30th Jan 2026 (15 weeks ago)As a first-time buyer, I trusted this estate agency to provide accurate and reliable information when viewing and proceeding with a property purchase. Unfortunately, my experience was extremely disappointing. When I was shown the property, I was told three key points that significantly influenced my decision to proceed: • That the flat had an allocated parking space • That the leasehold was 999 years • That residents contributed to a joint building insurance policy After several months of progressing the purchase and paying substantial solicitor fees, it became apparent that all three of these statements were incorrect. There was no allocated parking for the flat, the lease was under 150 years rather than 999, and there was no existing joint building insurance policy. Each time I raised these issues with the estate agent, I was simply told that the information had been provided incorrectly by the seller and that they apologised. While mistakes can happen, these are material facts that should have been verified before being presented to a buyer, particularly as they directly affect a purchaser’s decision-making. The process was stressful, costly, and ultimately ruined my trust in the agency. Buying your first home should be an exciting experience, but being misled on multiple fundamental aspects of the property made it extremely disheartening. I would strongly advise future buyers to ensure all key details are confirmed in writing and verified early in the process.
16th Jun 2024 (1 year ago)Was dealt the worst tenancy of my life through Lifestyle Property. Within 3 weeks of living at the flat we were burgled, front door was taken off the wall so we had no choice but to phone the landlord and was told we ‘ruined his Sunday evening’. The property made us all severely sick for months at the result of black mould. We had doctors notes and the landlord disregarded all proof that the mould was a result of poor insulation. Adam and the management team at Lifestyle property were reluctant to help in anyway, Adam asked us to send him evidence of the flat and instead of giving advice, he ignored emails and decided he no longer wanted to help. Useless estate agents and I would advise anyone to stay away from Lifestyle property, especially if the landlord is Lee Poppy.

2nd Mar 2026 (10 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

Also, following the reading of good reviews from other people, I was confident and encouraged to make an appointment with ARQ Homes. I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. Thank you for being passionate and professional in this sector. I will definitely recommend Abdul of ARQ Homes to my friends and family. Mustafa

15th Oct 2021 (4 years ago)It was a first time i have contacted to Vibrant Estate, just had a few questions about some property to rent i was interested and lady on the phone was talking very fast and asking me thousands of questions which is completely private such as age of all members of my family, occupation, tax return, etc. It took ages to find out the price of the property and i felt like she was only interested to take as much details as possible from me. It was no any invitation for viewing. Also i find very strange that i called to office phone number and no-one picked up, then lady called me from mobile number. Very unprofessional manners. Will NOT be using this company in the future. I still believe that potentiale tenants should be treated with polite and good manner.

I went to him with my vision to buy my dream flat and there were so many complications as well but he took the time to understand our needs and delivered on promises. Seif is such a gem if you want someone helpful and reliable, I’d recommend him only. He even helped us to sort our Stamp Duty problem.His communication was excellent—attentive, timely, and honest. 11th Feb 2026 (13 weeks ago)We sold our house in Buckhurst Hill. Alter and Cope helped immensely throughout the process. They were extremely helpful with the initial valuation and we always got feedback from viewings. They were also on hand to accommodate us logistically for the viewings. After we found the buyer they were always responsive and helpful to any questions we had. A sale can be stressful but they made our lives a lot easier with constant, helpful and responsive communication. 10/10
