16th Nov 2018 (5 years ago)lier staff in maintenance team , they never fixed thing shower heating not working since a week keep on telling someone come around nothing happen , give a smelling carpert promise to be clean once moved ask to clean it they say we organized someone to come and clean nothing done basically lier staff be carefull when taking any property for rent form this agent . as something goes wrong they not gona fixed it.

12th Jul 2024 (9 weeks ago)Highly recommended 100% I recently purchased and completed a property in Derby. Gadsby Nichols were the agents for my seller and not my property. However, the service was unbelievable and their communications and support was over and beyond, especially as they were not representing me. From keeping me updated at the early stages of the purchase, contacting the vendors for multiple viewings and allowing access to the property, through to regular updates at the final stages and indeed pushing for the completion process to go smoothly and liaising with other parties - even though this was not their job. I had more support, updates and contact from the Gadsby Nichols team than I did with my own conveyancers and estate agents. In the end, completion was delayed by around 10 days, but would have been even longer, had Trish and Liz, both not gone over and beyond to get this over the line. From initial viewings with Mr Gadsby himself and then the wonderful support from both Trish Coultas and Liz Young, all who I highly commend. Thank you all for your wonderful support and for easing the enormous stress and pressure that the whole process took. I certainly know where to come should I ever want to sell / purchase again!

8th Aug 2024 (5 weeks ago)Leaders in general have been the best lettings agency I’ve dealt with in Derby, but I’d specifically like to talk about my experience with Leah Bostock. I have been going through an extremely difficult time recently, being faced with stress from every possible angle including that of having to leave my property and move to another city. Without going into detail, Leah has been an absolute rock in guiding me through this difficult process and showed so much support and kindness that you would never expect from a stranger. She’s been so patient and understanding, took it upon herself to take care of all the bureaucracy side of things on my behalf and offered warmth and support through every step of the way. I know that to her I might be just another tenant, but to me she will always be a Good Samaritan who helped me through a really difficult time and I really wish more people (and agents) were like this. Thank you so much Leah! ( and Leaders, this lady deserves a raise!).
28th Aug 2024 (15 days ago)Worse agacy ever I'm have. If something broken like water leak you raport wait more then 7 days to somebody answer you. Same if you have any problem you send email you wait 7 days to reply from them. When you call nobody answer you leave voice massage not call you back. They call you tell you incredible story you have dog in home but you don't have. Never again cooperate with that agecy
4th Sep 2024 (8 days ago)I’ve used this company for lettings they have caused me many problems and thousands of pounds of repairs. With their clearly inadequate vetting of prospective tenants. Avoid if you value your property and hard earned cash. I’ve been landlord and developer for over 30years. I’ve used all of em these are the worst.there is still one or two gooduns out there. 3rd Sep 2024 (9 days ago)We lost 31000 by using the modern auction method, on their original valuation. The modern auction in England, unlike Scotland work ps in reverse. Do not be persuaded into using this method. They seem to favour getting the lowest price for the buyer, as opposed to maximising money for the seller. As we live remote from the property, we entrusted their expertise, and professionalism, to look after the property in our absence . However, on visiting the property for insurance purposes, we found the toilet had been broken, it was full of excrement, and stale urine, there was damage to model boats that had been left, and a Leatherman tool that had been left was missing. When a complaint was made the Ilkeston branch manager. Her excuse was. “One of your neighbours, must have come in and used the facilities, and taken the opportunity to remove the tool“. I hope I never have to use Rightmove again. Either to buy, or sell

We have received an apology for these. We are grateful to the agency for finding new tenants, but in light of our experience, have decided to manage the property ourselves
9th Aug 2021 (3 years ago)Had arranged viewing today, one week in advance. Drove 1 and a half hour all the way from to Lincoln to Derby, only to be told that landlord forgot about the viewing and is away with the keys so property is locked. Ridiculous service. Highly unprofessional. The guy wanted to show me the lifts and communal area which is a joke!

18th Mar 2024 (25 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

The valuation exceeded those we received from other agents within the area and in hindsight proved to be too high given the work required to bring the probate house up to standard. After initial viewings all went quiet. Perhaps we should have taken the lead and suggested an earlier price drop. Communication re the sales team was excellent as were the attended viewings. Overall the experience has been positive though perhaps could have been more focused when viewings were lacking.
5th Jul 2024 (10 weeks ago)BE VERY CAREFUL!!! Once these lot have your deposit they ignore you. We agreed to buy a buy to let from these and went through the mortgage application with our own agent. We then found out they had overvalued thr property by a fair amount, not allowing us to get a mortgage. We were then told we had to use their mortgage person, which cost us another £300 but we had no option. They also could not get us a mortgage because the value was less than 50k. Upon telling these lot, they are now ignoring our calls, you can't speak to the refund team as only on email, no managers have phones and they won't give us our deposit back even though it states we are entitled to it back for following their stipulations. I'm no being ignored by the salesman Jack and no one will return emails etc. I will be taking this to the Ombudsman too, to highlight this appalling service and blatant overvalued to gain mortgage applicants. They had the same listing on their site for £52,500 and £46,000. We found this after we had agreed a price. So be very careful not to deal with these people. They are rude and have total lack of customer service once they have your deposit. Zero stars from me!!!
