She kept me up to date with the progress of the sale throughout & was so easy, friendly & a thoroughly lovely person to deal with. 31st Oct 2025 (16 days ago)Currently living in a property that has no heating. Reported the issue nearly 3 weeks ago. Intercom system not working. Reported the issue 3 weeks ago. Paying quite a bit of money to live in a cold apartment that has no doorbell. UPDATE - Thursday 17th October: Radiators replaced (took 3 weeks since I reported it). Intercom system still not fixed (over 3 weeks since I reported it). UPDATE - Friday 31st October: Doorbell/intercom system reset and now working. Issue resolved in 1 month and 9 days.
1st Nov 2025 (15 days ago)Bought our first house with cornerstone. Great communication throughout. James and Ellie were fantastic at guiding us through the steps and getting the sale completed, as well as managing communication with the vendor. I'd highly recommend them to anyone looking to sell.

They made this whole process so nice and smooth from start to finish, especially as it was a really difficult time for me. I really want to say a big thank you to Jess, Lisa and Hazel for all their help and support on my buying and selling. You’re all so lovely, professional and I love the good energy you all bring to this organisation. 5 stars all round!!! Big thanks to the photographer too!! I would also like to say a massive thank you to Connor for all his help on helping me move. He got involved with my other estates and really helped things to go forward! Huge thanks to Debbie at the Pudsey branch who was brilliant throughout, very professional and went above and beyond to help us get our home sold. She was also very supportive and happy to lend an ear when things were stressful. You really couldn’t ask for more from an estate agent. We would recommend Manning Stainton to anyone wishing to sell their home, they are the best estate agent in the area by far!

Their service was very poor from start to finish — communication was slow and unhelpful, promises were not kept, and I constantly felt left in the dark. Professionalism was lacking, and they showed little care or attention to detail. I would not recommend this agency to anyone looking for reliable and trustworthy service.
18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

26th Oct 2025 (21 days ago)When our previous Letting Agent had let us down, we were looking for someone new. Having already met Sam Harwood of HLGB and having been impressed with his attitude, we decided to call on him. He responded the straight away, viewed our property on the Friday and had a list of potential new tenants by the Monday. He also introduced us to a contact of his, who manage property as Serviced Accommodation. We decided to go with them, they took out a 5 year lease with a 3% annual increase. This was in June and we have been really impressed so far. I will definitely be calling on Sam for his services, next time we need a new tenant, as he went out of his way to help us.

Communication was constant, clear, and proactive — Gareth went above and beyond to keep all parties coordinated and the chain moving, even when things became complex. What stood out most was his professionalism, honesty, and genuine commitment to seeing the sale through — he doesn’t just “list and forget,” he actively drives progress and keeps everyone informed. Thanks to his persistence and experience, we managed to complete successfully under very tight deadlines. I would absolutely recommend Gareth and Morgan Estates to anyone looking for an agent who truly takes ownership and delivers results.

Gave them a quick call and they laid out loads of solid investment options with proper returns, not the usual fluff you get from other places. They know their market inside out and make it really easy to compare deals. If you’re into building long-term income, these guys are definitely worth speaking to.

His attention to detail with dealing with prospective buyers and quick response was outstanding throughout the sale of our house right up to the point of handling the keys over. Nothing was too much trouble. Matthew went above and beyond throughout the stressful times of the Sale . I would strongly recommend him if you’re in the market to sell your property.
