WORST PROPERTY MANAGEMENT.<br><br>Tenant for 3 years and the property management from Leaders was appalling throughout.<br><br>The emergency repairs line is effectively non-existent. If you have an urgent issue outside of normal business hours, good luck getting any meaningful support. This is potentially dangerous when genuine emergency repairs are needed.<br><br>Communication has been consistently dreadful. Every member of staff I dealt with seemed impossible to contact. Emails were poorly written or unanswered, promised callbacks never happened, and issues routinely required repeated chasing. Nobody appeared to take ownership of a problem or follow it through to resolution.<br><br>The Section 21 process was handled badly. There appeared to be no proper checks regarding whether we had actually vacated the property, and now, almost 90 days after moving out, we are being chased for money relating to an unspecified issue. Despite multiple requests, no clear information or evidence has been provided explaining the charge.<br><br>This is all before mentioning the challenges we faced with a consistently difficult landlord. A good managing agent should help resolve issues between tenants and landlords professionally and efficiently, but throughout our tenancy we felt unsupported and left to deal with problems ourselves.<br><br>After three years as tenants, this has been an extremely frustrating experience from start to finish. Poor communication, poor organisation, and a complete lack of accountability.

From the moment she showed us around the property, she was friendly, approachable, and genuinely happy to help. She answered all of our questions thoroughly and made us feel comfortable throughout the viewing, never making us feel rushed.<br><br>What we appreciated most was how responsive and attentive she was. Whether it was an email or a phone call, Robbie always got back to us quickly and kept us updated every step of the way. It was clear that she genuinely cared about helping us and making the process as smooth as possible.<br><br>Robbie’s professionalism, great communication, and friendly manner made a real difference, and we’re very grateful for all of her help. From the very first viewing, he was incredibly friendly, professional and genuinely helpful, always taking the time to answer our many questions without ever making us feel rushed. He was honest and knowledgeable, which made the whole process much less stressful. We were truly grateful for all the time and effort he put into helping us. Was introduced to him by a corporate firm in Hong Kong and they didn’t let me down, you get a personal and fast approach from him and hes always on the phone when needed. Fast and strong company to deal with, I have used several over the years in my time but all 6 of my properties are now with ernest brooks under Elliot I would simply have no need to use anyone else. If your looking for a good international exposed estate agency I couldn’t recommend Elliot and Ernest Brooks team anymore, easy communication from Asia and a lovely relationship formed over the years ?????? If you live in Asia and need estate agency help, speak to Elliot Rainbow in London hes the best and go from there!

He was fantastic at communicating with everyone and the vendor offering honest and transparent advice.<br><br>They say an estate agent's real work starts after the sale is agreed to keep all parties posted, and Philip did this brilliantly. We always knew exactly where we stood despite the complexities, highly recommend.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

17th Jul 2026 (16 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
