7th Dec 2025 (9 mo. ago)Despite any other comments, I had an amazing experience with MSL, I guess it depends on which house or property you’re going for. I stayed at Coulston Road, and it was amazing, I stayed there during my 2nd year and it remained as the best house I ever stayed at during uni. The MSL team was responsive, the property was in perfect condition, no mould, no damp, and if any issues arose they would be there within a couple of days to fix it. I imagine that this is not the case with every property, if you’re going for a very cheap alternative I imagine there will be a few more issues, but if you’re staying or planning on staying at 46 Coulston Road, or any properties in that price range, rest assured, they’re top quality properties. *EDIT* I forgot to mention, I kept my room in perfect condition, no damage, no mess, everything nice and neat and tidy. There was however some normal wear and tear in the room as can be expected through occupying a space for a year, for instance the paint in the shower started chipping away and a couple of other things. However, even with the wear and tear, I received my full deposit back. Not a single penny was taken away from my deposit. Those comments saying they took away their deposits for no reason, I would beg to differ, I image their threshold for “no reason” is very low, since I had no issues whatsoever with the deposits. Just keep your room in good condition and you won’t have any issues.

19th Aug 2026 (30 days ago)Well, what can I say?......................Fantastic!<br>From the first contact in the office with Evie to arrange a valuation, through to completion and handing the keys over, the overall experience with Reeds Rains, Garstang was second to none!<br>Evie, Mark and Mairead were professional, courteous and attentive throughout the whole process of selling the property.<br>Mark's knowledge of the local housing market and the area, made the decision to sell with Reeds Rains a one horse race.<br>Myself and my brother were updated at every stage of the process by Mairead and it made what could've been a stressful experience a pleasure.<br>Overall, I would recommend Reeds Rains , Garstang for selling a property without giving it a second thought!

5th Aug 2026 (6 weeks ago)Houseclub provided excellent service when selling out mothers home they were confident in their valuation, of property, kept us informed of all viewings booked , not just by phone but by letter, always got feedback from viewings, negotiated for us when we accepted offer the buyer tried to then change goalposts, houseclub advised us and supported us to decline they really know the market and instilled confidence that we would get another sake which we did within a week at a higher offer , even helped us arrange EPC and got quotes for us when work needed doing, every staff member goes above and beyond
1st Sep 2026 (17 days ago)When I requested information regarding about some rental properties it kept coming back with an error. The requests must have sent and I had a patronising email back saying ‘thank you for your numerous enquiries’. I let that slide by and tried to get a viewing, which took ages for a response. I was working away on the days they requested, I asked for any other dates, received zero response. I emailed a week after asking again for alternative dates with zero response. It was like I was pestering them to view a house. Definitely wouldn’t recommend this letting agents.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Having rented properties for the past ten years, I can honestly say that Everbest Properties is the best agency I have ever come across.<br><br>From the very beginning, they have been professional, helpful, responsive, and genuinely supportive. They made the whole renting experience smooth and stress-free, and whenever we needed assistance, they were always approachable and quick to help.
8th Sep 2026 (10 days ago)Lune Valley Estates took over the sale of my partners house after having no luck with previous estate agent. Rob said he could sell in exchange for an toblerone from duty free and he did just that. He took ownership of what to do next, sorted out the photographer who was absolutely amazing at his job and the photos proved that! My photos received 100s of comments. Rob is Efficient, approachable, knowledgeable and friendly, often going out of his way and out of “working hours” to support.<br>We dealt with Rob direct but on occasion did liaise with the rest of the team at LVE who were equally as friendly and helpful.<br>If I was to sell again I would 100% ring up Rob and ask him to support.. and yes, I’d ring him direct. Can’t thank Rob and his team enough for enabling me to start a new chapter after 20 years! Moving isn’t for the faint hearted but Lune Valley Estates made it bare able and smooth even though at times it was bumpy.<br>Thanks again Rob and Team!
