10th Apr 2026 (24 days ago)Things were perfectly fine at the start, but the tone shifted quite noticeably by the end. Once I handed in my notice, it felt like I was just something to move along quickly, simply because I was no longer a customer. The end of the tenancy came across as rushed and a bit impersonal, which made an already stressful process more so than it needed to be, and ultimately ruined what had otherwise been a good experience renting with them. Overall, not the best - but glad that's no longer something I have to deal with.

30th Dec 2025 (18 weeks ago)My experience with Gadsby Nichols during my recent sale was extremely positive. Communication between me and the buyer was handled by Liz and Trish. They helped move the process along and kept me informed of any progress. When I was let down by a removal firm at the last minute, they stepped in quickly and were able to recommend a reliable alternative. The team were supportive without being overbearing, which helped make the whole thing far less stressful, particularly as I was in the middle of a chain. Any questions or issues were dealt with promptly, and the team were knowledgeable and professional. I would be happy to recommend them to others.
3rd Mar 2026 (9 weeks ago)We were not impressed. The lack of communication being the biggest issue. The last email we received was confirmation of our cancellation and was told I would be called after the weekend on the Monday. I'm still waiting. It's been 3 weeks. It was almost like once they had got you to sign the ridiculously long contract they just whacked it on Rightmove then forgot about it. After informing them of our cancellation we received an email telling us all about the potential buyers they had introduced to our property. The list was huge. Where when and how did they introduce all of these potential buyers. We had 3 viewings in 6 months.

There were no ‘extra’ charges for services e.g. 360 room tour; as we have experienced with an other estate agent. Their eagerness to sell our property, attitude and communication were top notch - and a special mention to Bethany. Extremely happy with the service we’ve received.

1st Feb 2026 (13 weeks ago)We had an excellent experience with Derby Property 4U for more than three years as tenants. As international students on UK student visas, we faced challenges renting a house because we hadn’t yet arrived in the UK to complete the Right to Rent checks. The team was incredibly patient and flexible, allowing us to proceed with the tenancy and arrange the necessary documentation after our arrival. We landed in Derby after 10pm on our arrival day, and Ken went above and beyond by coming out that very night to handle our check-in smoothly, such great service when we were tired from travel! After our initial year in the house, we made a transition to a smaller apartment seamless and hassle-free. Throughout our long-term tenancy, everything was straightforward and reliable. I highly recommend Derby Property 4U. Thank you to the whole team, particularly Ken!

Nothing had been too much, and they have made it all as straightforward as possible. I’d like to put in an individual review for Rhonda. Having only been in the job for less than 4 months when I first met her, she proved herself to be a thoroughly class act in her role. I would recommend her for a pay rise or/and a promotion. 1st May 2026 (3 days ago)I would like to take the opportunity of thanking the staff of Tristrams Estate and letting for the sale of my property. In particular I would like to thank Marta for her professional approach to all the aspects of selling the property, in particular, keeping me informed, negotiating and finally selling the property. After the sale was completed, it was then passed over to kirsten, who overseas the completion of the sale, kirsten deals with the solicitors, on both sides which is quite a difficult task, once again very professional and kept me informed from start to finish, so thankyou once again Mr A Meakin

Will kept us up to date with any offers and viewings, and gave great insight into final offers which enabled us to make an informed decision for final sale. Sam was amazing at showing viewings round, great local knowledge and really listened about specific house details. Overall the whole team have been wonderful and cannot fault their knowledge, listing or communication. Wonderful experience, would highly recommend

15th Apr 2026 (19 days ago)if i could rate 0 stars i would. communication is non existent until you have to go into the branch and speak to somebody in person. they have no problem reaching out when they want money though. staff are passive aggressive, condescending, and speak down on you just because you are a student. the whole "joint tenancy" contract is a complete exploitation of students and the agency refuses to help when there are any issues regarding lousy tenants, their morals and ethics are nowhere to be seen. there were several occasions where staff and handymen turned up to the property with no notice at all. this letting agency is nothing but money hungry. at the end of my tenancy i am being charged for £50 to remove a bag of rubbish, £50 to slide the tv back into its bracket on the wall, £55 to replace "mattress protectors" on the beds which were never even there in the first place when i moved in, £275 for a "deep carpet refresh" even though when i moved in the carpets were completely soiled and ridden with stains; they obviously charged the previous tenants the same carpet refresh, just to not even do it. when you eventually do get an answer from somebody at the agency, you will be told one thing only to be told another thing by somebody else when you contact again. not only is there no communication between yourself and the agency, there is no communication amongst them either. this letting agency is exploitative, money hungry, careless, and contradictory. AVOID AT ALL COSTS!!! EDIT: I have had the displeasure of renting with John Shepherd for the second year running, what a huge mistake. I don't know why I chose to rent with them again in the first place. Nothing has changed, communication is non existent unless the agency want to contact you regarding money. When you call you are told to put it in writing on an email only for it to never get addressed. When we first moved into this property, we didn't have working water for a whole week, meaning we weren't able to shower properly and having to literally fill up bowls and tip it over ourselves like we were living in poverty. We were told we would receive compensation for this, 8 months later and we've still received nothing despite contacting on several occasions. Before we moved into the property we asked for the garden to be cleared and surprisingly it was, however the 10 black bags of rubbish from this have been left in our garden for the duration of our tenancy again despite contacting on several occasions. We have had MULTIPLE contractors turn up at the property without a 24 hour warning, which is illegal by the way. I just know at the end of the tenancy they will also deduct extortionate amounts from the deposit with no good reason, the same way they did in my last tenancy. The way they treat tenants is honestly disgusting and their attentiveness to correct issues and upstand the law is non existent. If I could urge you to do one thing it's to stay away from this letting agency. I'm convinced all the good reviews are from either people they've paid or people working in the agency under a fake name.
