Beware: 4/5 bedroom converted bungalow, Waterloo Road, Corfe Mullen My partner and I viewed this property in summer 2019. We were going to put an offer in on the property but were beaten to it by a cash buyer. Roll forward a couple of months and we had a call from the estate agents to say the property had become available again. We were eventually in a position to make an offer, which was accepted. We asked why the previous buyer had pulled out and were told by the estate agents (DOMVS) that they didn’t know, that the buyers pulled out on the day of exchange and didn’t give a reason. We accepted that and moved forward with our purchase. We were also told by DOMVS that our sellers would be prepared to move into rented accommodation in order to sell. We agreed a completion in February 2020. As time went on, we had unreasonable demands made of us by the solicitor acting for our sellers, who claimed he was simply following his clients’ instructions. Each time we bent over backwards to placate our sellers. Just before we were due to exchange contracts, we had a call from DOMVS. It was in their own words “frustrating and disappointing” news. Our sellers wanted to extend the completion date out to the end of April. Apparently, their new build would not be ready until that time and they couldn’t find anywhere to rent for a couple of months due to them having two dogs in tow. I pointed out there were numerous holiday lets available that would welcome dogs, having made a 5-minute internet search for such properties. Apparently, our sellers would not budge and on the day of exchange we received an inflammatory letter from their solicitor’s saying unless we exchanged by 5pm the following day, agreeing to the extended completion of end of April or earlier on 14 days’ notice from our sellers, they would be pulling out. Because of these unacceptable terms, we pulled out. This is to our knowledge, two buyers who have now pulled out on the day of exchange. UPDATE: Since writing this review, a 'Response from the owner' was posted saying we understand I am in direct contact with Trisha Ashby-Rudd. Below is what I have received from Trisha since the collapse of our chain: Tue 11:57 We have noted your comments, [the property] is no longer being marketed by us and wish you all the best for the future. All the best Tue 12:18 Please find attached a copy of the withdrawal letter for your files. All the best Additionally, I received a phone call today (Wed 11/12/2019) at 11:43 from their Dorchester office. The lady I spoke to did not identify herself, however, she did try to pass blame onto the respective solictors (although she denied that when I said that was what she was trying to do) and made a veiled threat of legal action under GDPR. Perhaps you should have a closer look at GDPR before using it to make threats. UPDATE: Polly, as I recall you did not introduce yourself, but if you say you did then fine, it's not worth debating. As regards your other comments, the threat you made was quite clear to me. I ceratinly wasn't under the impression you were looking out for my interests but yours. As you are probably aware, my solicitor is not at liberty to speak freely to you, so would have given very little away without asking for my authority to speak to you (which she hasn't). We are experienced landlords with over 350 properties throughout the UK, and deal with local estate agents almost daily. We instructed Corbens to let out a local commercial property of ours, as we are based in London. They were unable to find a tenant in 18 months. Their rent valuation estimates were unrealistic (obviously, after 18 months of 'trying'), and inflated to gain our business. They were generally unhelpful and unresponsive for the duration. I certainly do not wish for anyone to go through the same awful service we did, and therefore cannot urge you enough to use someone else for your property needs. Also, if you look at the other reviews, they are clearly never actual customers of this business. Please avoid.... Read more

My wife and I who are very much locals here in Swanage have used Albury & Hall to sell a property and now a few years later purchase a 2nd home. Paul and the team had our first property on the market for 6 days before it went sale agreed, “you can’t really ask for better than that” a month later it was sold. Exceptional service from start to finish, it’s about time that someone came to Swanage and took the monopoly away from other estate agents who use fake email accounts to create fake reviews and make utterly baseless accusations that are designed to discredit good, hard working people. Anyone who is considering using Albury & Hall should check their independent statistics which can be found online and compared to other Agents here in Swanage, clearly doing better than most.... AVOID! These are the worst estate agents I've ever come across. Rude, unhelpful and impolite is an understatement. All their properties are hugely overpriced just to get the instructions I guess. I'm guessing the 5 star reviews are fake reviews as everyone in Swanage knows to avoid them. I know several people who have come across them and would never use them again. These really do give estate agents a bad name. Avoid like the plague!... Read more

Two estate agents in one town, one the best I've ever used and one the worst. I understand that an estate agent in a pretty seaside town may get fed up of tourists asking questions, but their attitude was appalling. I was genuinely looking for a property here and after trying twice to get help from Oliver Miles I gave up. They weren't helpful, ignored us when we went into the store, passed us from one person to the other (and back) and didn't really know what was available. I am very pleased to say I have now moved here, but not as a result of Oliver Miles. Final thought What do you call a man who sells impossible houses? A surreal estate agent... Read more
