I agreed to a purchase for a property in Edmonton (28 Folkestone Road, N18) in November 2025. A sale memorandum was issued, a survey was arranged, my mortgage was approved, and my solicitor completed all documentation and searches.
Unfortunately, the transaction has not progressed for several months due to a lack of response from the vendor and the vendor’s solicitor. Despite making multiple phone calls and visiting the Edmonton office in person, there has been very limited follow-up and no meaningful progress.
The branch manager, Mark, appears to be managing the office alone and is handling a very high volume of calls, which may be contributing to delays. This seems to be a broader resourcing issue rather than an individual one.
As a result, I have incurred costs for surveys, legal searches, and other fees, while my solicitor and mortgage adviser have been unable to obtain updates. The lack of communication has been stressful and has left the transaction unresolved for an extended period.
Overall, this has been a disappointing experience. I hope the company reviews staffing and communication processes at this branch so that clients in similar situations receive clearer updates and more consistent support.... Read more
