viewing as he recognised we needed that. Unfortunately although it was a lovely house, it wasn't in the right area for us. However, after such a positive experience during such a stressful time, Atkinson Stilgoe is definitely our preferred letting agency in our ongoing search for a house.

18th Dec 2021 (2 years ago)INTERNATIONAL STUDENTS BEWARE! This agency is atrocious towards tenants, especially international students because they know they can get away with it. They'll bug you when they want your money but will ghost you and keep you guessing until you pester them when you need their help. They're unnecessarily strict to the point of troubling everyone, even themselves. My landlord wanted to charge us £400+ just for overgrown grass and they blindly sided with the landlord, despite market price of grass cutting being around £100 - £200 max. Had to go through so many hoops and many months of dispute just to get our deposit back. Would give them a lower rating if I could.

First from the viewing to securing the property and I will say they come in highly recommended. I am all excited about moving in and can’t wait to enjoy my new home.????????. 1st Aug 2022 (1 year ago)With all the things that moving house can throw at you, don't make it any harder than it needs be. Choose the best estate agent, and in the case of Balsall Common/Shirley that's Ginger. Carl and his team have brought a refreshing step change approach to the traditional estate agent offering. Within the space of a week he had sold both mine and my mothers house, within 3 weeks found another house for my mother (we moved out of the area so he could not help there) and then managed the whole transfer process, including recommendations for solicitors, surveyors, removals etc. But beyond the process of moving it is the team dynamic, culture and engagements that make the real connections and ease the transfer through. We felt supported and in safe hands at every stage, almost as colleagues as part of a team rather than a client supplier relationship. Truly we cannot recommend them enough,

Their confirmation statements are as late as a teenager's curfew, and their accounts are MIA since March 2023. But fear not, they've dodged the strike-off bullet more times than a clumsy ninja. And with directors switching roles like actors in a soap opera, it's like Shakespeare meets "The Office". If you're into real estate adventures with a side of paperwork chaos, Henry's Estate Agents might just be your jam.
18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

28th Mar 2024 (29 days ago)Have just sold a rental property through Assured Residential - it wasn't entirely straightforward (buyer issues) and James was a big help in communicating with the buyer and the solicitor to move things forward as well as supporting the final completion in my absence. James managed the sales process and kept me fully informed throughout. Would definitely recommend.I have had a long relationship with Assured who have assisted with renting my property on a let only basis and have been very happy with the professional service given.
