15th Aug 2025 (11 mo. ago)I moved to Xact from another agent and have been really pleased with their performance. Lovely pictures, very prompt and efficient service on every level. The difference is they know the local area, understand the market and they don’t just rely on all the usual property portals - they proactively market the property. I would highly recommend both the Knowle and Balsall Common office if you are thinking of buying or selling.

They acted professional, helpfully and keep us abreast of how the process was going. What more they always did what they said they would and did it on time. The guidance of both Emily and Rodger was invaluable and made the whole purchase process so much less stressful Brilliant job Earles Alas the same can not be said of our vendors agents
27th Feb 2026 (22 weeks ago)Excellent service from Martin & Rachel. Communication was really good, happy to work through which offers might be best for us not just the in theory highest offer. Selling houses in current climate is not easy so important to have a great team working for you.

21st Jul 2026 (8 days ago)I had an extremely disappointing experience with this estate agency and would strongly encourage anyone considering renting, buying or selling through them to think carefully.<br>After progressing through the rental application process, our application was withdrawn at the very last minute with little communication or explanation. We were then told that the landlord wanted to increase the rent. Despite agreeing to the higher rent to avoid losing the property, the agency failed to keep us informed of the outcome or provide any meaningful updates.<br>The lack of communication and consideration caused an incredible amount of unnecessary stress. We have two young children and had spent the weekend preparing for our move. We were around 90% packed and ready to leave, only to be left in limbo with no answers.<br>To make matters worse, I submitted a formal complaint about how the situation was handled, but no proper complaints procedure has been followed and no genuine attempt has been made to address or resolve my concerns.<br>I understand that landlords can change their minds and that not every tenancy proceeds as planned. However, the way this agency handled the situation was unprofessional, inconsiderate and lacking in basic communication. A simple update or honest explanation would have made a significant difference.<br>Based on my experience, I cannot recommend this agency. If you're looking to rent, buy or sell through them, be aware that communication and customer care may fall well below what you would reasonably expect.

Both were always available via phone or messaging and were always reassuring when a stumbling block was met. Both are a credit to the Arden team in Solihull alongside Zoe and Liv. Thank you

8th Jul 2026 (21 days ago)We used B&G as a letting agent for a rental property in Solihull. They were, from beginning to end, beyond terrible , bordering on grossly incompetent. I don't have the time or patience to write a comprehensive list of complaints here ( such as having to chase rental payments ), but feel free to contact me if you require more information. I do however feel it my duty to leave honest feedback where required. I give one star, only because giving no stars is not an option.
