2nd Nov 2026 (5 days ago)My overriding impression of this lettings agent is that landlords are treated with exceptional respect and attentiveness, while tenants, particularly those renting smaller, “lower-end” properties (that are by no means inexpensive) are treated as a non-priority and inconvenience.
I reported a plumbing issue that required a relatively simple repair. Tate ignored my emails for over five months, despite me providing evidence of the problem and the serious impact it was having on my sleep and quality of life. A plumber had previously investigated and confirmed that a repair was needed, otherwise the problem would worsen. Interestingly, during this same period, Tate were very communicative when it suited their purposes - e.g. when they wanted to impose a yearly boiler check during a week that was not convenient for me.
Furthermore, a few months earlier, I reported a mouse in the flat, which left a disturbing amount of droppings behind the kitchen boarding, and the director's response was simply "it happens a lot this time of year". Rodents in a rented property should not be shrugged off and ignored.
The plumbing issue was a leaking tap that caused extremely disruptive whistling and banging noises day and night, and triggered every single time a neighbour flushed their toilet or used their bathroom taps. It would also start up randomly of its own accord all day long. Despite my repeated reports, the matter remained ignored and unresolved.
Things then changed dramatically when I went away for a weekend. A neighbour heard the pipe noise from the hallway and reported it to their landlord, whose property was not managed by Tate. By Monday morning, before 9am, my partner and I had received angry voicemails and emails from Tate’s director complaining about the noise.
We explained that this was the very same issue we had been reporting for months. Rather unbelievably, the director then accused us of leaving a tap running, a washing machine on or even “a generator” running in the flat, despite knowing full well the tap had been dripping of its own accord and causing the noise.
I also explained that I would be home later that day. Despite knowing this, and despite the issue not being an emergency, the director entered my flat without my knowledge or permission to repair the tap. When I later raised concerns about this gross intrusion and the shoddy repair, he continued trying to insist that I could have left a generator running.
To date, I have received no apology or satisfactory explanation. Instead, blame was repeatedly redirected towards me for both the noise and the decision to enter my flat, despite the evidence I had provided. I have also received no explanation as to why the agency ignored my 5+ months' worth of reports, but were happy to send a plumber to the flat within an hour of a random neighbour reporting the noise. Furthermore, I was also concerned by what appeared to be Tate's attempts to avoid addressing the matter fully in writing and leaving a paper trail.
My concerns were vindicated when I later found a review on another website in which another tenant described Tate entering their property unauthorised (not once, but twice).
After my tenancy ended, and out of nowhere, my partner and I were falsely accused of owing an additional day’s rent, which we were informed the director and landlord had agreed to “waive”. This was incorrect: we had moved out on our contracted date, which the director had confirmed by email beforehand. When I pointed this out, I received no response, explanation or apology.
Throughout this debacle, I remained polite and diplomatic in my communications with Tate. Unfortunately, the same courtesy was not extended to me. The limited responses I received from the director were unnecessarily curt and passive-aggressive.
Overall, I found the lack of communication, handling of the repair, unauthorised entry into our home, the tone of Tate’s correspondence and their general, brazen laziness, fell far below the professionalism and respect I would expect from a small, family-run firm.

Communication was fantastic, we never felt like we were waiting around for information. All round a very smooth experience, thank you!

20th Jan 2021 (5 years ago)Positives: friendly, efficient, reasonable fee, communication during the process was clear and helpful.
Negative: I felt a bit pestered after my initial enquiry, with almost weekly enquiries as to whether I was going to progress with the sale. I still instructed them though due to their local link.
In addition to obtaining their valuation it's worth doing your own local research on house values without being greedy and unrealistic as the estate agents may have different priorities to you.

Ongoing support was adequate and positive, although it was with a principal person who went on holiday when support became difficult.
18th Dec 2025 (10 mo. ago)I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with.
I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested.
From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process.

I’ve had a really good experience with them throughout my tenancy. Whenever there was an issue in the house that needed fixing, they were always helpful and supportive. A special thank you to Jag, who was always there to answer our calls and help us whenever we needed assistance, even on Sundays when the office was closed. I really appreciate the time and effort he put into helping us.
Another thing I really appreciated was getting my full deposit back without any deductions, and the money was returned promptly. It’s not something you always experience with letting agents, so I’m genuinely grateful for their honesty and fairness.
I would definitely recommend Knight Young Estates to my friends and family. Thank you to the whole team, and especially to Jag, for all your help and support over the past two years.

29th Oct 2026 (9 days ago)We have worked with Martin Clements of Clements Habba for most of 2026 and have just successfully completed the sale of our flat in Richmond. A personal recommendation from a neighbour led us to Martin and we were impressed from the outset by his manner and by the thoughtful approach he suggested for marketing our home.
Martin was always contactable, and given the small size of the company, we dealt directly with him for every aspect of the sale. This provided confidence and continuity as Martin both sought out and freely provided information and updates during the process, especially after we accepted an offer and started conveyancing.
I would have no reservations at all in recommending Clements Habba to anyone looking to sell or buy homes in West London. Martin’s professional manner, attention to detail and drive to complete made things easier for us during what was sometimes a stressful process. I’ll end our review with my wife’s opinion. Past dealings with estate agents had left her sceptical but in Martin’s case she has nothing but good things to say the man!!

Claire Delaney was also brilliant, and the two of them helped us throughout with our sale, and even our onward purchase, which they didn’t arrange. Just a really excellent service all around, and we couldn’t recommend them more highly.

They were very professional, supportive and responsive throughout the whole process, even though we encountered a few bumps along the way! Shiv was always there to support and guide us when we needed it, including the time when a potential buyer pulled out last minute.
The most important aspect to us over the other agents in the surrounding area was the integrity and honesty with which he conducted his business. he was always transparent with us from the start about the selling price of our property and carefully managed our expectations throughout the process. There were no unexpected and unwanted surprises in the end!
The team were always available and quick to respond to our queries and punctual for every appointment. They provided sound advice even with our onward purchase.
