All the staff are so professional, always very happy to help and deal with any queries, kept up to date throughout the sale of our property with regular emails and phone calls, nothing was too much trouble, would highly recommend their services.

16th Jul 2026 (10 weeks ago)After a very bad experience with Connells and several wasted months we decided to go with Skitts Wednesbury and it was the best decision we made. Tanya and her team were fantastic and despite the house having already been on the market a while they sold it really quickly and at asking price. Sadly a few months later the sale fell through jeopardising not only our onward purchase but also a place for our son at our chosen secondary school. We were quite distraught but Tanya and Clare were so supportive and reassuring. They pulled out all the stops and within 24 hours of re-listing the house we had 18 viewings penciled in for the weekend. We had 3 offers in by Monday morning at asking price and above which meant we didn't loose our dream home. Clare became our rock through the completion process and took so much of our anxiety and worries away. We cant thank them enough. We're not planning on moving again any time soon but to anyone who is id whole heartedly recommend them.- 27th Aug 2025 (1 year ago)My buying experience was made easy by Skitts. I have recommended Wentworth and Rose to many of my friends and family and would not go to anyone else to sell a property. We really felt we were in good competent hands and got everything we asked for and more.

From the very first conversation, Angel Estate agent was different. They took the time to genuinely listen to our needs, fully understood our business requirements, and were very clear about what was realistic within our budget. Rather than pushing unsuitable options, they gave us honest guidance, clear direction on locations, and practical advice that actually made sense for our business growth. What really stood out was their commitment and persistence. They stayed with us throughout the process, kept communication clear and consistent, and worked hard to find a property that truly matched what we were looking for tomorrow not just something to close a deal. In the end, they successfully secured the perfect commercial property for our business, within budget and in the right location. The whole experience felt professional, supportive, and stress-reducing during what can otherwise be a very challenging process. 21st Jul 2024 (2 years ago)Awful experience, they listed a house which I later found out the owner wasn't even ready to sell, the agent in charge of the sale told me the seller was after asking price so I matched this and got all of my paperwork ready for her but after doing so she was constantly making excuses and taking excessive time to respond to anything regarding moving forward with the sale. She initially told me the property in question was rented out at the moment and the tenants were already re housed pending a sale, later I found out this was untrue as she admitted the tenants have not been re housed yet and I have not heard from her since, (Its been over 2 months), not even a sorry for wasting my time or even an explanation as to what happened. To this day the house in question is still listed for sale on their site. If you guys don't want your time wasted then I'd recommend you stay away from this company and look for a property elsewhere.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

25th Jun 2025 (1 year ago)I had a completely unprofessional experience with John Shepherd Estate & Letting Agents regarding a rental property in the Gravelly Hill area. On June 23rd, I submitted a viewing request through Rightmove for a flat where I fully met all the pre-qualification criteria mentioned in their listing, including income, move-in date, and tenant profile. Since I received no response, I went in person to their office on June 24th. They confirmed that my request was in their system and told me I would be contacted later that day to arrange a viewing. That call never came. I followed up again by email on June 25th, which was also ignored. Meanwhile, I tried calling multiple times during working hours, but their phone line appears to be permanently down. It always plays a message saying no one is available, with no way to leave a voicemail. This is not only unprofessional, it makes them completely unreachable. To make matters worse, the listing was marked as "out of market" on June 25th without any notice or explanation. I was never informed if the property was let, withdrawn, or if I was being considered at all. No courtesy email, no update, nothing. I made every effort to follow their process, I showed genuine interest, I visited their office, followed up in writing and by phone, and I met all their listed requirements. In return, I received complete silence and zero transparency. This is not just poor service – it is a total lack of respect for applicants. If you are a prospective tenant, I strongly advise caution when dealing with this branch. My experience showed a complete breakdown in professionalism, communication, and basic standards of letting practice.
