10th Mar 2026 (21 weeks ago)Robert Michael Estate Agents handled the recent sale of our house in Thundersley. They provided advice on realistic pricing and marketed the property well, securing interest and negotiating a very fair offer. When we encountered a problem with a severe water leak during the cold weather in January, our Agent, Dean Ellis, played a key role in getting the property repaired while retaining the buyer's interest. Dean really went the extra mile for us, arranging contractors, allowing contractor access to the property for us and monitoring/ emptying the dehumidifiers as it dried out. Thanks to Dean the sale was completed on 9th March.

2nd Jul 2026 (5 weeks ago)The communication with Haart was good. The offer was less than I wanted though. Another agency also gave a higher valuation, the same as Haart did. However, I accepted the offer on Haart's recommendation, as the buyer is a first-time buyer with no chain and houses had gone down in price in the area.
22nd May 2021 (5 years ago)If I could of put 0 stars I would of Pointless for this place to be up and running NO ONE and I mean no one ever replies to your emails, they advertise properties yet do not reply when your requesting a viewing Rude ignorant people do not waste your time with them.
16th Jul 2026 (20 days ago)This company Crowstone Estates own the freehold to the block of five flats next door to us in Southend, I understand they also own two of the flats as well. They do not respond to us anymore regarding the maintenance of their back garden for which there is a gigantic Sycamore tree which is so huge now it drops everyday excessive leaves and hard seeds that fill up our whole garden, blocks our gutters, causes excessive shade and bird droppings everywhere. We have requested they cut it on several occasions but they no longer respond. Each week we are sweeping up the tree mess. We have lived here over 12 years and never once have we seen anyone do anything to maintain the back garden and the tree. (They do seem to maintain the front garden however). We actually paid for the tree branches to be cut back which hang over our side however this didn't solve the problem as the tree is so huge it still throws down a huge amount of mess onto our garden. It doesn't seem right to me that you can own land but never maintain it? What do the residents pay their service charges for? This company appears to do work with the Samaritans however this is not in line with how they ignore neighbours and do not nothing about the state of the garden and the Sycamore tree. It is this huge eyesore now that causes mess and misery. I don't know why people don't do the right thing and maintain the tree and the back garden, perhaps because they don't live here they think they can simply get away with no maintenance, but it's not fair or right. I have added some photos of the Sycamore tree to give some kind of idea of the size of this problem and will update as necessary.

26th Apr 2026 (14 weeks ago)I would recommend St George’s homes to anyone needing an estate agent - we had to sell a property in Rayleigh remotely and Darren and his team went over and above, recommending local services and going to the house for us - they were prompt responsive and super helpful throughout. .

From the initial contact we found GianFranco to be efficient, professional, proactive and thoroughly pleasant. He sold our property on the day of the first set of viewings and kept us informed all the way up to completion. I could not have scripted a more stress free experience myself. 15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

The images to support my sale were some of the best I've ever seen, with additional video and drone images of the area. His narrative to describe my home was engaging not just a bland description of a room. He understood that you are not just selling a property but a lifestyle. I cannot rate him high enough.

Our current landlord used Oakheart when we moved into his property and the guys were so helpful, (i did a review then as I was so impressed!). We are now moving back to Surrey and our landlord has used Oakheart once again. I have been liaising with Minty regarding viewings via email; she has been so friendly, kind and considerate especially with viewings around the busy Xmas period. She hasn't been demanding and has worked around our shift work schedule (Train Driver), when it comes to booking people to view the property. It is so refreshing for existing tenants to be treated with kindness as well as possible new tenants and the landlords. Thank you Minty and Oakheart! Happy New Year x
13th Jul 2026 (23 days ago)I met Andy for a property purchase, from the get go he was on the spot he followed up with vendor and arranged appointments and viewings swiftly, he also connected me to a brillient mortgage advisor who helped me secure a better deal at that time on the last minute as due to the regional middle eastern conflict the rates were rising. Additionally, Amenda helped get the purcahse she keep me in the loop, followed up with solicitors and made sure things were progressing.<br><br>I would definately recommend them.
