21st Sep 2024 (21 weeks ago)You might find many positive reviews from sellers, but I strongly advise first-time buyers to steer clear of this agency. When I viewed the property, I was assured it was in excellent condition, with the exception of the boiler being a bit old. However, as recommended to me, I still arranged for a independent survey. Due to an unexpected emergency, the survey was delayed by a week. This delay wouldn’t have affected the sale since the completion date was still a month away. Despite this, the agency contacted me, pressuring me to cancel the survey because the seller was growing impatient (a tactic that, in hindsight, seems manipulative). Unfortunately, I felt I had little choice, as the house I was renting was soon to be sold. It turned out that the house suffered from severe mould and damp issues - an information that was withhold from me during the viewing and that would have been revealed in the survey. Fixing these problems has already cost me several thousand pounds. I strongly discourage first-time buyers, especially my NHS colleagues who need to buy in this area for work, from using this agency. They simply cannot be trusted.

She was professional to deal with and supportive throughout our purchase and really went above and beyond as the go-between our vendor, us, other parities of the chain and the legal teams. 9th Dec 2024 (9 weeks ago)We recently moved home to Sutton Valence. We viewed a number of properties in the area with Marcus Monger at Sibley Pares. We could not have wished for better support and guidance from Marcus who was always available in person or by phone. He is extremely knowledgable and he gave us confidence throughout the entire purchase process. In these days when there are too many people and firms happy to provide a mediocre service at best, Marcus is the exception in dealing with matters in a prompt and courteous manner throughout.
5th Nov 2024 (14 weeks ago)I have used Bairstow Eves a number of times now and they have always managed to let my properties successfully. Carina and Tracy are helpful, professional and always keep me in the loop and communicate effectively and efficiently. They are quick to act upon any leads and try to do the best they can for both the tenant and the landlord. I would definitely recommend them every time, without a doubt.

I had my property on full management by them where they said they’d provide me an update of the property on a certain months interval. They never sent me any written nor photo/video updates as stated. I sent them numerous emails asking why the reports was not sent to me but there was no any counter reply to any of my emails. I then CCd the emails to the branch manager too! Still no reply to any of my emails. This is only one example of their deed. There are others too!!! I’d never ever recommend any of my fiends and families to give them a management of their property to Connells. Since I’ve spread these news some of my friends have already decided to leave them. One of my friend also stated the same problem with the Connells. To whoever is reading this, my advice to you is don’t pay to manage your property with them. You’ll regret it badly.

18th Dec 2024 (8 weeks ago)Matt McGrath and his amazing team are 10/10! firstly Matt come round our property and gave us an valuation that we was surprised with. After talking with Matt about the process as this was the first time selling a house he put us at ease and answered all out questions. we put the house on the market and as soon as the house went live we had viewings! The first family who viewed our house wanted it and we agreed a sale!! Next we needed to buy a house and yet again Matt and his team got to work and found our dream home and took care of everything! We used Richard Watts for our mortgage and would highly recommend! Over all if your thinking about selling or buying, look no further 10/10

18th Mar 2024 (10 mo. ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
31st Jan 2025 (12 days ago)Contacted Eden Estates after download from GetAgent provided me with a list of local estate agents. I selected this agent as was happy with statistics of finding quick buyer turnarounds. A senior official (Jeff) arrived as arranged to my property, timely on the date and time previously arranged. He was shown a quick tour of the property, and provided me with a sales figure window, and this was accepted by myself, as it was close to the figure I had in mind. He also provided me with local history of selling in the area, and other useful information ie, sales patterns and offers from clients,local solicitors. He also informed me of their charges, which I believe to be competetive with other local agents. From his visit, he arranged for their nominated photographer to come in order to capture full measurements, detailed description of the property, and photos. This was done on the Saturday, and by the Monday, Geoff had arranged for a sales board to be erected outside, and the property displayed on their website and associated retail sites eg Zoopla Right move. During the first few days, I had many interested clients, and Geoff had arranged with me to provide a house key and present showings at agreed times between Eden estates and prospective clients. This was done, and useful feed back was given following the majority of viewings. A client has made an offer, which was initially rejected by myself, a counter offer was made, and an agreed purchase price was done with a purchaser. All throughout this quick process, I was kept informed of any updates. I would thoroughly recommend this agent, as they have successfully found a buyer for my property in just over a weeks duration, and feel that the service provided by ALL the staff in the branch was informative, polite, and useful. Note: The photography and description provided was second to none, and was to able to fully justify the layout of the rooms, informative descriptions etc.

Couldn’t thank them enough!
