5th May 2026 (3 days ago)The lift in our building has been out of service since mid-January - it is now May, over 3.5 months later. I live on the top floor. In that time, I have called and messaged the management agent roughly once a month. The responses have consistently been either “it will take another few months” or “we don’t know.” As of last week, they told me the contractor has only just begun ordering parts - with no estimated repair date. At no point has there been proactive communication to tenants. Every update I received, I had to chase. For what should be a standard building repair, the lack of urgency and transparency has been really poor. It’s worth noting that a lift outage of this length isn’t just an inconvenience - for elderly or disabled residents, it can be genuinely serious. That alone should warrant more urgency than has been shown here. Three and a half months without a working lift (and still no answer) is not acceptable property management.

Director Mehul Devani is a business owner who repeatedly breaks the rules, commits fraudulent acts & exploits tenants and business owners for greed. This individual destroys life's & business in his pursuit to make a profit. This landlord leaves vulnerable people in squalid, unsafe properties! He fails to return security deposits, BEWARE & uses the County Court system to enforce judgements drafted to take advantage of tenants & the public. Mel owns various companies & I've read desperate reviews against each business left by members of the public reporting him him & his SHOCKING practises acting as landlord & director of CQC Social Care Services. Please use the internet to do your research before dealing with this company that will destroy peoples life's for profit.

We had a very smooth purchase process because of his professional attitude and his capability to manage the relationship between us and our new home developer. It has been a pleasure liaising with him. Will recommend Caddingtons and Arthur to anyone looking for a home in London!

25th Sep 2019 (6 years ago)This estate agent was worse than useless, very rude and slow. Messed me about with the house I was supposed to buy and move into and was I chargeed £2,500 before they could take the property off the market. Then the sitting tenant refused to move out and it took over 6 months get our money back and only achieved this by report ing them to the Property Ombudman. Lost close to £ 3,000 in findin g an alternative property to buy and had to take them to court. Now they have movrd from their Orsett road premises after they got expelled from the property ombufsman membership and are nowhere to be found... BeEWARE AND DO NOT USE THEM AT ALL

Checkout was smooth and 2 years following leaving the property he reached out to us to arrange a refund for a hot water overpayment we had made but were completely unaware of. Trustworthy and helpful.

Throughout, he was very accommodating, allowing access to my architects and tradespeople even prior to completion to allow me to make the necessary judgements for the renovation. I would highly recommend his services.

We have just handed our flat back after 4 years and from the first to the last interaction Vicky made things straightforward. The contractual process was easy and fair and any repair issues were always dealt with promptly. An easy recommendation.
1st Dec 2021 (4 years ago)I had a great experience with AZ Real Estate (especially with a real estate agent Darya), who helped me buy my first home in London. It was my first experience in this area; therefore, I had a lot of questions. Darya from AZ Real Estate was with me from the beginning to the end when I received my keys. She was extremely helpful and always answered my calls/messages within minutes which made the whole process less stressful. Due to some problems on the seller's side the final step was delayed; however, Darya did everything to speed up the process. I would certainly recommend AZ Real Estate if you are looking to buy a new property.

K&O Estates were recommended by a friend and they honestly took all the stress away. They managed the full renovation at a competitive price, sorted all the certificates, and got everything done quickly. They also found a new tenant very fast, who already seems much better than the last. Would definitely recommend.
