5th May 2024 (12 weeks ago)My personal experience with agents from Redwood Estates. Organizational betrayal, powers control and gaslights: The letting agent failed to protect my tenancy deposit from 2010-2015 & 2017- 2023. Catherine, Debbie and Lynn used tenancy agreements to wage war against me for wanting to protect my tenancy rights as a private tenant. Poor management The tenancy deposit certificate ID was received in a repossession claim from the BCFC in September 2023. False information was issued on the certificate. Health and Safety breaches under Human Rights act Trespass to goods- the unauthorised posting of my personal items online during the commercial sale of "the property in 2020 and 2022-2023. The LL and letting agents "ganged up" against via using coercive control, harassment and peer pressure discriminative conduct from May 2022 until November 2023. My tenancy rights to live in comfort at my home without unnecessary interruptions were greatly challenged. Indoor cameras were used to protect and safeguard me from further harm during contact with these individuals. The named letting agents demanded to enter the property during my absence under the disguise of "prospective viewers" from January 2023 to November 2023 . I was gas-lighted in reports regarding "their management" of the property. Retaliatory Eviction & collusion of wrong doing: I stood my ground and was issued illegal eviction notices s.21 (forms 8 and 6a) by LL on 12 May 2023 and 27 June 2023 for challenging the £450.00 rent increase proposal on 9 May 2023. The first eviction s.21 notice form 8 was declared invalid by Housing Inclusion Services on 27 June 2023. The LL issued the second s.21 eviction form 6a. It was illegal and retaliatory. The LL failed to follow the legally prescribed guidelines before issuing a s21 notice (my tenancy deposit was not protected during years as LL (2017-2023)), how to rent booklet May 2023 was not received, inaccurate dates recorded on EPC, faulty repair complaints from 2017-2023 treated dismissively in reports (poor management of property). Fraudulent conducts Catherine P was informed of the LL's decision to issue s.21 notice in May 2022 ( premediated act) as revealed in the SAR disclosure of 10 January 2024 (eighteen months later). Financial abuse & coercive control Monthly rental payments were increased twice by LL and terms of tenancy changed with Redwood Estate's involvement from May 2022 to July 2022. These incidents occurred during vulnerable periods in life ( the unfair automatic dismissal) after 22 years of continuous employment for making protected acts and qualifying disclosures against a former employer. The abuse from the letting agents and LL also paralleled with periods of vicious abuse from agents of the former employer. Debbie T would treat SAR information regarding unlawful interference in my personal life unprofessionally during enquiries raised in January 2024. She reacted by using red and yellow inked letters in email correspondences). Letting agents of Redwood Estates (UK) Ltd fraudulently sign ( electronically) using my details for tenancy agreements in 2016,2017-2019. Subject access requests of 6 December 2023 to Redwood Estates were received on 10 January 2024 (delayed). I was taken advantage of by agents from Redwood Estates whose intent was to subject my life to the reign of terror during my final year of tenancy. I was the private tenant at the property from 29 January 2010 to 27 February 2024. They don't deserve a star.

5th May 2024 (12 weeks ago)Capital Estate Agents Bromley are undoubtedly the best estate agents we've ever worked with. While we were in South Africa, my wife and I had everything sorted—work contracts, visas, finances—everything a landlord could hope for. However, as soon as estate agents heard we were moving from overseas, they would end the call. Out of 30 people we contacted, only Capital Estate Agents Bromley, specifically Ryan, took the time to speak with us. We recently had a second viewing with Derek, which was handled very professionally. They always dress impeccably and speak well-pronounced English, which is quite rare these days.

5th Jun 2024 (7 weeks ago)It's been a long sale (10 months) and, particularly near the end, I felt I had to drive it and chase left, right and centre to get things over the line. However, this seems to be pretty standard in my experience, whether buying or selling, as unfortunately no-one seems to call each other - rather they send emails that then take a week or more to respond to... What I can say is that, whenever I called Mann to chase the buyer's solicitors on my (or my solicitor's) behalf, Fletcher and the team were friendly, professional and helpful throughout. I should also add Mann acted as my letting agent for a number of years prior to the sale, and Tim was absolutely brilliant on the lettings side and a pleasure to deal with.

Everything moved along smoothly at a good pace. Particular thanks to Sukhy for always being on hand to answer questions and advise. Would definitely recommend Mann to friends because of her input in the whole process.
10th May 2024 (11 weeks ago)Alex James and Callum were very kind, helpful, patient yet where necessary and appropriate weren't afraid to be direct and plain with me, and in Alex James's words it was to help me and I don't doubt that at all. He provided useful, helpful tips when I was experiencing feelings of being overwhelmed to be calm and collected yet respectful towards our new and upcoming landlord and general other tips for how any tenant is informed of things. I'm not surprised they've got such positive, spectacular reviews. It's a family owned and run estate agency too but overall have felt greatly supported and helped throughout the referencing and anything else they were to do to help our landlord. I have no problem recommending this estate agency, they seem very well knowledged, experienced, helpful, kind, patient yet also very honest. Thank you to Alex James and Callum you've been an honour to correspond with. Anyone who can be as good with me as they have been is worth this recommendation and honest review. Edit: Point of criticism/feedback: They should make it known more clearly than expecting or asking someone to read the Ts and Cs that they're allowed to pass on your details to utility companies as it was rather stressful to discover when I had attempts from companies to set things up and emails telling me they had, the utility companies that is and I prefer to do things myself. And ask if you want them to pass on your details or not. As when I asked about that they said it's possible. 29th Jun 2024 (28 days ago)I know it is a tough market to sell with high rates, but the experience wasn’t great. We have been consistently pushed to lower our price, to a point it becomes really irritating. The buyers they found was not vet properly been told they already exchanged, pushed us take property off market then turn out they didn’t, and chain fell because our buyers’ buyers withdraw last minute. Wont recommend and won’t use them again.

Jo took time to listen to our needs & "juggled" things around to provide a viewing that suited our availability. Jo was very curtious & attentive when showing us around the property. He called when he said he would call & we felt we could "trust" him. Nothing seemed to be any bother for him - It was a pleasurable experience (even though we declined from buying that particular property, Jo was still very polite & encouraging).

5th Jul 2024 (22 days ago)BE VERY CAREFUL!!! Once these lot have your deposit they ignore you. We agreed to buy a buy to let from these and went through the mortgage application with our own agent. We then found out they had overvalued thr property by a fair amount, not allowing us to get a mortgage. We were then told we had to use their mortgage person, which cost us another £300 but we had no option. They also could not get us a mortgage because the value was less than 50k. Upon telling these lot, they are now ignoring our calls, you can't speak to the refund team as only on email, no managers have phones and they won't give us our deposit back even though it states we are entitled to it back for following their stipulations. I'm no being ignored by the salesman Jack and no one will return emails etc. I will be taking this to the Ombudsman too, to highlight this appalling service and blatant overvalued to gain mortgage applicants. They had the same listing on their site for £52,500 and £46,000. We found this after we had agreed a price. So be very careful not to deal with these people. They are rude and have total lack of customer service once they have your deposit. Zero stars from me!!!
