18th Apr 2024 (2 years ago)I didn't have a perfect experience with Franklyn James in terms if number of viewings although they were quick to advertise the property and the listing was strong. The market was incredibly slow too so it's hard to say if any other agent would have performed better.
16th Apr 2026 (9 weeks ago)After getting 3 agents round who all said pretty much the same thing we decided to go with the professional ism of Fisk Harriet was pleasant and new her stuff she was always in touch, we had viewings within a couple of days and managed to sell the house in 3 weeks to the first viewers I would recommend Fist
2nd Jun 2026 (18 days ago)We bought a house in Leyton with Allen and Davies. Our main point of contact was Vivien - she was amazing. It is very rare to come across kind, helpful and good at their job estate agents(!) - but she was very much this. She made the process so much easier from start to finish and we felt in safe hands. She was really good at communicating and keeping us abreast of developments. Honest, fair and reliable. We worked a bit with Tony too and he was great. Overall we highly recommend Allen and Davies - they were transparent, helpful, and the best estate agent we have worked with to date.

19th Mar 2026 (13 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.
28th Feb 2020 (6 years ago)ARQ Homes Estate Agent was recommended to me to get a lettings valuation's appraisal for my house. Also, following the reading of good reviews from other people, I was confident and encouraged to make an appointment with ARQ Homes. I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. 9th Jan 2026 (23 weeks ago)I am disgusted by the way [Cranbrook letting Ltd] treats people. We viewed a property and were explicitly told by the agent that the house was ours and we could proceed with the rental. We started making plans and stopped looking at other places based on their word. ?However, shortly after, they went behind our backs and gave the house to someone else without a word of explanation. This level of dishonesty is appalling. ?To make matters worse, the stress and disappointment caused by this agency's lies literally made my mother sick. We spent time, energy, and hope on this, only to be treated like we didn't matter. They are unprofessional, untrustworthy, and have zero compassion for the families they deal with. If you want an agency that keeps its promises, look elsewhere."
18th Mar 2026 (13 weeks ago)I recently completed the purchase of our 2-bed home in Canning Town with Stephen from Samuel King, and I honestly couldn’t recommend him more highly. From start to finish, Stephen was exceptional. He was proactive, transparent, and always one step ahead throughout the entire process. Buying a property can be stressful, but he made everything feel smooth and manageable, keeping us informed at every stage and always being available to answer questions. What really stood out was his attention to detail and genuine commitment to getting things over the line. He coordinated seamlessly with all parties involved and handled any issues quickly and professionally, which made a huge difference in keeping things on track. A great example of this was following our Level 2 survey, where a number of repairs were flagged that couldn’t realistically be completed before exchange. Stephen stepped in and negotiated on our behalf to secure compensation from the seller instead, making sure we were properly covered. That level of support and advocacy made a big difference and gave us real confidence throughout the process. It’s rare to come across someone so reliable and easy to work with in this process. If you’re looking to buy or sell, I wouldn’t hesitate to recommend Stephen and the team at Samuel King. A genuinely 5-star experience.

What impressed me most was their communication. I was kept updated every step of the way, and they proactively managed the legal chain to ensure everything stayed on track and stress-free. What should have been a straightforward transaction became a complicated chain with numerous delays, but Waqas stayed on top of everything from start to finish. He was always available, always chasing updates and always looking for solutions. There were times where we were probably his most demanding buyers, but he remained patient and professional throughout. Thanks to his efforts, we have now completed on what will be our forever family home. Highly recommended and genuinely one of the hardest-working estate agents we’ve dealt with.
