My father called this place looking for book a house viewing and was victim to racial profiling. When a customer come to look at a house, questions such as 'can you afford this house' come across as rude and disrespectful. Questions such as, is the houses you're looking for within this price range or where are you currently living could be used to tailor the house hunting experience I understand, but can you afford this house?! Ridiculous. My father is a GP and pays his taxes, so to be ask such a question I think is highly unprofessional. If it weren't for the busy schedule around during this time of the year I'm sure he would have been more inclined to make a complaint. I however am disappointed, especially living in Chislehurst for over 15 years now. Susan should be more respectful in the future.... Read more

We viewed a rental property and put in an offer and was assured by the lettings team that everything would be ok for go ahead. After that we heard nothing for 5 days ! Ignoring calls and emails. It’s just unprofessional and rude. And then was met with a poor excuse about not getting the property. Wasted my time completely and was really frustrating as we loved the property. The lettings manager just blatantly ignored and avoided us for whatever reason and kept being told he would email and call to let me know and never did. Not given me much faith in this estate agents sadly.... Read more

Peter and his team were organised, friendly & professional throughout the sale process of my Chislehurst property. What really stood out though was the level of communication that kept all parties of the chain in the loop after offers had been accepted. Due to this sale management service the sale actually was concluded on schedule. After selling 12 properties in the last 3 years through different agents around the country I cannot emphasise the importance of this enough, otherwise all you will end up with is classic house purchase/sale turmoil. Basically, all agents have a Rightmove listings, charge similar commission & will obviously organise viewings etc, but there is only one agency that i have found in recent years that has a Peter Batty ensuring your requirements as a client are actually met. Excellent service from Peter, Deana and the whole team at ADM in Chislehurst. Whilst both selling and buying property is always stressful, and compromises are inevitable, they were able to secure a purchaser for our property in good time enabling us to move onto our next house, and we were kept regularly updated. Special thanks to Jon Stuart (Capital Private Finance) who made the mortgage application process very easy and was able to secure us the funds needed very promptly, this enabled us to proceed with confidence knowing finance was in place. Starting from the first meeting Hilton Smythe were very clear and precise about the whole process. They were very easy to work with and very professional. All sales enquiries were handled promptly. All of the staff I dealt with were very knowledgeable and competent and explained in detail the steps that were taken at each stage of the proceedings. Any questions I had were answered immediately and in depth. Hilton Smythe ensured that all documentation I needed to handle was provided promptly by them and they clarified any aspects that were in any way complex. The solicitor they provided was excellent and instrumental in ensuring that other solicitors involved in the transaction also acted promptly. Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
