15th Nov 2025 (8 mo. ago)We cannot praise this company enough, Paul who came to evaluate our property was extremely professional, knowledgeable, lives in the area. We had 2 other estate agents evaluate our property which was a complete joke. We sold our property within 2 weeks, once we had an offer accepted on a property for us Paul was involved with all conveyancing solicitors, other estate agents to make sure the process was moving at a pace. All the staff at Fletcher & Poole concerning our experience were outstanding, we highly recommend this company.
25th Apr 2026 (14 weeks ago)Fletcher & Poole did not advise as to how to dress the house for selling. They did not give feedback on the viewings unless prompted to do so. Photographs did not show the property to its advantage. The brochure description was poor compared with other estate agent’s descriptions of similar properties in the same location. Overall we would not recommend them.

31st Jul 2026 (3 days ago)I did all the viewings my self as they were short of staff. I spent 2 hours with 2 people who both subsequently made offers , As a result they benefited from personal knowledge of the house, locality, neighbours and household bills which the staff did not have. Consequently I felt this should be acknowledged in the charges. The staff were always extremely helpful towards myself, returning calls and with completion of documents.
24th Mar 2026 (19 weeks ago)I viewed a property with them, it was sold stc the following day, despite me saying I'd offer the full asking price and they didn't even have the decency to let me know because 'they didn't have time'. They had enough time to update their website and rightmove though, strangely enough. Appalled with their professionalism.
27th Jan 2025 (1 year ago)The worst estate agents imaginable!!! Very unprofessional, no communication what so ever and been an absolute nightmare!!! Tennants keep phoning with queries as they can never get hold of anyone at the agency!!! No clarity with with payments and blaming everyone and everything bar themselves!!! PLEASE DO NOT USE THEM GOR LETTING!!!!

19th Apr 2024 (2 years ago)They were excellent when my husband bought our house in 2022. We have now returned to them as sellers because we are needing to relocate for work and have placed our faith in them and their experience in the local market. We would give 5 stars but they are so busy that it doesn't feel as friendly and open as it used to. Having said that, Iwan himself and Amanda who is overseeing our listing are down to earth and very supportive. They work hard. Overall, we are happy with this agent and hope to recommend them to family and friends.

We had to sell our late mother’s property due to an outstanding mortgage, as her four adult children were unable to secure a mortgage to keep the home. It was a very difficult decision, but the team at LL Estate Agents were both professional and compassionate throughout. They found a buyer within just a few weeks of the property going on the market and handled everything efficiently and with great care, keeping me informed every step of the way. I can’t thank them enough for their support during such a challenging time.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

17th Jul 2026 (17 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
