28th Nov 2025 (23 weeks ago)This property agency is the worst one I have ever seen. They stole our £1300 deposit for showing some fake excuses. Not only that, they forced us to pay for that month’s rent also when we left whereas we stayed that property for only 10days of the whole month. They are thieves and utterly fraud special. When I called them for my deposit money they told me a big lie which was unbelievable and unacceptable. All the staffs are in the same family and that’s why they can scam people very easily. I heard lot of bad things about them but didn’t pay attention. Because I had been living there almost 15years with my husband and 4 children but never put them in trouble. We could have gone for complain about the broken house what we found at the beginning. But we accepted every single odds of their poor service. But at the end they showed their dirty faces to us. They are just thieves in one word. So don’t go to them otherwise you’ll also cry for your loss like me .???????????????????????????? Tanzira.

I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. 28th Aug 2021 (4 years ago)I support the feedback submitted previously about the inability to get in touch with the agents. I've called the reception 5 days in a row about arranging a viewing of a flat and I'm still expecting that some magic will happen and someone will finally call me back. I've highlighted that I had seen the development before and pretty much ready to make an offer for the flat but it's ridiculous that I just can't get in touch with anyone from the team to arrange this!- 26th Sep 2022 (3 years ago)This is the worst service I’ve ever received from any company. Since Day 1, they don’t reply usually when you’re asking questions. They postpone many things and lied about some issues. For Example, our fridge has been broken because it was old we’ve asked them a couple of times and they said they’ve already ordered a new one but we could see when they’ve ordered. You need to chase them for anything. The most disappointing part was, they’ve tried to charge the thing or issues that have been already damaged from the deposit I paid. It’s been almost 2 months and they didn’t refund my deposit. I said ok for many things just for the sake to receive our deposit back. They’ve even tried to charge 275£ for cleaning and I said OK even my flat was not much clean when I moved in. They tried to charge cutlery which belongs to a former tenant or an already broken clothes hanger. When we asked for the kitchen stuff or replacing these things they said “ These are personal things, and we cannot supply” but at the end of the tenancy, they tried to charge. I strongly DON’T suggest working with this agency. If you can find another place to move in go with them. They are the worst! They don’t do what they need to do. I’d like to suggest taking a photo of every inch of the flat! Every single detail is just for keeping a record on your own. As I said don’t work with them, if you need to take photos and keep send them for recording.

18th Mar 2026 (7 weeks ago)I recently completed the purchase of our 2-bed home in Canning Town with Stephen from Samuel King, and I honestly couldn’t recommend him more highly. From start to finish, Stephen was exceptional. He was proactive, transparent, and always one step ahead throughout the entire process. Buying a property can be stressful, but he made everything feel smooth and manageable, keeping us informed at every stage and always being available to answer questions. What really stood out was his attention to detail and genuine commitment to getting things over the line. He coordinated seamlessly with all parties involved and handled any issues quickly and professionally, which made a huge difference in keeping things on track. A great example of this was following our Level 2 survey, where a number of repairs were flagged that couldn’t realistically be completed before exchange. Stephen stepped in and negotiated on our behalf to secure compensation from the seller instead, making sure we were properly covered. That level of support and advocacy made a big difference and gave us real confidence throughout the process. It’s rare to come across someone so reliable and easy to work with in this process. If you’re looking to buy or sell, I wouldn’t hesitate to recommend Stephen and the team at Samuel King. A genuinely 5-star experience.

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. He didn’t just sell my flat — he went above and beyond to make it happen, and I will always be grateful. 15th Jul 2025 (9 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Secrea's patient guidance and clear expertise demystified the entire reassignments process for us. She always kept us informed and responded promptly to our queries. Billy's proactive approach and exceptional communication skills were crucial in keeping things on track. He liaised with solicitors and efficiently resolved challenges, from documents to securing the completion date. We felt completely supported and informed throughout. I went to him with my vision to buy my dream flat and there were so many complications as well but he took the time to understand our needs and delivered on promises. Seif is such a gem if you want someone helpful and reliable, I’d recommend him only. He even helped us to sort our Stamp Duty problem.His communication was excellent—attentive, timely, and honest. Renowned Homes made a daunting process seem incredibly smooth. Five stars ??????
