19th Aug 2026 (5 weeks ago)We bought two years ago and recently recommended them to our neighbours who are selling, which made me think I should finally leave a review (which I promised to do at the time...sorry Tony!)<br>Tony was great, talked to us realistically about budgets, time frames, and expectations as first time buyers. He even recommended us a mortgage broker when ours when quiet, who came through and helped us to complete.<br>Tony knows the area, his trade, and is a genuine guy with good intentions - would use again if we move for sure!

28th Feb 2020 (6 years ago)ARQ Homes Estate Agent was recommended to me to get a lettings valuation's appraisal for my house. Also, following the reading of good reviews from other people, I was confident and encouraged to make an appointment with ARQ Homes. I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. Thank you for being passionate and professional in this sector. I will definitely recommend Abdul of ARQ Homes to my friends and family. Mustafa

13th May 2026 (19 weeks ago)This is a terrible agency, and I am extremely disappointed with the service I received today. I arranged a viewing in NW9 and spoke with one of their agents, Alexandra, who confirmed that I should be at the property at 3:00 PM. I even arrived 10 minutes early. However, despite the rainy weather, no agent showed up. Usually, an agent is there to guide you through the viewing, even if the tenant is still living in the property. Alexandra was completely unprofessional and irresponsible. I waited there until 3:30 PM, trying several times to contact her by message. She told me that the tenant would open the door, but nobody answered. After waiting another 10 minutes in the rain, I still received no help. Alexandra later claimed that the tenant had left, which made the whole situation even more confusing. I travelled all the way from SW18, which took me around 1 hour and 20 minutes each way, so this was a complete waste of my time. To make matters worse, when I called the agency, the lady on the phone was rude and blamed me for being late, even though I had arrived early. In reality, the agent herself failed to show up. In London, transport delays can happen, and professional agencies usually wait at least 10 minutes for clients. Instead, I was treated unfairly and spoken to disrespectfully. I would absolutely not recommend this agency to anyone. Their customer service is terrible, their communication is poor, and they are highly unprofessional. Overall, it was a horrible experience.
16th Jun 2024 (2 years ago)Was dealt the worst tenancy of my life through Lifestyle Property. Within 3 weeks of living at the flat we were burgled, front door was taken off the wall so we had no choice but to phone the landlord and was told we ‘ruined his Sunday evening’. The property made us all severely sick for months at the result of black mould. We had doctors notes and the landlord disregarded all proof that the mould was a result of poor insulation. Adam and the management team at Lifestyle property were reluctant to help in anyway, Adam asked us to send him evidence of the flat and instead of giving advice, he ignored emails and decided he no longer wanted to help. Useless estate agents and I would advise anyone to stay away from Lifestyle property, especially if the landlord is Lee Poppy.
22nd Dec 2021 (4 years ago)I am a 44 years old an a Gas Safe Engineer. I have been working in maintenance since 1996. Never seen a worse maintenance company than Strettons. I have no words to describe how we the residents of Onslow Parade N14 5JN feel. Come and judge for yourself before considering to buy or rent a property where this company is involved. Now obviously they are going to reply that they do as much as possible etc . Which is rubbish! We are their customer and we are the people entitled to give them a honest good or bad review. Don't listen to they answers
18th Apr 2026 (22 weeks ago)Called on 4 occasions just to simply book a viewing to buy a house and each time I had to share my details. No one got back to me to confirm whether the viewing was going ahead. Feel sorry for anyone who uses this agency to let or sell their property

I would absolutely recommend working with Chloe if you are looking to work with an agent who will provide complete transparency into the letting process and reassurance that the flat will be looked after and well managed.
8th Dec 2023 (2 years ago)My experience of Guru’s sales team is good. However, the property management team is very rude and would not help the tenants solve the problems after you rent the property. They only asked the tenants for money.

He was updated more than fully on multiple long emails etc. The market at this time was peak interest rates. I mentioned with regards to the saturation of the market on flats as well and with regards to the price, but he had bought high as is mostly the case and didnt want to lose money on the property and drop. He eventually did drop to the figure I mentioned with another agent and it was not at the same price. It was not 6 weeks, I noticed it when looking for comparables. It came off with me October 2024, it was remarketed and completed September 2025, 1 year later, this comment left June 2026!!They were not fictitious viewings. I was not evasive I talked how the market is whether a vendor wishes to hear this or not. Personal insults! They noticed all the awards on the outside of the shop and the website. Lowest rated from those with grudges, please read the answers below from those few reviews like that. Companies use companies that block low reviews and only then upload the higher reviews to Google, I dont. I have no issue if people want to leave reviews, freedom of speech, but at least let them be factual/correct and not with personal insults, I expect more/better , in this case from his line of employment he works in. Shirt not tucked in, that then gets tucked in, is this relative, food! I lost 3 stone, even though I was told I looked ok, a personal choice to be healthier.<br><br>Sam Ades<br><br>Your offers were going up in increments over a 1 month period.<br>The property was sold to someone else, as there were other interested parties, that you were aware of, and these buyers came in with immediate offers at acceptable figures soon after viewing. You were coming and going at times and mentioning other properties in the area, which i presume you were also looking at. I gave replies to your emails as to why the lower offers were not acceptable to the owner. The owner took time coming back as mentioned at the time. If you had offered the correct required figure from day one, you had a better chance of securing the property. I have staff members. But like other companies i do undertake viewings but sales progress all sales. I have over 30 years of experience and have sold 1000s of properties to exchange and completion with an exceptionally high conversation rate with all manor of issues, some vendors have even commented that no other agent would have got their sale through, as i sale proceed in a certain way. I have been on Barking road E16 for over 18 years. Good luck with your search.<br><br>Rabi Dil<br><br>I have no information, that i have ever had dealings with you.<br><br>Candice Bonney<br><br>I gave an expert insight into these types of properties which are blocks of flats with deck access, of which the lenders will also require the % of owner occupiers and take into account re-saleability. The service charges are also high, due to lifts and the concierge, these are predominately for cash buyers, but at certain prices as mentioned. I was marketing at a price that was requested. The housing association i work with declined to purchase. Offers were received, but as mentioned ,when they applied for mortgages there is every possibility they would be declined. I gave 3 other examples of blocks in the area, whereby purchasers had tried multiple brokers but with no joy and unfortunately this was the same in this instance and they were declined due to the above points. Cash buyers at this time, were few and far between and would look at other types of properties to purchase. Feedback was supplied, i handed the keys back politely. I can appreciate it is frustrating with these types of properties and i only wish lenders would be more flexible.<br><br>Imran Khan<br><br>I can not go in to detail with regards to the landlords professions but they are very busy at present, we will still be managing the property as we have known them for many years but unfortunately you were declined.
6th Sep 2026 (16 days ago)Avoid this company they made buying our first home an awful experience. I’d especially advise you to avoid Susie Ralston and Paul Howell. Told me the role as an estate agent is to list and sell a property and any chasing of a chain is simply a good will gesture and falls outside of the estate agent’s ethics.<br>They had the audacity to advise thier contact log showed 32 contact points since April. Yes 32 times I had to chase and ask for updates to which I was met with nothing meaningful and to contact my solicitor. They also had the cheek to say I knew the vendors daughter in law so I had updates from them - shouldn’t have to justify I know sometime from a school run not personally as a friend.<br>Ignored my complaint request for compensation.<br>Property onbudsman is my next step.

Secrea's patient guidance and clear expertise demystified the entire reassignments process for us. She always kept us informed and responded promptly to our queries. Billy's proactive approach and exceptional communication skills were crucial in keeping things on track. He liaised with solicitors and efficiently resolved challenges, from documents to securing the completion date. We felt completely supported and informed throughout. We are incredibly grateful for their professionalism and dedication and highly recommend Lixing!

14th May 2026 (19 weeks ago)The staff was always arranging viewings last minute and asking us to do the viewings twice on a late Saturday afternoon nas Sunday evening. There waa no mobile contact number to call easily. There was no extra effort to try amd sell the house beyond routine advertising. Once I withdrew the house from the market the manager who was calling me every daybto put the hous on the market did not even call or email me back personally. Just got a generic email from their parent company. Felt the whole approach was very impersonal.We know from other agents that our road is sought after and they get queries.. But Bairstowe did not seem to have much idea about what made our house and street an attractive prospect.
