I had been warned about Envisage but thought I'd look at some of their properties with an open mind. I arranged a viewing 3 weeks prior to the date that I wanted to view the properties as I was travelling a good distance and wanted to ensure that I would see the properties I requested.
I was told the day I was due to travel (I had also booked a day off work) that they couldn't contact the tenants and all viewings had been cancelled, I decide to give Envisage a second chance and rearranged the viewing 2 weeks later.
I contacted Envisage throughout the week to confirm my viewings, each time I was told that I would receive an email confirming my viewing times at 6pm the day before. Why they couldn't confirm viewing times before then I have no idea! I contacted Envisage in the morning I was due to travel and was told a location about where to meet.
I travelled 2 hours to get to the first property only to then receive a phone call saying that they had cancelled 4 out of 5 of my viewings. I decided against using this Lettings Agent and didn't even see a single property! Absolutely awful customer service, avoid at all costs!
Absolutely amazing help from these guys, stopped us getting ripped off from another lettings agent well known in the area. Provided everything we needed upon meeting them, everything explained and talked through before signing up. After signing up this agent was so helpful with us moving in. These people can't do enough to help you and I would definitely recommend.
Seem nice during tenancy but will absolutely rinse your deposit. Would not recommend
Can't fault the two main people (Adrian and his wife), they were pretty good throughout. However they charge you an extortionate amount to "clean" the house after you leave, no matter what state it was in. They also charged us a for Gardening. In total well over £300 was taken from our deposit. I went back to visit the house after moving out and was shocked; it looked like all they had done was move some furniture around. They had done nothing to the garden (which we were charged about £150 for).
They also told one of us that he could pay termly rather than monthly at no extra cost, but then charged after we moved out for his "late payments." (They also double charged another of us for an actual late payment he made)
When you call them up, they cant discuss anything about the deposit and you have to email some 3rd party guy who takes ages to reply and a lot of the time doesn't even reply at all
I recently sold a property using Encasa, and was very happy with the service and communications from both Jimmy and Iain, who were extremely helpful throughout the process. Highly recommended.
My experience with Encasa was appalling, summarised by a whole load of misscommunication and poor customer service from the get go.
We were shown a house by Jimmy on a Saturday afternoon. He informed us that we could place an offer and that he would let us know if there were multiple offers on the table to give us an opportunity to give a 'final and best offer'. As the agency closes early on the Saturday, we left a voicemail and sent an email with our offer. I phoned Jimmy Monday morning to confirm he had received the offer and to get a few questions answered by the vendor. He wasn't even aware of the email or voicemail of the offer but assured me he would get an update from the vendor and get back to me. Upon receiving no response all day, I decided to call again in the afternoon for any updates. Jimmy told me there had been another offer since morning and if we were willing to give a best and final offer to which I increased to the asking price. He told me not to worry and he would phone the vendor in the morning and rest assured he would have an update for me the next day. Again I had no response the next day and so I called the next afternoon and spoke to Adrian. He wasn't even aware I had re-offered at the asking price and said the house had been sold to another individual quoting our initial slightly lesser cash offer as the reason. To make matters worse, he came up with multiple excuses to cover their utter incompetence, miscommunication and shocking service. I felt misled and deceived. Simply poor performance on their behalf and not acceptable by any means!
Purchased through this agents. Good communication and helped the sale go through. Ironed out any lack of communication between all parties. Would recommend.
We sold and purchased a property through H&S estate agents. The service was exceptional from the offset. They were professional, honest, and reliable.
