    We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.... Read more

    I agreed a purchase on 5 Whitburn Avenue which was marketed and confirmed in the memorandum of sale as freehold. After instructing solicitors and incurring costs and a level 2 survey, it later emerged during conveyancing that the property was subject to a short lease of around 12 years, fundamentally affecting value and mortgageability. I withdrew immediately once this came to light. Despite requesting written confirmation that the sale was no longer proceeding, my emails were not responded to.     Agent turned up one and a half hours late for property inspection, no phone call to inform me. When I called their office a women said she has asked the women coming to visit to call me but she didn't bother. When I challenged her she said she had not been asked to call me to say she was going to be late only when she has finished her inspection (who's telling the truth) RED FLAG. She also whined on about being in a meeting and that she had only been working there for a week or so NOT MY PROBLEM not interested in time wasters. I needed to contact my landlord to inform him of the poor service he is paying for and in then contacted PP. A long story short when the evidence was put to Simon Bacon the manager he had no choice but to apologise to my landlord but no apology to me for wasting my time. Always going to apologise to the landlord because he's paying him. VERY POOR appears there is no proper in house or external communication. Glad I'm only going to here for a short period of time....     Just purchasing a property through Martin & Co Sutton. With hindsight I wish I had also used them for the sale of my previous property too.     This company deserves zero stars. Absolutely appalling service – avoid Midland Residential Birmingham at all costs. The positive reviews are very questionable, especially given the current state of the company. It appears extremely disorganised, and the lettings manager does not seem to have oversight of what staff are doing day to day. I expressed interest in a property on 11/03, submitted all requested documents and references by 13/03, and paid a holding deposit. From that point on, there was complete silence—no communication whatsoever. I had to repeatedly chase them: • On 19/03, I was told they were waiting for a landlord’s signature, with no clear explanation, and promised a callback that never came. • I called again and was told the same thing—still no follow-up. • By 25/03 (the day before my proposed move-in date), I still had no update. When I called, I was again told to wait until “tomorrow,” which was completely unacceptable. After insisting on an update, I was eventually told to speak to the lettings manager. Again, I had to call them back myself. After a long and frustrating conversation about their lack of professionalism, they finally sent a tenancy agreement, which we signed. We agreed to collect keys on 27/03 at 12pm. I paid the deposit via bank transfer on the evening of 26/03 and sent proof. Later that evening, they responded saying I should have paid over the phone and that the funds might take 3–4 days to arrive—meaning we might not be able to move in. Despite this, my bank confirmed the money had been transferred. The next morning (27/03), I again had to call them to confirm receipt—they confirmed they had received it. At nearly 10am, they insisted we still meet at 12pm. We were travelling from South London (over 2 hours away) and asked for a slightly later time (1–1:30pm), which was refused. The lettings manager became rude and raised her voice, saying if we didn’t attend at 12pm, we couldn’t move in. They then suggested we could collect keys from the office without an inventory, which we reluctantly agreed to. Shortly after, they called back to say the landlord had cancelled our application entirely. This whole experience was extremely stressful and unprofessional. I have rented for years and have never had to chase an agency at every single step like this. At no point did we feel supported or informed—only ignored and then blamed. Overall: terrible service, poor communication, and highly unprofessional staff. If you’re searching on Zoopla or Rightmove, always check the agency carefully. If you see Midland Residential Birmingham, avoid them and save yourself time, money, and stress.... Read more
