AVOID I have used many estate agents and never received such an appalling service. Carla sweaty is bad mannered and aggressive and totally incompetent at her job. He bought a buyer to view our property she put in an offer but we said she would need a sale agreed on her property for us to accept Marcus needed our bungalow as there was no other bungalow in that price bracket for the buyer.We had very few viewing but always seemed to get one if I contacted them to ask if there had been any interest. We move estate agents and got far more viewings then Marcus contacted us to say the buyer now had an offer on her property And basicly begged us to accept her offer he said it would be a water tight chain of 4 property’s all through him this was not water tight he simply used our property until another bungalow came on to the market with him. Other members of staff think more of messing about with there friends and drinking coffee in the office than adhering to covid 19 rules completely disgusting... Read more

Shocking unethical agency with no principles that use clients for leverage to get more money. They go back on their word. Tell you that your offer has been accepted .....only to go back on it. Feel very let down by the whole experience of using this agency. Would never buy or sell through this agency.... Read more

Very quick to take the cash/deposit for the house off you, but very slow to give it back. MAKE SURE THAT YOU DO A FULL INVENTORY AND KEEP IT, THEY CAME UP WITH SOME RIDUCULOUS IDEAS ON CHECK OUT. They are not supportive of tenants and I had one of their staff speak to me like I was a dummy, when we had a leak. A rude, cold and unpleasant lady.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

What a great experience it has been selling my house through Anthony and the Belvoir team! Both Anthony and Emily are highly professionally whilst adding a friendly and personal touch. Anthony made himself available all hours of the day and did not hang about to Keep me informed where we were every step of the way! Having originally listing our house with another agent in Thirsk and being thoroughly disappointed, we re-listed with Belvoir and Anthony topped the amount of viewings the first agent had made in 3 months in the first week, by the end of the second week we had accepted an offer that we were more than delighted with. Having let my property out for the last decade, I have had dealings with numerous agents in Thirsk and my biggest regret is not using Anthony and Belvoir sooner! Where do I begin with this one. 6 months of trying to rent through them. They do not answer messages. Don't answer calls. Can't be arsed to send offers through to landlords. Ignorant. Arrogant. And wholly inept . Don't even bother Edit. In response. Indeed, we have spoken. But again, I viewed ONE property. I have enquired, in excess, of over a DOZEN. and in that period, you yourself admitted that I had been missed of the list. I have left over 30 messages with the 'so called' answering agent and been left with nothing but a singular dismissive email I have attempted to swing the odds in my favour on those properties Via multiple means, including adding to the monthly rate. Something that I am going to assume that you never even passed to the landlords But at no point, has any member of your staff even bothered to contact me back. That is the reason for this review. And shall we go into details.. Is it because I am on benefits?.. Disabled?... because I find it unpleasantly obvious that we are treated as second class citizens. And in light of recent court cases, I would have thought that you would be aware that discrimination from a landlord, reflects badly against yourself. And yes, I was Short tempered. As once again, an attempt to deal with you in a pleasant manner resulted in me being ignored. I played the game your way. And it wasn't a pleasant experience . Do not attempt to pass your short comings back to the client. And as for the other reviews. If they ever bother to get back to me.. or learn how a calendar works, then perhaps they will change. I am also more than happy to release my "aggressive" call to you. As ALL the calls I make are recorded.. And if anyone else wants to hear them. They are more than welcome.
