20th May 2026 (5 weeks ago)Don't bother to clean up too much, no matter how hard you try they will still charge you hundreds of pounds. After living at one of their properties for just 6 months, I handed over the house as clean as I got it but they still charged me £560 for deep cleaning. Very disappointed I DON'T RECOMMEND IT!

15th May 2026 (5 weeks ago)We recently had the issue of trying to sell a piece of land in Framlingham which had full planning permission but was curtailed with a Unilateral Undertaking with ESCC. Oliver Johnson, a Director of Clarke and Simpson, could not have been more helpful. He navigated us through the intricacies of planning, found a buyer and when our solicitor, Ross Coates, was closed down, he found us a new solicitor who rapidly concluded the sale. Oliver`s handling throughout could not be faulted. His communication skills and support were amazing with immediate e-mail and telephone responses. Without the knowledge and contacts that Clarke and Simpson have, I doubt that we should have sold the land, let alone advertised it. A definite rewarding experience for us. 13th Jun 2026 (8 days ago)Unfortunately, we had a disappointing viewing experience. The agent, John, appeared 20 minutes late, did not greet us on arrival, and immediately made it clear that he was short on time and said it would have to be a quick viewing. As prospective tenants, it’s hard not to wonder why a viewing was scheduled at all if viewing times aren’t adhered too and you’re treated like an inconvenience. The viewing felt rushed from start to finish, and many of our questions about the property could not be answered. This experience was a disappointment for us as we were strongly considering it as a property.
10th Jun 2026 (11 days ago)£200 valuation fee!!! We first looked at going with shires to sell our property as they had a house we was set on purchasing made sense we went with them. We was told that there was certain things they could do to get us said house ,but we need to get on the market ASAP, We signed contract thinking that as with any contract we would have a 14 day cooling off period, so after lots of promises we where then told the property had sold which gave us some breathing space to take a step back and shop about ,we were offered a fantastic rate and was given amazing service from another agent. We informed shires we would like to terminate our contract within the 14 days cooling off period , they took this news badly, even bad mouthing other agents saying they can't do what we can ect ect ,seemed to take it personally, We was then sent a Bill for just over £200 for a valuation fee which was in small print My point being there is no cooling off period without excessive charges so just beware ,and of underhand tactics- 3rd Jun 2026 (18 days ago)My wife and I were looking for a place that suited our needs. We contacted WHB in Sudbury for a house they had up for rental and in the area we wanted to move to. We met Lois at the property and she was polite, engaging and professional. Lois took us through the process including negotiating with the landlord on a move in date that was agreeable to all parties. We cant thank Lois enough for her support and guidance. Furthermore, we should also mention the team at Sudbury, especially Nicol, who was able to support us when Lois was not available. Thank you for making this happen Lee and Cindy

Georgia, Darcy and Marcus went above and beyond to make everything as smooth as possible, especially given the challenging circumstances we were facing with our previous tenancy. They were professional, responsive, kind and genuinely caring — always keeping us informed and making us feel like a priority. Moving home with a young family is stressful at the best of times, but having such a dedicated team behind us made all the difference. We absolutely love our new home and it’s largely thanks to them. 28th May 2026 (24 days ago)Absolutely delighted with the excellent care and service we have had from the team at Minors and Brady recently selling our house in Diss. Each person we engaged with from the office was incredibly professional and gave great advice and support, metaphorically holding our hands through the process. Stand out mentions in particular to Joe, Nicola and Matthew who always went above and beyond in looking after us and we also appreciated all the help from Morgan and Chelsea with viewings. They had regular check-ins and updates with us and they were always contactable and responsive to messages and questions which we really valued. Very pleased with the whole process and would highly recommend them.
