26th Sep 2026 (5 weeks ago)Slow off the mark once contract signed (forgot to book photographer); had been sure of handling incumbent tenant but capitulated. Lag to viewings, then slow to remarket once tenant gone… Months have elapsed and although they found a buyer - the agreed price is £50k below guide and still exchange hasn’t happened. Occasionally good to talk to but only act when their fee seems to be receding?!

8th Mar 2026 (7 mo. ago)Madison Brook appears to be a very professional estate agent, with strong local knowledge and excellent communication throughout the process. An offer on the property was accepted within about six weeks of it going onto the market. The accepted offer was almost 4% below the guide price, but this was likely influenced by the recent sale of another near-identical property within the same block.
10th Jul 2026 (16 weeks ago)I lived in a property "managed" by Rob and his team. Rob and his team can be kind & lovely people. I know there are reason for slow action, which happens all too often. They will take the landlords side on issues.<br>I also think it's a case of someone stepping back after all these years and letting someone else step up (if you get my drift) they are ok, but if your talking about the money that property involves, I would have to really think long and hard to use them
2nd Nov 2023 (2 years ago)On my showing day i met with the agent, who was so friendly We start the conversate, and i told him about my horrible experiences so far with other agency, who have you turn up , but the property is gone He was so reassuring Then i called jessica and informed i will take the property She reassured me she will do all she can and she did Today i got my first home to rent in Uk....thanks jessica and snelkers

He's a professional in his field and a very kind and helpful person. Throughout the entire rental period, he supported and helped with all matters related to our rental property. I'm very happy with his work, I recommend him to everyone, and I want to express my deepest gratitude to him!

29th Oct 2015 (11 years ago)Prestige probably has been the best estate agent I've ever dealt with when renting! Stayed in a lovely Twickenham apartment until unfortunately the owner sold it. Tina, Sandra, Rick and Diane were all so friendly and attentive to any minor problem we had in the flat and was refreshing with dealing with such friendly, trustworthy and attentive estate agents :)

30th May 2026 (22 weeks ago)The Best Estate Agent in London – Hands Down! If I could give Websters 10 stars, I would. I have been renting in London for the past 15 years, and during that time, I’ve dealt with all the massive corporate names—Foxtons, Dexters, Antony Roberts, and Hastings. Without fail, I had a frustrating issue with every single one of them. The typical London renting experience usually involves dealing with agents who are arrogant, pushy, and completely indifferent once they get your money. Websters is the complete antithesis of that. They are, without a doubt, the best estate agency I have ever dealt with. Here is why they completely blow the competition out of the water: Incredibly Prompt & Responsive: You are never left chasing them. They reply quickly, action requests immediately, and actually respect your time. They Genuine Listen: Unlike the big corporate chains that just try to shove any property down your throat to hit a target, Websters listened to my specific needs and actually tried to match them. Flawless Communication: They keep you posted at every single stage of the process. You are never left in the dark wondering what is happening. Polite, Professional, and Caring: The team is genuinely nice. While other agents come across as arrogant and cold, the staff at Websters are deeply caring and human. Whether you are a tenant looking for a stress-free home search or a landlord wanting your property managed by professionals who actually care, I cannot recommend Websters highly enough. They have completely restored my faith in estate agents!

Amir for reassuring me every step of the way and the move managers for such excellent communication with bytes and solicitors. A really efficient set up hence it is the second purchase I have made with this company. Thank you!

18th Sep 2026 (6 weeks ago)Outstanding service from Diamond and the team at Lion Wolf I cannot recommend Lion Wolf highly enough, and in particular I want to recognise Diamond, who was absolutely exceptional throughout the sale of our mother’s property. This was not a straightforward sale. It was a complex probate transaction, involving a number of additional requirements and, ultimately, a lengthy process before we were finally able to complete. Throughout all of this, Diamond remained incredibly professional, patient, proactive and committed to getting the sale over the line. What really stood out was the communication. Diamond was always available when we needed him, answered his phone, returned calls and responded to emails quickly. Even when there were delays and complications outside of his control, he kept us informed, chased the relevant people and continually pushed the transaction forward. We never felt that we were left wondering what was happening. He went far beyond what I would normally expect from an estate agent. He took genuine ownership of the process, kept communication going between the different parties and was always prepared to step in and chase things when progress was slowing down. Selling a family home following a bereavement is never easy, and having someone as professional, approachable and reliable as Diamond handling the sale made a significant difference. He understood the circumstances, dealt with everything sensitively and professionally, and remained completely focused on achieving the completion. Even when the sale became particularly challenging towards the end, Diamond continued to work extremely hard to keep everyone moving in the right direction. His level of commitment and communication throughout the entire process was hugely appreciated by all of us. Diamond is a credit to Lion Wolf. His professionalism, responsiveness, determination and personal approach are exactly what you want from an estate agent, particularly when dealing with a complicated sale. If you are considering selling a property, I would have absolutely no hesitation in recommending Lion Wolf and especially Diamond. We have dealt with a number of estate agents over the years, and the level of service we received here really stood out. Thank you, Diamond, for everything you did to get us through the process and finally over the line. It was genuinely appreciated. Highly recommended.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
