23rd Apr 2026 (6 days ago)The sales team especially Katy, have been great, very friendly helpful and cheery ,I was a bit disappointed in what the first agent said I could get for my house , he said £10,000 more and think he went more with what I was hoping to get , think all estate agents do need to remember that although they do this all the time buyers and sellers don't, so a bit more explanation and contact would be good, this is not just Move 8 , its most estate agents , my friends had same experience with other estate agents , all in all job done , now onto the legal team .
21st Apr 2026 (8 days ago)During the initial appointment/consultation, Jayne Smith provided an extremely comprehensive overview of the current property market in general as well as in my local area. She explained very clearly about the services offered by herself and McEwan Fraser, making everything clear and transparent. Lots of helpful advice was given as to my options and I felt confident that this was backed up by an array of knowledge and experience. I was given the opportunity to ask plenty of questions and found Jayne very friendly and approachable.
17th Apr 2026 (12 days ago)Ralph Sayer gave us the worst experience I ever had with a hired service. They felt like someone wanting to take advantage over us instead of been our legal support. They failed to communicate conditions to sellers repeatedly, creating all kinds of issues. When asked about such communication issues, they were not transparent and honest about what they had said or not in out behalf. Despite having a very long time window to complete the purchase (2 and a half months), they also leaved everything for the very last day. Then dropped a lot of info for us to process and sign within a few hours, making things very stressful and unpleasant. Communication with them was also very difficult while closing missives, which made things even harder and more painful for us. We found a property we liked and asked them to make an offer on the condition of a late entry date specified by us. The offer was accepted and a few weeks after as the purchase paperwork was being processed, sellers contacted back indicating that they needed an earlier entry date that could not work for us. The entry date condition was not included in the offer letter, and Ralph Sayer never confirmed they communicated that condition (despite us repeatedly asking. We contacted the seller's solicitors to figure out what was going on and they said to us such condition was never communicated. We thus lost the property purchase as our needs could not agree on entry date. This incident meant a lot of time lost searching for other options as well as a disappointment on loosing a house we were excited about and thought we had secured. Yet, we kept trusting them for our next purchase, as we understood they just made a mistake that we could forgive. When we them found another property and got an offer accepted, they waited until the last day to drop all documentation to us and expected us to have read, understood and signed it by 17.00 that day or the purchase would be postponed. It was an extremely stressful experience, especially as first-time buyers. We had visitors at home, and we had to cancel all plans to spend the day working on this, ruining everybody’s day. We tried to contact our layer Robyn for some clarifications we were told she was out of office for lunch. She took over 3h to call us back. For that purchase, we also asked them to put some conditions about some furniture staying at the property in the offer letter. Sellers answered asking for payment for such items at the time of accepting the offer. We only learned this on the last day of completing purchase, despite our solicitors knowing it since the beginning. After completing the purchase, we eventually asked Robyn to ask some questions to the sellers in our behalf, as we had no other way to contact them, but shortly after the operation was closed, she stopped responding. We did not fell helped or accompanied at all during the entire process. We fell treated with a take it or leave policy and forced to do things their way because we were the ones interested in completing the purchase. Despite giving clear instructions, they seemed to decide themselves which things were worth mentioning and which were not, what we should know and when we should know it. Instead of making us fell like a respected client, it almost felt like they were doing things to complete the operations at all costs, even if they where not done in our desired conditions and hide information to force us to drop our conditions once we were committed into the process. They are also not the most reliable service protecting your data, as I received and email from them containing sensible information about other clients and sent to me by mistake.

Their comprehensive support alleviated any concerns I might have had. The team's friendly and helpful approach, coupled with their outstanding customer service, was truly commendable. Their profound knowledge of the market and strategic application of various techniques ensured the attraction of suitable prospective buyers. On both occasions, the team was exceptionally personable, supportive and attentive. They consistently went above and beyond, never making anything feel like too much trouble. Selling the family home was particularly emotional and throughout the process, the team demonstrated genuine kindness and understanding, which made an otherwise difficult experience much more manageable. Every member of the team played a part in the sale. It felt like working with an extension of the family as they all knew who I was and were able to assist promptly and effectively. I wholeheartedly recommend Strutt and Parker to anyone seeking an efficient, effective, supportive and compassionate estate agent in Edinburgh.
3rd Nov 2023 (2 years ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

This is our second time in 3 years using their services for two very stressful house moves. Lynsey dealt with everything so efficiently and explained everything clearly. I cannot recommend this Company / Service highly enough. I would not hesitate to use them or recommend to others. Thank you again!

They were accommodating and worked around our lives with two young kids when it came to viewings by their viewing agent. Selling even achieved above home report value with the well advertised and pictures taken. Provided recommendations for solicitors and surveyors they work with too. Would thoroughly recommend and will use again for future moves.

As an over thinker who doesn’t love the moving process, I felt, at times I had to contact them for an update - but to be fair to them, there wasn’t any updates! In hindsight, I think I was pitched a little too high, my decision! Hindsight is a wonderful thing though - my house sold after 41/2 weeks on the market and happy with the overall process and price.
9th Jan 2026 (16 weeks ago)Administration of the property leasing old school, no silly apps and speak to people which is great. However that’s where the good part comes ends. The problem is the inspector and the property manager. Poor landlord is suffering the consequence, a lot of inconsistencies in what they are saying to both parties, as is the poor tenant that relies on them To make matters worse lettings manager ignores complaints rather than properly investigating. Even after council report, no acknowledgment of issues. What can one do?

I requested twice, in two different ways, to view a property, but I received no response. The property went under offer without giving me the chance to visit it. I attach proof of it.

From start to finish, the service was completely personalised and nothing was ever too much trouble. Everything was handled so quickly and efficiently, which made what could have been a stressful process feel smooth and straightforward. He was always on hand to help at any time, answer questions, and keep things moving without any hassle. If you’re looking for someone who genuinely cares and goes above and beyond, this is the one. He called us with a property that came back on the market we were really interested in and if it wasn't for him we were ready for giving up. 22nd Apr 2026 (7 days ago)We were fairly rusty when it came to selling a property. So from the very beginning we were impressed by Debbie's knowledge, professionalism and attention to detail. We sold our house Clark Street at the end of 2025. The whole process was clear, there were no hidden costs and Debbie was very attentive to every detail. She kept in contact all the way through the process. We had a couple of times when buyers were mucking us about (putting in offers and then removing them. Also making appointments then cancelling, then re booking) She took it all in her stride, negotiated and kept going back to them to chase up issues. So looking back, she took a lot of the stress out of the process and would definitely use her service again and recommend her personal, effective, competitively priced approach. She really knows this areas market. Thank you Debbie!
