4th Feb 2026 (13 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

Oliver worked with was professional, friendly, and very helpful throughout the whole process. He explained everything clearly, made the paperwork straightforward, and handed over the keys without any hassle. Overall, the service was smooth and efficient, and I felt well supported at every step. 23rd Apr 2026 (12 days ago)Do not rent from Davidsons. I lived in a property they managed for 5.5 years and returned it in very good condition, allowing for fair wear and tear. One of their agents even texted me how well I’d looked after the property. Despite this, they attempted to deduct £195 from my deposit for issues that were not mentioned in my checkout report and also that I had previously reported to the landlord as a maintenance issue. For transparency, I did accept to pay for one issue that was raised. When I queried this with Andrew Love, I was told to raise a dispute with the Deposit Protection Service rather than being willing to discuss it. Luckily I was able to prove that I had left the property as clean as when I moved in and DPS found that I was no liable to pay for a few things they had claimed for and that I should only pay 40% of the cleaning fee. I received the majority of the proposed deduction back. During my tenancy, I was wrongly told that I had missed a rent payment (luckily I could prove that I had paid). I found that communication to resolve this with the team was difficult. I called multiple times and was promised a callback each time that I never received. Eventually I mentioned to get through via email. Overall, the checkout process felt unnecessarily disappointing after a long tenancy. Based on my experience, I would recommend that future tenants document everything carefully and compare check-in and check-out reports before accepting any deductions.

25th Apr 2026 (10 days ago)I had a really great experience with Northwood throughout my purchase. The whole process can be stressful at times, but they made it feel much more straightforward. Liam was amazing from start to finish. He was always helpful, easy to speak to, and kept me updated the whole way through. Nothing ever felt like too much trouble for him, and he made sure everything stayed on track. What stood out most was how approachable and reliable he was. If I had any questions, he’d always come back to me quickly and explain things clearly. Overall, a really positive experience and I’d definitely recommend Northwood, especially if you get to work with Liam.

Holding deposit is taken immediately (non-refundable), while delays continue. On top of that, responses are often rude and unhelpful.

I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
