7th May 2026 (13 days ago)Avoid Barnard Marcus West Kensington/Shepherds Bush – A Management Nightmare I am writing this to warn other landlords about the persistent failures and lack of professional accountability at the Barnard Marcus West Kensington/Shepherds Bush branch. My experience has been a masterclass in how to mismanage a property while charging a premium for the privilege. The "Sales Pitch" vs. The Reality The Branch Manager, Andreja, is very effective at selling you the earth. He promises a high-level, seamless management experience, but the reality is you are handed a bag of dirt. Once the contract is signed, the proactive service disappears, and you are left to deal with a branch that seems more interested in internal politics than property management. Non-Existent Service & Expensive Maintenance Despite paying for "Full Management," I found their tenant management services to be effectively non-existent. When issues arise, you have to scream at the branch just to get a response. Their after-care for property maintenance is extortionately expensive, yet the service remains sluggish. You end up doing the coordination yourself while they continue to collect their fees. Billing for Everything, Delivering Nothing The "hidden" costs are relentless. They will bill you for every minor administrative task—annual statements, tax reporting, and various "extra charges"—even though these should be covered under a management fee. In my case, they even billed me for tax administration services that were entirely based on their own internal errors. Formal Complaints & Internal Politics The level of incompetence reached a point where I was forced to go through a grueling formal complaints procedure just to get Andreja to do his basic job. It is clear that this branch suffers from a total disconnect between departments (Lettings vs. Accounts). I spent months caught in the middle of their internal "mess," with one department claiming a task was finished while another proved it wasn't. They played internal politics at my expense, leaving me to face the fallout of their administrative failures. The Fallout Their inability to correctly process simple change-of-ownership documentation led to severe errors in financial reporting and tax statements. To this day, the branch remains disorganized, reactive rather than proactive, and fundamentally incapable of providing the service they sell. Verdict: Save yourself the stress and the extra charges. This branch talks a good game but fails entirely on delivery. Protect your investment and your sanity by going elsewhere.

Shoddy record keeping and billing practices by issuing me an invoice for rent after expiration of my tenancy and failing to keep their portal correct with updated information regarding tenancy end date. They hide behind an excuse of miscommunication despite there being a clear record of communication on these specific details. Lettings manager and agent undertook to send me my rental statements on 17 April - requested on the 15th- its the 20th April today and still nothing, despite this being my personal data. I'd never trust them or recommend them to anyone.

9th Apr 2026 (6 weeks ago)Owners should avoid using Westways. As a renter, Westways are the agents to represent landlords. We are renting a place through Westways, where there have been persistent issues. In addressing these issues, Westways persistently show a lack of care and professionalism when addressing these matters. A key issue being, ignoring most matters being raised, taking an extended time to respond to any matters raised and primarily will be an acknowledgement over any possible action, looking to first blame the tenant prior to assessing any issues, sending inadequate contractors to assess issues with a house, and using incorrect contractors to fix issues which ultimately lead to additional issues. Whilst in some instances the house may inherently present issues, the lack of care and professionalism is evident. The comedy of issues we have faced have led to inadequate living conditions we are paying rent for. Additionally, by using their 'own' contractors and not appropriate contractors, issues persist and it leads to a more costly issue for owners. I am not a professional but what I do know is, if you have an issue with plumbing, send a plumber. If the same person who addressed an electricity matter is also tending to a plumbing issue, how can they do a better job than a plumber?

The KFH team were excellent at securing multiple viewings eventually securing a buyer for my flat. Thank you so much Paul and Candy and I cannot recommend your services enough.
16th May 2026 (4 days ago)As a first time buyer, you always have reservations about estate agents trying to sell you a flat so trust me when I say I don’t think I’ll ever go with another estate agency again. Gemma was on it in a way I have never seen before - refreshingly honest, accommodating, attentive, and went the extra marathon (not mile). She was transparent through the negotiations, so engaged in the legal aspects and chased on my solicitors who were the worse. She single handedly was the reason we managed to complete this year, was the reason I had a bed after my solicitors messed up and left me without furniture. Give her a raise and buy your property from her !!!

He has been actively involved, available and knowledgeable and helped calm down our anxiety by answering questions and getting things done quickly and efficiently. 1st May 2026 (19 days ago)I think buying and selling a house is stressful enough, and this is why we loved working with Strickland: Jamie and Terence are two REAL people who REALLY cared and did treat our sale and purchase like what it really meant to us, not just another transaction on their schedule. They have been reasonable (honestly, it may sound like an odd compliment but it’s just so hard to find reasonable people these days!), kind, proactive, an absolute pleasure to work with. I did genuinely trust them and I would do so again with no hesitation. The only issue now is that we’ll need to move again to have an excuse to hang out with them! ??????

We’re do I start probably the best in the uk definitely the best in Loughton and surrounding areas, my two daughters bought there first home with them from the word go Mattew one of the ceo made them feel so comfortable as this could be a difficult time for first time buyers he actually took a lot off my shoulders , he guided them negotiated the price and secured the property for them , he advised them through out the sale he didn’t just stop at securing the sale , it was a very hard and difficult sale due to people in the chain but with all his hard work and effort he got there at the end , Aaron who is a partner there got the girls a mortgage through there in house brokers then he got his in house solicitors Avrillo to complete the sale phoning on a daily basis making sure everything went through swiftly and smoothly as possible he literally took all the weight off the girls shoulders and held there hand all the way through which estate agents company do that well this is the first I came across and I’ve had a few properties under my belt , they are definitely a cut above the rest , the whole team there work so closely with you ,and are so friendly and professional you would think it’s a family business . If your thinking to buy through them go for it as your aware buying a house is so stressful but presidential estate will take over all the stress till the day they hand over the keys to you , 10/10 all round definitely will be using them again and recommend anyone buying try them first you will not be disappointed… many thanks matt and Aaron you guys are true legends.. best in the game .!
2nd May 2026 (18 days ago)Moving from a flat to a house was a big jump for us. We had limited time to lock in and secure a property that fit, Charan came through for us. Charan went above and beyond to ensure that we were catered to in every way. From early/late correspondence to continuous updates, creating a great sense of trust and confidence within the process. After renovating the property, should we wish to sell, we would definitely instruct Charan to look after our sale. We would want any potential buyer walking through our doors to have the same experience as we did. We cannot express how great Charan was with us over the past couple of months, and we are not easy customers either.
