17th Sep 2026 (7 days ago)We had ongoing issues with the honesty and support we received from this agency during our purchase. Our independently arranged snagging inspector had a failed visit because the developer forgot the appointment and the property wasn't ready. We were charged £399 by the inspector, in line with his standard terms for a missed visit. Rather than holding the developer accountable, a staff member phoned our inspector and questioned his honesty about how the booking was made. The inspector later told us this in writing himself, describing it as "concerning." Only after he pushed back with a clear account of events did the agency admit in writing that we "certainly shouldn't be charged for a service that wasn't carried out," but no resolution was actually offered. Separately, when we queried being asked to cover the developer's solicitor's fees, our own solicitor had already explained the general process to us. Our concern was that the developer wasn't following up as agreed to justify the specific charge. Despite this, we were told the agency was "surprised our solicitor hadn't explained it", which wasn't accurate, since it had been explained. Our actual query was never properly addressed. Our experience was that when we raised legitimate concerns, the agency's instinct was to defend the developer rather than engage honestly with what we were telling them.

He is incredibly sharp and knowledgable within his job, and was patient with me every step of the way. You can see he has a very kind soul which is rare nowadays, and it was a pleasure to work with him. Highly recommended
20th Jun 2026 (14 weeks ago)Based on our own personal experience dealing with the Head of Sales at Laing Bennett, we found all the hype and the high levels of service on offer fell way short of the mark. Two very basic oversights/errors by the person in charge of Sales really was laughable although the head of sales took exception to her shortcomings when notified by email. The key failure and final straw on her part was her failure to properly arrange photography and a floor plan in one visit. Instead when arranging the third party company to carry out photography and a floor plan, she actually notified the company to carry out photography and an EPC in error. We didn’t require an EPC as our current EPC is valid until 2028. This meant it was going to be necessary for a second visit by the same company to complete a floor plan so wasted time for us and the photographer.<br><br>We had dealings with two other members of staff from Laing Bennett when they came to get an overview of the property and we must say what a contrast, both very professional and switched on which unfortunately wasn’t the case with the Head of Sales. The many positive reviews of this company are undoubtedly genuine, as is ours but on our experience we would have to suggest to any of our friends or colleagues looking to move, choose an alternative agent.

I wanted a quick sale so that my aunt could move into a care home and he achieved this, His recommendations for a solicitor and a house clearer were also very good. I am very grateful to him and would recommend the firm

This is above and beyond just an estate agents, I couldn't have been helped anymore when getting my tenancy last week to the point Andy gave up his bank holiday weekend to spend in the office correcting a few issues that were no fault of the agents at all to make sure my moving day still went ahead just 48 hrs later. I honestly cant praise this estate agents enough. I would highly recommend 100%. Friendly and so helpful.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again. Very disappointed.

I have been trying to get clarity on my bills and help the tenant with an issue brought to me by the agents as urgent, which I did reply straight away and I haven’t heard from them since. I have called all branches in Kent and no one answered the phone. I called my contact’s mobile and no answer and there are no replies to any of my emails. But I do receive a bill monthly and the first two (maybe three) months of rent won’t hit my account as they say it’s to pay for bills but they cannot supply me with a detailed breakdown of their expenditure. Thoroughly disappointing and frustrating. Must do better! I’m a paying client.

After a let down from another property pulling out of the sale we found our new property and contacted Danny right away. Danny was very helpful and our sellers were very accommodating in getting a viewing that same day we contacted them. All throughout the process of this purchase Danny has only ever been a message or call away eager to help resolve queries. We would 100% recommend to anyone looking to buy a house in the Canterbury area.
