20th Apr 2026 (15 days ago)Shadey agency who refuses to send me my rental statements as proof they've received rent from me during my tenancy. Shoddy record keeping and billing practices by issuing me an invoice for rent after expiration of my tenancy and failing to keep their portal correct with updated information regarding tenancy end date. They hide behind an excuse of miscommunication despite there being a clear record of communication on these specific details. Lettings manager and agent undertook to send me my rental statements on 17 April - requested on the 15th- its the 20th April today and still nothing, despite this being my personal data. I'd never trust them or recommend them to anyone.

From bringing around qualified potential buyers for viewing (as opposed to a constant string of non-viablw options) to ensuring the parties are all appraised of ongoings and the transaction ticking along. Unfortunately for a variety of reasons the sale took longer than the parties hoped, but Steve made sure that things progressed wherever possible and with all necessary information, always responsive and happy to assist. I am so grateful for having been recommended Steve and understand the total faith in him. Would have zero hesitation recommending him in future. Thank you, Steve!

Unlike many agents who delegate once an offer is accepted, Aaron personally handled every single stage of my sale. He liaised directly with both solicitors, resolved issues before they became problems and kept the entire process moving with professionalism and calm efficiency. What truly sets him apart is his transparency, integrity and speed. He always got back to me quickly, communicated clearly and made sure I understood exactly what was happening at each step. 24th Apr 2026 (11 days ago)I originally put my house up for sale with another very known estate on Chingford mount E4. They quickly found me a buyer, someone known to them that buys and sells properties through them. After nearly reaching exchange position they tried to drop me £25000 because they just wanted to. When I asked the agents if they had been following up my sale making sure that things were going well it was a NO. £2000 less in my pocket I went straight to Coultons in Chingford E4, what can I say, very friendly helpful people that go out there way to help. They found me a buyer and followed it through, constantly communicating with me every step of the way. They are all professionals and enjoy doing their job. I mainly delt with Euan, real gentleman. He would do anything he can to make everything go smoothly. Up to the completion day he was calling to make sure all was well. So if you really want to buy or sale a property forget about going to second best, just go straight to the best Coultons in Chingford, where you will get professional services and peace of mind.

14th Oct 2025 (6 mo. ago)WARNING to all rental tenants. Beware! This company do not vet their landlords or care for tenants welfare, I’d strongly advise you steer clear. They lumbered me with a psychotic landlord, and Instead of dealing with their own dispute with her, left me to deal with an ugly situation they caused in the first place. The episode caused me untold distress and cost me a fortune. I had to move out just to get away from an unhinged landlord, and Portico didn't step in to help me with any of it. I spoke to the so-called 'manager' about it and all he cared about was grabbing a tidy profit from the situation. Even the staff said the landlord was 'trouble' but i'm the one that took the hit. Bad people, bad company, don't grace them with your custom, save yourself and go elsewhere.
27th Apr 2026 (8 days ago)I was a tenant of Dockside Property services for two years. In that time, they charged me disgusting amounts for a check in fee, check out few, signing fee, if they had any involvement you better believe you'd pay for it. They also took 1.5 years of that two year tenancy to fit a bathroom extractor fan which was broken when I moved in, and that the previous tenant tried to get fixed. Every issue I ever raised was dealt with in a sluggish manner sadly - an online portal / report system can be as fancy as it wants - but it doesn't help unless you actually check it. They were also kind enough to charge us for additional cleaning of the property when we left it spotless - as well as trying to charge us £60 for replacing a piece of wood under the dishwasher that wasn't fitted back after repairs that they did. The reason it didn't fit was because the repair made the gap physically too small for the wood to fit in, so oddly enough I couldn't refit it, but somehow they didn't seem to understand that. Maybe they didn't do that "get the shape in the hole" game when they were younger. After explaining this they then doubled down on their stupidly and we disputed via the DPS, and they settled in our favour because I figure someone that works there actually has eyes / a basic understanding of shapes and measurements. Either way, I wouldn't rent from them again unless I had no other option. Oh, and if you're looking at renting 25 The Eye, the flats in Chatham, the hot water is basically non existant (unless you take 3 second showers), the washing machine is from the early 90's, rent is very high, you can hear every breath of your neighbours (above, on both sides and below) as well as the lovely potent smelling...."cigarettes" from those below 24/7 - and if you hear a scuttling in the night in the walls or see something dash across the kitchen floor, don't worry, that's just the rats from the bin store under the building. ??????
27th Jan 2026 (14 weeks ago)If I could give no stars I would. Will, who said he was the manager of the two Hackney branches, really could not manage a rice pudding. He was enthusiastic until the sale was agreed and then didn't want to bother with any communicating thereafter. He gave the clear impression that he just needed to sit back, do nothing more and wait for the commission to role. He gave clear indications that he did not have time to try and help progress the sale because he was too busy trying to make other property sales. I came away with the definite idea that Dexters work on agreeing as many sales as they possibly can and then do nothing thereafter and keep their fingers crossed that the sale completes. They work on quantity of sales and not quality of service. What Will does not take into account is that buying and selling is very stressful for the buyers and sellers and part of the agents job should be to be very active in progressing the sale and keeping in communication with other agents and the buyers and sellers until the sale is complete. Avoid listing your property for sale with Dexters to avoid disappointment.
16th Apr 2026 (19 days ago)I lived in my flat for 8 months now and have so far experienced so many issues that their check-in report failed to identify. First day I moved in, the bathtub was clogged, there were underwear stuffed in the drawers, toilet seat cover was cracked. The heater was also broken so had to freeze through December, and they also pointed me to the wrong the electricity meter so I’ve been paying for my neighbour’s electricity. Their property manager is incompetent at best, ignoring emails/calls and just sit there watch you suffer / sort out problems by yourself. Avoid at all cost.

1st May 2026 (4 days ago)I think buying and selling a house is stressful enough, and this is why we loved working with Strickland: Jamie and Terence are two REAL people who REALLY cared and did treat our sale and purchase like what it really meant to us, not just another transaction on their schedule. They have been reasonable (honestly, it may sound like an odd compliment but it’s just so hard to find reasonable people these days!), kind, proactive, an absolute pleasure to work with. I did genuinely trust them and I would do so again with no hesitation. The only issue now is that we’ll need to move again to have an excuse to hang out with them! ??????
