25th Aug 2024 (25 days ago)Lamb and co Clacton-On-Sea took my property (which is Jointly owned) behind my back to market, did all the photos and valuations without my concent or acknowledgement, they had no idea the house had two vendors. (Didn't bother to do a land registry check!) I found out from cctv of the photographer taking photos of my house. They made my property live on rightmove before receiving my signed copy of concent. (I've emails to prove all of this) Was lied to by two directors one said he'd be attended the viewing the next claimed he never said that. They are awful and I'd avoid at all costs. Use another agent and avoid callum and Scott at lamb and co Clacton-On-Sea. would NOT recommend!!

23rd Dec 2021 (2 years ago)Huge thank you to both Peter and Samantha for being absolute angels during the most stressful move ever! They were beyond understanding and accommodating when things went wrong multiple times and didn't end up getting to view the place before moving in, but I really felt like their work ensured that I wasn't getting any less in terms of service. Thank you especially to Samantha who was so kind and waited for me to get my cat up to Colchester by train after my movers let me down twice. She is such a kind, lovely person to have been in contact with for this, and I wish her all the best!

At every stage of the process they were helpful, and went out of their way to build a good relationship between buyers and sellers which worked to everyone's advantage-- especially as in this case the sellers will be our future neighbours. We had very well arranged zoom calls and resolved timing issues to do with stamp duty, moving dates, etc. We couldn't be happier with the outcome and we are very grateful to Sophia and the team.

27th Aug 2024 (23 days ago)5 starts isn’t enough for this agency, honestly if i can give them a 10 i would do????. I want to say a massive THANK YOU to Donna (Colchester branch) she is the best estate agent i ever dealt with since i moved to the UK. When i called to arrange a viewing Donna was really helpful and welcoming asked me a few questions to confirm my eligibility and that i meet the landlords requirements (I really find this useful so we wouldn’t waste each other’s time) then arranged a viewing the second day straight away, going for the viewing she was there on time she was knowledgeable about everything related to the property, she was really helpful during the referencing checks everything was fast she was always in touch and now i moved in and honestly this was the best and easiest experience i had. Thank you Donna???? Highly recommend agency and really professional agents.

13th Jul 2024 (10 weeks ago)No idea how this estate agent sells houses or if they only earmark properties they post for specific clients/buyers already known to the business. Very oddly run, you phone up and are put through to an admin team of sorts, never an agent. They will take your details and say they will pass it onto the agent who will allegedly phone you themselves, they won’t give you the agents details either so you have to just wait for this call. It’s been just over a week of me trying to view a particular property, phoned in multiple times to no avail. - Update, if you find out who the agent dealing with the property is, you can try find their contact details on the actual website, the lady I dealt with was actually sound & treated me the way I’d expect to be, like 90% of other estate agent companies would’ve.

They always replied to emails and messages the same day even when Cleo was on holiday which goes way beyond my expectations. They did everything they said they would and did it when they said they would do it, highly recommended, will definitely use Chapman Stickels in the future. Thank you all for your had work.

5th Jul 2024 (11 weeks ago)BE VERY CAREFUL!!! Once these lot have your deposit they ignore you. We agreed to buy a buy to let from these and went through the mortgage application with our own agent. We then found out they had overvalued thr property by a fair amount, not allowing us to get a mortgage. We were then told we had to use their mortgage person, which cost us another £300 but we had no option. They also could not get us a mortgage because the value was less than 50k. Upon telling these lot, they are now ignoring our calls, you can't speak to the refund team as only on email, no managers have phones and they won't give us our deposit back even though it states we are entitled to it back for following their stipulations. I'm no being ignored by the salesman Jack and no one will return emails etc. I will be taking this to the Ombudsman too, to highlight this appalling service and blatant overvalued to gain mortgage applicants. They had the same listing on their site for £52,500 and £46,000. We found this after we had agreed a price. So be very careful not to deal with these people. They are rude and have total lack of customer service once they have your deposit. Zero stars from me!!!
