30th Jan 2024 (14 weeks ago)Embarrassing agent, will leave your property damaged and won't take any steps to remove a disruptive and disorderly tenant despite numerous complaints from police and the council. UPDATE: I can't seem to add a reply so I will add an update in response. Your problematic tenant has been known for years and the council has been in touch with you many times prior to any court action. You did not take any action until the Landlord wanted to sell the property, due to your long term negligence the landlord is unable to proceed with a sale on his house. Had you taken actions as soon as problems were reported, the tenant would no longer be there. I hope this serves as a reminder to any landlords looking to rent with you.
24th Mar 2024 (6 weeks ago)Terrible estate agents put us through hell for nearly a year couldn't be bothered to do anything didn't wanna fix any problems me my 3 year old daughter and partner got moved to harlow by hackney council so woodlands was our estate agents if anything needed repairs they was meant to sort it we had no hot water or heating for nearly a year kept complaining nothing got done we had to sleep in the living room as the whole house was covered in mould and our clothes washing machine floor cooker my daughter's toys everything was ruined they told us to clean it ourselves my 3 year old now has asthma she was healthy before we moved their I had carbon monoxide poisoning due to the sever smell of mould environmental health found over 28 hazards and shut the place down only a week before we had to move due to the property being shut down they put a new boiler in after waiting nearly a year they lie they are disrespectful and rude Please if you have a property from woodlands screen emails messages take pictures because that's what we did from the day we moved in they called us liers but we had all the evidence now solicitors and environmental health are involved

15th Nov 2023 (25 weeks ago)I usually don't write reviews, but Knights & Co definitely deserve it! I've rented a property with one of their agents back in August 2020, in the middle of the pandemic. Since the beginning, Hansa was super comprehensive with all my questions and concerns, from the tenancy agreement and length to a bed that broke afterwards and she managed to sort it on the same day. She promptly assisted me through the renting process, doing everything in her power to make my tenancy as pleasant as possible. If I had any sort of concern or problems with the property, I could literally just pick up the phone and give her a call no matter what day or time it was, and she would sort it out within minutes. Even when they're busy, they still give you the attention you need, and assist you in the best way they can. I am happy to say I was able have the experience to be a tenant with them, and I wish I could always be assisted by them as my Estate Agency. This is honestly the best estate agency I've ever dealt with in nearly 10 years of renting, and I couldn't recommend them more! Big thanks to Hansa and a solid 5 stars!

25th Aug 2023 (8 mo. ago)It is with gratitude and joy I am leaving this review. My family and I moved into our new home two days ago and we are over the moon. Ian and the team at Michael Steven are nothing but true professionals that go above and beyond to ensure that not only is your house sale safe with them, but you have full communication throughout your journey. Moving home as we all know is one of the most stressful experiences anyone can go through, but with a team like this working to do their best for their clients it helps to put your mind at ease. I would recommend them to any friend or family! Thank you so much we are so incredibly happy
24th Jul 2023 (9 mo. ago)Just moved into a new build and was left with a front door that didn’t lock for a week, still takes about 30 mins to lock at night from the inside, as a woman by herself. No hot water for a week, pipe leak under the floor No working washing machine for a week Can’t work from home because the Wi-Fi can’t be installed due to the electricity faults which is crucial for my disability. Almost zero communication, empathy or sympathy from Oliver who has ignored almost all of my messages. No apology or investigation as to why the property was even put up to rent with so many issues. No olive branch or explanations, radio silence I’m a polite, laid back person but this lack of urgency or care has pushed me to my limits. Absolute disgrace
12th Apr 2024 (25 days ago)April 2024. Very dissatisfied with the service. We booked a property for viewing for Wednesday at the beginning of the week, and then that same day called to postpone it to Thursday. On Thursday they called that they would like to post pone for Friday instead, we played nice - and said no problem. And on a Friday morning, finally the date of viewing, they called to ask if we are still available for a viewing as well as slightly pushing it to come even earlier - we confirmed. While we were on our way (sacrificed half of the working day to make it there) literally 20 minutes before the viewing - they called to say someone made a holding deposit on the property…. ??????????? I don’t know the details on the inside, but it seems like we were not the top candidates for the listing, and they were keeping us as last resort giving what seemed like made up excuses, as clearly the property was viewed on our initial scheduling days, otherwise how did someone place a holding deposit for it so soon. Regardless of any of that, this situation just leaves a super bad aftertaste, felt very unprofessional and just seemed that they didn’t care at all ??????????? ????

The agents are very professional but have also a great human 'touch' in the way they approach any issue that is raised. I have dealt with many estate agents in the past years but none of them has ever come close to how good Delaney's agents have been to me and my family.

5th Oct 2022 (1 year ago)We had a really bad experience with this estate agent, so beware. We had an offer accepted on a property, Jerome did the usual of taking our ID, proof of deposit, agreement in principle etc and confirmed acceptance. Three weeks later our solicitor raised our attention to the fact that the sellers solicitor had yet to issue draft contracts. After another week I finally got hold of Jerome who confirmed that the seller wouldn't issue the draft contract until we had a confirmed mortgage offer on the property. I told Jerome that wasn't the normal sequence we were familiar with, but he assured me that was how sales progressed in his experience. We went back to our solicitor who advised us that they would indeed normally wait for draft contracts to be issued before proceeding with searches and surveys etc. So we gave the sellers solicitor a deadline before we would reconsider the offer. On the day of the deadline the seller issued a race contract and advised us that there was another interested party who's offer had also been accepted and the seller would exchange with the party which secured a mortgage offer first. I don't know whether Jerome was aware that the seller had accepted multiple offers when we had our conversation, but my instinct at the time told me he wasn't being open and honest about the sellers intentions. So beware of this agent in case they try this with you.

We chose Bowden Bradley to sell our house in Hainault, as they were a locally based but forward-looking modern agency that offered a competitive no-sale no-fee pricing structure. We were immediately impressed with Robin's insightful market evaluation and emphasis on the importance of finding the right type of buyer as well as the best possible offer. At the time given the market conditions, without such guidance, it may well have taken us many more months to receive a good offer from reliable buyers. The quality of their photography and videography was great too and they were able to get us listed days after we signed with them. We'd also like to thank Emilea, who did a great job in helping progress the sale and keep all parties updated - without which we may not have been able to complete before Christmas!
