25th Jan 2026 (10 weeks ago)The most unprofessional Estate agents ever. My son purchased a property through these people ( well so he thought) he had his offer accepted which was the highest, he gave his solicitor details,had his mortgage ready, all was fine ( so we thought) We met the executors of the previous owner and was told it had been sold to an equity company at a much lower price. She explained that my son's offer was never shared with her and that she would have accepted it. It is disgusting the way that Julia has treated my son, and strung him along. Best advice is for no one to deal with this unprofessional set up, although I have noticed not many people in Balham sell through them. It only seems to be garages or Du cane court. I will be contacting the estate agents ombudsman about this situation 1st thing. Do not waste time with this outfit. There are some fantastic friendly professional agents in Balham and Tooting Bec. I am shocked that there are still some questionable agents around.

15th Jul 2023 (2 years ago)Avni was outstanding in knowledge and helpfulness. Always available and friendly. Sian and others also helpful. I think the flat being valued at £300,000 was too ambitious, it sold for £159,000. Dexters were pleasant and helpful throughout.

Very pleasant people to deal with and outstanding sales progression that went the extra mile. Great value for money. Highly recommended.- 20th Dec 2021 (4 years ago)Sadly I bank with them and I won’t be changing till I find another Alternative which has 0% interest. This bank was much better when it was called IBB!!! Service was much better then! The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude. Their always leaving me on hold for ages and when I get through them they’re unable to help! Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!! Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!! Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!

Anytime we had a problem with the flat someone came almost immediately for a first assessment and sent a contractor on the same day. Dorian and his team were always very responsive for any question or issue we had.

29th May 2025 (10 mo. ago)I honestly don’t even know where to begin with how awful my experience with IDM Properties was. From start to finish, it was a complete disaster. First off, the communication was appalling. Emails from Sascha and Cristina were incredibly rude and unprofessional. Instead of offering assistance or addressing concerns, their responses were dismissive and condescending. They made me feel like I was a nuisance for even reaching out. What’s worse, they take absolutely no accountability when they make mistakes and never apologise. I have had numerous situations where they’ve done something wrong—whether it was a missed repair, inaccurate report, or even lying about basic details—but not once did they own up to it. They simply brush it off and act as if it’s not their problem. The renewal process was another nightmare. I reached out 6 weeks before the end of our first tenancy to ask about renewing the contract and the new terms. I was told "You will hear about it 8 weeks before the end of your tenancy." So, I waited and waited, but we didn’t hear anything for two months after our tenancy had officially ended. And then, when they finally did get in touch, they rushed us into making a decision almost immediately, with no regard for the time we’d been left hanging. Then there’s the issue of repairs. If you want anything fixed, be prepared for an agonising wait. In the middle of winter, it took them 5 weeks to fix the heater. 5 weeks without proper heating during one of the coldest months. The balcony door took 3 weeks and several visits before it was finally ‘repaired’ – but not fully fixed because that required another part that we never heard back about. The washing machine? 5 weeks to replace it. And the dishwasher? 4 weeks. It was always the same. They require multiple pictures and video from different angles before they believe there is a problem and then nothing ever got done on time. You are made to feel you are in the wrong for chasing. One of the most infuriating parts of this experience was how they lied about things. For example, during a mid-tenancy inspection, they claimed we had bikes and suitcases in the hallway. This was absolutely untrue, so we disputed it. Cristina’s response? "It’s in the report, so it has to stay." We insisted that neither of us owns a bike, and only then did she grudgingly remove the bike from the report, but she still insisted the suitcases had to stay on the list, even though we didn’t have any! It was clear they were just making things up to try and pin blame on us. Another example of their dishonesty: I asked Cristina if I could have the code for the building door in case I ever forgot my access fob and to let my dogwalker in. She told me that the code had been disabled and was no longer in use (even though I had seen people using the code!!!). But then, one day, I had a large delivery left at my door, and to my surprise, the code was written on the box! It was clear they had lied to me about something as simple as that. As if that wasn’t bad enough, the property itself was in terrible condition. There were issues with plumbing, the drains flow upwards (I was actually told this by a plumber!) so we had to use plughole unblocker monthly to stop the shower and sinks overflowing. The toilets flush into each other, the extractor fan just goes into the ceiling (this is another repair story that took over a year to fix). At the end of our tenancy, they tried to deduct £550 from our deposit. We challenged this through the Deposit Protection Scheme and eventually got all but £102 of our deposit back. Do yourself a favour and avoid IDM Lettings at all costs. Their incompetence, dishonesty, lack of professionalism, incredibly rude communication from Sascha and Cristina, and shocking delays with repairs and contract renewals have made this the worst renting experience I’ve ever had. And don’t expect any accountability or apologies from them—they simply don’t care. Avoid them if you value your time, money, and sanity. One star is over generous.

We had two flats to sell from the family estate which was beleaguered with difficulties such as incorrect land-titles and council details. During the lengthy process Alex Decmar was always a calm guiding light through the storm. He was always contactable and incredibly knowledgeable about the market. My living overseas did not help and there were times when I would have understood if he had given up on us - but he saw it through. I feel forever grateful for his excellent advice throughout. If I could rate him higher than 5 stars I would.
12th Sep 2021 (4 years ago)I would like to Thank Salman Gillani for his help in introducing me to rent guarantee scheme. I have many properties where i was having problems with tenants, receiving rent and many other issues. But Heaven Estate agents helped me a lot and has made the whole renting out properties a stress free process. The team is great at communicating with any issues or any problems that may need fixing within the properties. Would recommend if you would like a stress free experience.

2nd Apr 2020 (6 years ago)Excellent, proactive service. Everyone at the office was helpful and friendly and I felt they listened and responded well, rather than me feeling like just another number! They kept on top of things and made sure the process kept moving in spite of a few hurdles. I really think they earned their money. I would highly recommend iMove.
