3rd Jul 2026 (17 weeks ago)Our experience renting through Druce has been one of broken promises, poor service, and a complete lack of professionalism and accountability. An all round horrible experience.<br><br>We did everything asked of us, promptly and in good faith. We signed the tenancy, passed all referencing and guarantor checks, and paid our deposit and a full month's rent without a single delay. In return, we were handed a flat that was nowhere near ready to live in. What is even more shocking that the landlord had not been aware of the majority of this, showing the way in which Druce "take care" of their clients...<br><br>Despite professional cleaning being an agreed condition of our tenancy, the flat was not cleaned. It was left full of the previous occupant's belongings. There was broken glass left on the balcony. We were given only one key for two tenants. The bed we were promised was never provided, leaving a bedroom of a two-bedroom flat unusable. And, discovered by us, and not disclosed by them, there were mouse droppings and large holes throughout the flat, along with a long list of other defects: missing radiator valves leaving rooms with no heating, broken cupboards, broken toilet seats, a loose electrical socket, and more. None of it was mentioned to us before we signed and paid.<br><br>Druce openly admitted to us that they had rushed the process to meet the move-in date. Yet when we raised that the flat was unusable, we were told it had been "our choice" not to move in. We had already given up our previous homes on the strength of that date. As a result, we spent a week without a home, staying with friends, all while paying full rent for a property we could not live in. When asked for a deduction to the next months rent, they declined, as well as declining to take accountability for any of this.<br><br>Nothing was resolved proactively. Every single step forward came only after repeated chasing, formal complaints, and escalation on our part. For a firm that presents itself the way Druce does, the standard of service, honesty, and basic care has been genuinely shocking.<br><br>If you are considering renting through Druce, think very carefully for the service you are paying for. We would not want anyone else to go through what we have. Or even better, DO NOT USE DRUCE!

15th Sep 2026 (7 weeks ago)We bought a property through Lurot Brand in November 2025 for our company. They were pleasant to deal with during the purchase, but we have been really disappointed by the subsequent dispute over the advertised floor area.<br><br>It was advertised as roughly 2,300 sq ft “excluding eaves”. After completion, a measured survey showed closer to 2,000 sq ft when areas with headroom below 1.5 metres were excluded. On that basis, there was around 300 sq ft less than we understood we were buying. The advertised size informed both what we were prepared to pay and our calculations of what the finished property could be worth.<br><br>RICS residential guidance says that rooms with sloping ceilings should be measured at 1.5 metres above floor level, with the sloping ceilings noted. Government guidance for VOA rating measurements also excludes areas below 1.5 metres, except under stairs. These apply in different contexts and do not establish a single rule for every floor area calculation.<br><br>We did have a building survey before buying. That checked the property’s condition; it was not a measured survey verifying the advertised floor area. For that information, we relied on the agent’s particulars.<br><br>Lurot Brand disputes our claim. Through its solicitors, it has relied on the brochure disclaimers and maintained that the marketing showed the reduced headroom areas. To me, including those areas within the advertised total was at odds with the wording “excluding eaves” on the floor plan. Showing where the reduced headroom areas were did not explain that they were included in that figure.<br><br>I remain dissatisfied. Whatever the prospects of recovering compensation through the courts, the clarity of the information remains important to us as buyers who relied on it when making a significant financial decision. In my view, the particulars should have explained more clearly how the low headroom areas were treated.<br><br>We wouldn’t use them again. My advice to other buyers is to have the floor area independently checked before exchange and get written clarification of exactly what the advertised figure includes. For a future purchase, I would look for a more professional approach to explaining these measurements and particulars I felt more confident trusting.<br><br>I’ve included screenshots of their brochure and floor plans alongside our measured drawings. Please compare the stated internal area figures and the accompanying notes about what is included or excluded, particularly the eaves and areas with restricted headroom. That distinction is at the heart of our complaint.

9th Aug 2026 (12 weeks ago)Terrible communication and zero response for 2 months I have been asking the lettings team for two months regarding a broken door closer at my property, and I have been completely ignored. Agents have a legal responsibility to maintain property fixtures, but this agency completely ghosts tenants once they've moved in. If you are looking for a reliable managing agent that actually responds to repair requests, I would strongly advise looking elsewhere. Extremely disappointing customer service.

They are ultra quick in arranging repairs if something breaks. Always willing to go the extra mile. They offer the personalised approach that you don't get with big agents. 10 out of 10

18th Sep 2026 (6 weeks ago)Outstanding service from Diamond and the team at Lion Wolf I cannot recommend Lion Wolf highly enough, and in particular I want to recognise Diamond, who was absolutely exceptional throughout the sale of our mother’s property. This was not a straightforward sale. It was a complex probate transaction, involving a number of additional requirements and, ultimately, a lengthy process before we were finally able to complete. Throughout all of this, Diamond remained incredibly professional, patient, proactive and committed to getting the sale over the line. What really stood out was the communication. Diamond was always available when we needed him, answered his phone, returned calls and responded to emails quickly. Even when there were delays and complications outside of his control, he kept us informed, chased the relevant people and continually pushed the transaction forward. We never felt that we were left wondering what was happening. He went far beyond what I would normally expect from an estate agent. He took genuine ownership of the process, kept communication going between the different parties and was always prepared to step in and chase things when progress was slowing down. Selling a family home following a bereavement is never easy, and having someone as professional, approachable and reliable as Diamond handling the sale made a significant difference. He understood the circumstances, dealt with everything sensitively and professionally, and remained completely focused on achieving the completion. Even when the sale became particularly challenging towards the end, Diamond continued to work extremely hard to keep everyone moving in the right direction. His level of commitment and communication throughout the entire process was hugely appreciated by all of us. Diamond is a credit to Lion Wolf. His professionalism, responsiveness, determination and personal approach are exactly what you want from an estate agent, particularly when dealing with a complicated sale. If you are considering selling a property, I would have absolutely no hesitation in recommending Lion Wolf and especially Diamond. We have dealt with a number of estate agents over the years, and the level of service we received here really stood out. Thank you, Diamond, for everything you did to get us through the process and finally over the line. It was genuinely appreciated. Highly recommended.
