30th Jan 2026 (9 weeks ago)As a first-time buyer, I trusted this estate agency to provide accurate and reliable information when viewing and proceeding with a property purchase. Unfortunately, my experience was extremely disappointing. When I was shown the property, I was told three key points that significantly influenced my decision to proceed: • That the flat had an allocated parking space • That the leasehold was 999 years • That residents contributed to a joint building insurance policy After several months of progressing the purchase and paying substantial solicitor fees, it became apparent that all three of these statements were incorrect. There was no allocated parking for the flat, the lease was under 150 years rather than 999, and there was no existing joint building insurance policy. Each time I raised these issues with the estate agent, I was simply told that the information had been provided incorrectly by the seller and that they apologised. While mistakes can happen, these are material facts that should have been verified before being presented to a buyer, particularly as they directly affect a purchaser’s decision-making. The process was stressful, costly, and ultimately ruined my trust in the agency. Buying your first home should be an exciting experience, but being misled on multiple fundamental aspects of the property made it extremely disheartening. I would strongly advise future buyers to ensure all key details are confirmed in writing and verified early in the process.

Top communications in organising and informing of viewings and prompt actions once offers and eventual sale was processed. Excellent all round from the whole team.
19th Mar 2024 (2 years ago)It's taken me a couple of weeks to get to write this review but the team at Leavenheath have been fantastic throughout this protracted sale having produced three purchasers over the period. The first was affected by Liz Truss the second someone trying to buy involving Cryptocurrency (you couldn't write it) They stuck with me throughout the whole process and found the third and successful buyer. Availability on the telephone and communication in general was great. They clearly smoothed what would otherwise have been a very bumpy ride in the market we were selling in. Thank you all

10th May 2024 (1 year ago)Holly was professional and very knowledgeable of property in the Tiptree area. Originally priced the property above the recommended value had 16 viewing that David Martin undertook. Communications by phone and email were good keeping us in the picture. They obtained the buyer and communicated well during the negotiation process.
24th Feb 2026 (5 weeks ago)I made a mistake of using Belhus for my property in the UK when I moved to the US. I'm 4 months in, still don't know when I'm supposed to be paid each month (there was some work I had to pay out for the first couple of months, so they cancelled out the rent). I emailed 6 weeks ago to confirm the date and amount, chased 2 times too and still haven't managed to get a response. I wish I had sold the property, because dealing with Pauline on the sale side was great - she was very, very helpful and responsive. Hopefully, i'll be back to update/delete this review in a few months time - but as of now, i'm not impressed.
11th Nov 2025 (20 weeks ago)In 12 weeks Only 1 Viewing no contact or feedback from the viewing, passed on to the Auction agent whos opening line "was well this has been an absolute disaster". Not a good experience this was capped off after 14 weeks with a mandatory 4 weeks Notice period despite no action and after a short dialogue this was reduced to 3 weeks with no viewings and 2 lines of communication so i felt punitive action to stop me moving on to a different Agent. 2000+ website hits 1 actual viewing

21st Dec 2024 (1 year ago)It is with great confidence that I can recommend Bonds to sell your property. Bonds offer a one off up front price to sell your property. This is the method I chose to use. Once my bungalow had sold, it took a paticularly long time to go through. (This was due to my buyers side of things).... Jayne was on the case all the time. Jayne truly works wonders. I believe it was her constant chasing the legal teams that eventually got my sale through to completion.. All staff are always polite, courteous and very helpful. I have always been kept informed at all times from viewings to completion. Thankyou to Jayne and your team.
