The entire process was transparent and clear, with no grey areas. Having had a different experience with another agent in the past, I knew I would appreciate this. 19th Aug 2026 (28 days ago)I decided to go with Christopher Stokes as they were the market leaders with the best stats in the area. I am so glad I did. The sales team were so supportive and helpful and I felt like I could ask them anything at any time. They printed off some of the paperwork I was struggling with and I was able to sit with Jon in their lovely air -conditioned office and have everything checked through. All of the sales team and staff were so friendly that I felt looked after which was so important at such a stressful time. Every step of the sales process from the initial meeting, the photography, viewings and through to conveyancing was relaxed and enjoyable. I can’t recon them enough.

10th Jun 2026 (14 weeks ago)Our experience with HomeLink has been extremely negative.<br><br>We returned the keys on 14 May 2026 and recorded a video at the time of handover as evidence. Despite this, we were later told that the keys had only been returned on 2 June 2026. We have evidence showing otherwise.<br><br>When we rented the property, we were informed by Zach that there were no damp or mould issues. However, during our tenancy we experienced significant damp, mould and moisture problems throughout the property, particularly during the winter months. My wife and child developed asthma-related health problems, and we have supporting medical evidence.<br><br>We moved out on 30 April 2026 and were preparing to move into another property. During this process, HomeLink provided a negative reference, stating that rent payments had been late. We had already informed them in writing that my salary payment date had changed and requested that the payment date be adjusted accordingly. Despite this, the issue was not resolved.<br><br>HomeLink has withheld our £2,015 deposit and has attempted to charge rent for a period when we were no longer living in the property. We have written communications showing that we informed the agency in advance about leaving the property.<br><br>We feel that we were treated unfairly throughout this process. We have retained emails, messages, video recordings and other evidence and have started legal proceedings regarding these matters.<br><br>Potential tenants should carefully document all communications and thoroughly inspect any property for damp and mould issues before signing a tenancy agreement.

I let my property out with them for nearly 5 years, and I'm still waiting in January for the final month's rent to be paid back to me from the tenant leaving in mid-November last year. On top of that the tenant left the flat in a complete state and I'm yet to receive any deposit money back to compensate. Calls/emails to the agency are being ignored.

As the liaison between my landlord and me, she goes above and beyond. She is kind, caring, and exceptionally proactive whenever an issue pops up, she gets things done without delay while remaining completely professional. Damien provided a better than expected but realistic valuation based on the current local housing market. He provided practical advice on which type of buyer would give a fair price but would also enable a quick house sale. House was sold within 6 months at a price I was very happy with! Well done Damien and everyone at Breens Estate Agents, I would highly recommend! ????????????

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

I was then recommended Peter Cuffaro from a friend and never regretted it.<br>Peter and his team are excellent from the start, from evaluation to completion.<br>Photos were very impressive (even I was tempted to buy my own house). They recommended a solicitor who they work with and have a great communication. The solicitor was also an excellent choice. The team showed people around my house with professionalism and respect to my home. Every step of the way I had good communication from them. If you asked a question they're knowledgeable with answers if they didn't know they'll find out and get back to you. Peter and his team did not just help the selling of my property they helped with the purchase of another which wasn't even in their area. Their goal was to take as much pressure of you and to make sure the transaction of both properties go through as smoothly as possible. Buying a property these days is a different concept to about 15-20 years ago, more stressful and confusing but this team helped me all the way.<br>If I could give them 6 stars I would.<br>Forget about other Estate agents in the area Peter Cuffaro is the only one to go to.
