We encountered them when buying a house a few years ago and were impressed at their fairness in handling the buyer/seller balance. Hence tje decision to use them when selling. This last transaction fell at a difficult time and had some complications but they showed patience, persistence, courtesy and even humour. In brief, we trust them.

Adam, Ella and their team add a personal touch and great professionalism to the difficult and emotional process of selling your home. The whole team was very communicative, fair and pleasant to deal with all the way through the process, from valuing our property to after-sales service. We got to know them through our neighour's recomendation and we would only use them again and I can whole-heartedly recommend them to anyone with a property to sell.

The costs were clearly communicated from the outset which wasn’t the case with some other agencies we contacted. Communication was excellent and they handled all negotiations well. We were kept well informed as the sale progressed. We would have no hesitation in recommending them.

3rd Apr 2024 (21 days ago)YoungsRPS (YRPS) are possibly the worst estate agent I have ever used, and I really mean that. Like any estate agent, they are happy to take your money - and I can forgive that, they are a business after all. However, what I can’t forgive is them letting out a property with the following Category 1 and Category 2 hazards: - Excessive Cold, due to a poor heating system meaning that the radiators can’t work to full capacity. - Carbon Monoxide and Fuel Combustion, the vent situated in the chimney breast wall in the first floor bedroom (WHERE ONE OF THE CHILDREN SLEPT!!) allowed fumes into the room from the open fire in the living room when lit. - Water Supply, the water was supplied by a borehole. When risk assessed by the Council this was found to contain E.Coli, Coliform Bacteria, and Lead. The water was often orange and left a gritty residue in the bath and kettle for example. From the water samples, high levels of iron were detected in the water supply. None of this was acted on. - Damp and Mould Growth, there was evidence of rising and penetrating dampness throughout the property - exacerbated by lack of a proper heating system to the property. - Domestic Hygiene, there was evidence of mice and rat infestations within the property with visible access points which rodents had used to gain entry. - Falling between Levels, there were no window restrictions to the first floor windows which are low to floor level. - Electrical Hazards, there were an insufficient amount of sockets throughout the property which heightened the use of extension cables, and therefore increases the risk of fire due to overloading. The thermostat associated with the private water system showed signs of short circuiting between the neutral and live parts of the the circuit. Furthermore, when taking the complaint to youngsRPS, Harry Morshead was incredibly dismissive of our claims and it seemed that YRPS were significantly more concerned with protecting the landlords interests rather than ours. Apparently, “This property has been successfully let on numerous occasions with no issue” which of course, meaning that everything I had claimed was a complete fabrication. To make matters worse, we received notification from YRPS that not only was the deposit to be withheld, but there was a claim of a further £2000 to pay for damages. Thankfully we had already approached the Local Authority to carry out an inspection, and a prohibition was placed on the property (“not to use the premises for residential or any other occupation by any person”), following this we sent an instruction to our solicitor to start legal proceedings against the landlord. A meagre offer was made by the landlord, and whilst I don’t think it was enough, we had to go on the advice of our solicitor and decided to settle out of court. As part of this, I went back to YRPS and told them to stick the £2000 claim where the sun doesn’t shine, which was ultimately accepted. Whilst YRPS were quick to point out that “we do (did not) not manage the property, and in a sense we only let it”, I would argue that the advertisement for the property was through YRPS, the application was through YRPS, and all dealings prior to moving into the property were indeed with YRPS and YRPS take fees from the landlord and the tenants, therefore whether YRPS wish to admit it or not, they have an interest in the deal brokered, and therefore have an obligation to ensure that properties rented out under their banner - irrespective of being managed or not - should meet minimum standards and be safe for the tenants. Since then, we have managed to buy our own property and don’t have the worries of the pitfalls of renting (and avoided this company, for obvious reasons - who knows what we would’ve ended up buying!). But to anyone who is in rentals. Please, for your own sanity and safety carry out as many checks as possible and get the relevant assurances in place before committing to a rental that is through YRPS.

Made everything easy & stress free. The valuation was the better price and the property was let within 1 week. Harry is very professional, any issues/queries were delt with straight away. thank you both. Fantastic service.

Due to a change of circumstances during the sale we were also looking for a property to rent and as we were so happy with everyone we had already dealt we decided to use them for our rental. The sales and lettings department worked fantastically together and managed to keep the sale of our house going and found us an excellent rental property. I have spoken with Andrea in maintenance on a number of occasions and no matter whether its a small problem or something bigger she is always happy to help, has jobs organised and carried out to a high standard and in a very reasonable time frame. Her communication is excellent and thorough in all cases.

I listed my property at 8am and by 9.30am on the same day I was receiving emails from potential purchaser's. I well know the power of the Internet, but even I was surprised by the speed of it all. He has been superb in the sale of our house and went above and beyond to ensure that our sale went ahead. From the beginning to the end he has had a positive outlook. On our viewings he was bright and bubbly and ensured that the viewers were made aware of the benefits of our property,. When we eventually agreed a sale we had a long process due to the fact that the buyers held up matters, however Rhys would always be pressing to try and speed up the process and always kept us up to date and informed. At one stage our buyer went abroad, Rhys was on calls to our buyer at 1030 at night trying to deal with their queries in an attempt to push our sale through. We can’t thank Rhys enough for what he did for us. He is a real credit to his trade and we would throughly recommend using him to friends and family. Again thank you Rhys Henry

From our initial meeting with Ryan, it was clear he understood the housing marking inside out and it was a no-brainer to make the switch from our original agent. Despite the house taking longer to sell than either of us anticipated, Ryan and his team worked relentlessly to support us with bringing people through the door and provided regular insights and updates on the market and our own position within it. Though we didn't use it personally, the supported viewings were just one service that set Ryan James apart from their competitors - it was evident that the importance of customer service was paramount to both Ryan and his staff. That is where (I believe) Ryan has excelled, he has recruited a team with the same growth mindset and who understand his vision perfectly. Our initial interactions were with Ellie, who was an absolute joy to deal with. Whatever the conversation, every phone call with Ellie left me feeling like I'd received my daily dose of positivity. She is the epitome of perfect customer service, I wish her sunny nature and enthusiasm could be bottled for tough days! Further along in the process I had the pleasure of dealing with Gill, who had our best interests at heart at every turn. An excellent communicator and our voice of reason, she was a first-class negotiator who encouraged me to consider the questions others would have left unsaid. Stepping into the housing market ring, there is no-one I would rather have had in my corner, she is the ultimate warrior and deserves every ounce of my praise and respect for being the consummate professional, both in and out of hours! There is no doubt that Ryan James is a brand that is a serious contender in it's field and one that I am grateful to have had the pleasure to deal with. Although I have no desire to move again any time soon, I look forward to watching this company grow from strength to strength and wish them every success in doing so.
