17th Jun 2026 (7 weeks ago)Dowen, Unprofessional estate agent.… I was very disappointed with Down estate agents, I booked a viewing for 1400hrs on the 17th June, at park road Hartlepool, and confirmed it with the agency, we waited for over 30 minutes for an agent to turn up, but no one did, I called their office and the lady said she's stuck in traffic she will be there shortly, we waited for a further 20 minutes, but no one turned up, I called the office again but this time no one answered, so I left a message, stating that if no one turns up in 5 minutes, we won't be bothering with the viewing, no one turned up, this company is so so so unprofessional, and I would not recommend anyone to do business with them, if they can't be bothered to turn up for a viewing of a property, then it says it all, It's that bad that I can't start rate them,

29th May 2026 (9 weeks ago)Awful experience from day one. Lesley came to me with a tenant who moved in October 25. First off they allowed a tenant to move in with no months rent up front - never agreed with myself. 7 months later I am still a month behind on unpaid rent even though I have emailed Lesley directly every month chasing. Peter Clark received the keys back to the property on 15/05 and I’m still yet to receive the months rent I’m owed. To add to this there wasn’t a single month where the rent was paid on the date stated on the agreement and instead they allowed the tenant to pay them with cash each month.
17th Apr 2026 (15 weeks ago)The valuation was great, the woman was lovely and photos were excellent. The communication stopped after a few weeks. The house was listed with 2 agents, when I did a viewing with the other party they said about how they'd tried to contact holbrooks and couldn't get through. I received a call about a viewing after no contact for weeks and told them the there had been an offer on the house and was sols stc, the woman rudely said you could have told us. I would have if there had been any contact! Overall wouldn't recommend them.

The previous team of Brian & Neil were excellent but now the staff won't return calls or emails and still owe me £150 since last Dec which they promised to pay but never have. Very poor.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

I paid a £150 holding deposit after being told the landlord had approved my application and that I would proceed as the tenant.<br><br>Only a few hours later, I was informed that the application had been rejected and the refund would be issued. The refund was not processed on time, forcing me to chase it daily with no proper communication or urgency. It was only returned after a full week of constant follow-ups.<br><br>Although the money was eventually refunded, the way this was handled was unacceptable, stressful, and shows a clear lack of professionalism and respect for tenants’ time and money. I would not use this agency again and strongly advise others to be cautious.
17th Jul 2026 (17 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.

We’ve had poor experiences with estate agents in the past but Paul was exceptionally good. He sat and explained everything thoroughly for an hour and a half on his first visit to the house and didn’t just race around rooms pretending to measure up. He seemed really invested. Most of all, he LISTENED to us and understood that we wanted a realistic price for a quick sale, and didn’t try to persuade us that we could achieve thousands more.<br>Paul’s marketing was excellent with professional looking photos and videos and good use of social media. He organised viewings back to back and secured interest almost immediately.<br>Paul sold our house for full asking price within 3 days of it hitting the market, and we couldn’t have been happier.<br>Communication was outstanding throughout, with a dedicated WhatsApp number which was answered by Paul very quickly. He even kindly passed messages on between ourselves and our buyers.<br>All in all we’d absolutely recommend Ewe Move if you’re thinking of selling your home. Especially if you want an honest, professional service rather than empty sales patter.

Ocean was fantastic during the viewing process and Francis and the team were great from a paperwork and advice point of view. Extremely responsive to emails and queries which has made a very stressful process much more manageable. Ocean was kind enough to support a second viewing to allow for me to take measurements prior to moving in and ensure that everything was set for our move. All of my questions were answered in good time and we are really grateful to the team for helping us find our new home.
