27th Mar 2021 (5 years ago)I generally had a good experience with this agency. Solving problems and making inquiries were always smooth. However, one of their agents (Ebony) brought a potential new tenant to visit my flat without my permission, when I was on holidays. I did not appreciate that and she never apologised, just ignored my emails.... I contacted Edward who apologised later. I have also explicitly asked to keep my letters during the transition period but never got any information about them, even knowing that some letters have arrived (got simultaneously by email). This was not nice given that I kept returning all letters for the previous tenant for a year when I moved in.

1st Aug 2024 (2 years ago)I have had the pleasure of working with Elliott Davis Properties for many years, and I must say they are the best in the business when it comes to honesty and integrity. They are always a cut above the rest. I’m not the type of person who relies solely on reviews, but if you want to judge a business, I encourage you to come in, have a chat, and make your own decision. If you feel the deal or the agent isn’t right for you, that’s completely fine—but don’t let any review stop you from having a conversation. I’ve been doing business with Elliott Davis and their associates since 2012, and not once have I had any issues. I highly recommend them.

25th Dec 2025 (8 mo. ago)Me and my flatmate had the worst experience with one of marble properties agents- Shabs. Both of us needed to follow up with him relentlessly to get anything he’d request/demand over the phone in writing. Often, he’d forget what he’d told us previously/ use the fact he communicated primarily through phone call to disregard what he’d told us, creating a lot of unnecessary confusion and anxiety. One of the most unprofessional and immature people I’ve ever interacted with.

My son offered in January 2025 with the hope of completing before the increase in stamp duty. It was a tall order! 11th Sep 2026 (9 days ago)Blake Stanley charges illegal fees to incoming tenants.<br><br>If you are a landlord, I would implore you to consider using a property manager that respects tenants rights and doesn’t squeeze them every tenancy renewal for fees that they know are illegal - they strong arm tenants into paying them anyways as they know the process is complicated to contest.<br><br>Context: I received a decision today from the First Tier tribunal Property Chamber (residential property) ordering Blake Stanley to refund the £64 charged.<br><br>This was charged under the auspices of a “change of tenant”, but there was no change of tenancy when a 12 month agreement comes to a close and new tenants move in!<br><br>I know this seems like a small amount of money, but consider that they pressure every tenant of every property they manage, anytime a contract renews to pay this. It’s illegal for citizens to steal from businesses, so please let’s not allow shady, fraudulent and immoral businesses like Blake Stanley steal from us.<br><br>For other tenants that BlakeStanley has stolen from, please consider reporting them to the First Tier Tribunal and get your money rightfully returned.

20th Apr 2024 (2 years ago)Lack of communication, had to chase them for things to be done, lack of professionalism. I consider the three months the property was for sale with them was three months wasted. Property is now under offer with another agent within 3 days of being listed. Enough said …….
5th Jun 2026 (15 weeks ago)We trusted Nauman because of his long-standing relationship with my father-in-law. Based on his advice, our 4-bedroom property was partitioned and converted into a 5-bedroom house to achieve higher rent. This required significant renovation costs, yet the rent we received over six years did not even reflect the value of a standard 3-bedroom property. Had proper advice been given, we could have saved a substantial portion of those costs and avoided considerable financial loss. Bilal and his family (tenants) later informed us that they were paying approximately £2,600 per month first 3 years and £2800 for the remaining years with around £1,000 being taken in cash. we were getting 1650 odd for first 3 years and 1800 odd for remaining.This raises serious concerns regarding transparency, payment handling, and potential tax-related issues. After extensive research into guaranteed rent and letting arrangements, I have not found a legitimate case where a letting company retains anything close to 36% commission. More concerning is that this percentage was never disclosed before the agreement was signed. We were never informed of the differences between guaranteed rent, full management, or partial management options. We were shown a single advertisement and relied entirely on your expertise, while you had full knowledge of the market and we did not. Even your own relative, Mr. Abbas, expressed surprise when I explained the figures and stated that we should have been receiving at least £2,500–£2,600 per month, even under a guaranteed-rent arrangement. He advised that only Mr. Asif Sahib could help resolve this matter. We also learned that efforts were made to convince Bilal and his family that our property could potentially be purchased below market value because we supposedly would never return to the UK. If true, this represents a serious breach of trust. Regarding 4A Ingleby Road, you promised three weeks' rent if we provided certain tenant posts, yet that promise was never honoured despite us losing nearly four months' rent, ironically it wasnt on gauranteed terms.. At the same time, you appeared willing to assist individuals involved in unauthorised subletting. The property was allegedly sublet for an extended period without effective oversight, despite management fees being collected. The rental history also requires explanation. We received approximately £900–£1,100 per month for many years, while the same property now generates around £2,100 per month. Over 8–10 years, this suggests an extraordinarily high effective commission of approximately 40–45%, which was never properly explained or justified. Communication was equally disappointing. Calls and messages were often ignored, and when responses were provided, they rarely addressed the actual concerns raised. You frequently emphasised that your earnings were halal, yet whenever transparency, accountability, fairness, or justification were requested, clear answers were never provided. For context, while these properties were generating income for others, we were living in rented accommodation ourselves, paying approximately £1,900 per month (excluding bills) for a 2-bedroom side extension of the exact same house, while receiving around £1,650 per around 3 years initially and around £1,850 thereafter upon request for increament in rent. This is not simply about money. It is about trust, transparency, morality, accountability, and humanity. I invite property link to publicly explain these figures, decisions, commissions, and actions so that future landlords can make informed decisions before placing their trust in your hands.
