5th Jan 2026 (5 weeks ago)?????????? I recently purchased a house where Rachel & Martin were the seller’s estate agent, and I honestly couldn’t fault their service at all. From my very first enquiry right through to completion and even beyond, Rachel was my main point of contact and was nothing short of amazing — she was actually more helpful than our own agents. She was always friendly, professional, and her communication was absolutely impeccable, no matter the time or day. Nothing ever felt like too much trouble, and she genuinely helped make what can be a stressful process feel smooth and straightforward. I couldn’t recommend Rachel & Martin highly enough, or F&C as a company. A truly outstanding service.

The house sale was following the death of my mother and bairstow eves were very helpful in providing assistance and advice throughout. They were sensitive to my circumstances and this sale being managed over some considerable distance. I would particularly like to name Sam who constantly kept me informed and also Dave who was always there to answer my questions if Sam was unavailable. This is Pam.

The key element was having a single point of contact and knowing he would do all the viewings personally.
27th Jan 2026 (13 days ago)I first called Encasa in November 2025 about a property but received no follow-up. I called again first week in January 2026 to arrange a viewing while I would be in the area, but still received no response. My son also called on my behalf and was told to email if it was urgent, even though he explained I was travelling a distance away from Solihull and as I was viewing another house and because they didn't get back to me can I view their house yet there was no follow-up to any of these attempts. This repeated lack of responsiveness caused unnecessary stress and wasted time. Serious buyers should be aware that arranging a viewing with Encasa can be very frustrating.

2nd Feb 2026 (7 days ago)We’ve had a really positive experience renting through this estate agency and would happily recommend them. Any issues with the property were dealt with promptly and professionally, and communication throughout the tenancy was excellent. Although our tenancy was relatively short, the level of service and support we received in that time really highlighted how efficient and reliable the team are. Every member of staff we spoke to was always polite, friendly, and helpful, and messages were passed on quickly with callbacks arranged when needed. Leigh and Martin have always been lovely to deal with — very approachable, welcoming, and professional, and consistently polite whenever we spoke with them. A new fence was promised at the start of the tenancy and they followed through on this as agreed. Both of them are a real credit to the agency and made the whole process feel straightforward and well managed. We were also very grateful for how accommodating and thoughtful the team were with additional requests during our tenancy — including personally hand-delivering written confirmation, which was a really appreciated and personal touch. What we appreciated most is that you never feel like just another tenant — the team genuinely take the time to get to know you and clearly care about the people they work with. The handover process was smooth, and our full deposit was requested back within the hour, which says a lot about how efficiently and fairly they operate. 24th Jan 2026 (16 days ago)Absolutely disgraceful. Easily the worst estate agent I have ever encountered. Once they have you locked in as a tenant, they become completely unreachable. Calls ignored. Emails ignored. Messages ignored. It’s like dealing with a brick wall — except a brick wall is more responsive. The Rugby lettings team is beyond incompetent. I have been chasing serious issues for nearly a month. Every single time I’m fobbed off with “leave it with us,” followed by total silence. No updates. No action. No professionalism. They are quick to take rent but utterly useless when it comes to doing their actual job. You are left stressed, frustrated, and wasting your time constantly chasing people who clearly do not care. This agency treats tenants with complete disregard. If you value communication, accountability, or basic human decency — stay well away.
6th Jan 2026 (5 weeks ago)I had an excellent experience with Emdot and honestly couldn’t recommend them highly enough. I invited two estate agents to value our property Emdot rang me straight away as soon as they had done the valuation, talked everything through with me on the phone, and gave me all the information immediately which we appreciated. Emdot had a clear marketing strategy from the start, and it really worked. They sold our property before it even went on the market and for over the asking price, which we were delighted with. Everything they said they would do, they did straight away, and they kept in regular contact throughout the whole process. The team at Emdot are all very professional and proactive from start to finish and I feel they did have our best interest at heart as sellers. I recommended Emdot to my brother, who is now using them to sell his house and I would use them again.

She was professional, approachable, and always on hand to answer questions, no matter how detailed. Her knowledge of the property and the development was impressive (even shedding clarity when lawyers disagreed!), and she kept us fully updated throughout the process. What stood out the most was her genuine care, she went above and beyond to make the whole experience smooth and stress-free every step of the way. A first-class estate agent who I would recommend without hesitation!

Caroline visited us to begin the process of selling and hopefully buying our new home, we cannot express enough how professional Caroline was and continues to be. The level of communication and engagement has been excellent and exactly what i needed throughout a difficult sale (due to my property, not Wilkins!) I also received the most amount of viewings with this agent than any other and never felt forgotten about during quiet periods. I was extremely anxious regarding my sale after previous experience with other estate agents’ and want to thank Sean, Samiya and Grace who i mainly dealt with for everything (especially putting up with me!) Thanks everyone - great team!
