14th Aug 2026 (11 weeks ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.

The sale ran into a long, complicated deed of variation with the freeholder, and Zoe kept everyone moving. She chased the solicitors on both sides and kept me informed throughout. Since I live in Italy, I needed someone I could rely on locally, and she sorted out every practical detail. She's professional, responsive and really persistent. I'd recommend Zoe and tlc to anyone selling in Chelsea.

We had a stringent list of requirements, two bedrooms, close to a major park, (Kensington Gardens that is), and the tricky part- a flat that would allow our small dog. We also wanted a Concierge as we travel quite a bit. Also, add on a lift! David was relentless in searching out a flat for us that met these requirements. Not only did he find one for us, he did it with professionalism, enthusiasm, and to top it off, he is an incredibly nice guy and his genuineness shines through. I highly recommend contacting David Webber for your Real Estate needs! He mentioned he was only a week or so into his time at Marsh & Parsons, yet he came across as someone with years of experience behind him. His knowledge of the process, his responsiveness and his polish all reflected a seasoned letting agent.<br><br>Even though we didn't take the property, he made everything smooth and stress-free.
